We had an excellent stay the staff were welcoming and very helpful. We had problems with parking and they could not have been more helpful. The room was quiet, clean and well appointed. You can walk into the centre of the city easily and there is a frequent bus service.

i believe its one of the best stay on any of the BnB. We stayed at room 12 and we enjoyed a lot staying there. With a private Garden spacious room.... "GRT" service and excellent breakfast. The rooms were cleaned everyday and the towels were changed everyday as well. Thank you Avash and praabin for your nice hospitality. Two very Friendly and Helpful Lads.

The only problem with the room was the toilet and the bathroom is a bit small and the shower is not properly function other than this every thing was perfect and a grt value for money. Will definitely come back soon.

Room Tip: Room 12..... Beautiful Garden.

My parents and I stayed at the Edinburgh Regency Guest House for two nights in October 2013. We booked the family room which was suitable for 3 adults. The room and the bathroom were clean. The breakfast was also good. We found the staff to be polite and nice, but that was all. They were there and answered questions when you approach them, but in general lacked the warmth and genuine interest in chatting with guests and giving recommendations etc that you find in other B&Bs in the UK.
Additionally, there was a problem with the shower. The shower head was the hand held detachable kind with a wall mount. The shower head was leaking at the point where the cord meets the shower head itself. So water was only dripping out of the shower head, as most of the water was running down the cord. When we informed the young man who was working at the front desk that day, he was very apologetic and we were told it would be fixed right away. Upon our return from a busy day sight seeing, and looking forward to having a hot shower, I stepped into the shower and turned on the tap.. Only to be hit in the head by a falling shower head! Ouch! The shower head had been "fixed" by someone wrapping sticky tape around the cord, which meant the shower head no longer fit properly in the wall mount, hence causing it to fall. In addition to this, the water pressure was poor as a lot of the water still ran down the cord instead of out of the shower head. Once again, I complained to the young man at the front desk, who was again very apologetic but explained that it was only a "temporary fix until someone could come out and fix it properly." Unfortunately the broken shower head proved to be very annoying.

In summary, could have been much better. The room, location and breakfast were adequate.
The downsides were:
-The broken shower head, and
-although the staff were nice when approached, they preferred to keep to themselves. We felt they lacked the warmth you find in other B&Bs.
3/5 stars.

The Edinburgh Regency is great value. The rooms, though small, are comfortable and nicely appointed. The breakfast is good - plenty of choice, both hot and cold. And the location is great, just a short bus ride into the city center. I enjoyed my time in Edinburgh, and a definite part of that was due to the Edinburgh Regency.

We stayed for three nights back in March and had a really good time in Edinburgh. The inn was pretty cheap, which was perfect for our trip. The wi-fi worked well, and the breakfast was good. The only problem with the breakfast was the limited hours, even for things such as boxed cereals and coffee. The service was fantastic. Everyone we came into contact with was incredibly friendly. The room was small and not in its prime, but it was comfortable and it did its job. I wouldn't recommend for long stays, but for a short trip it's great. The guest house is right on a main bus line, and is only 20 minutes or so to centre city. It's pretty close to Haymarket Station for rail access.

This bed & breakfast is located strategically at the city, nearby a convenient store, Chinese restaurant & pharmacy. It is accessible to public transportation, bus stop is just across the B & B. The room we got is a family room, with high ceiling, nice beds & with view of the city. We stayed for 4 days with no major problem. We enjoyed the 2 young staff named Amash & Probin,, they were excellent in their services, very helpful to my handicapped husband & even to my 2 year old granddaughter. The room is made up daily, towels changed, provision of toiletries done daily too. The breakfast is excellent with provided menu to choose from, the type of breakfast we would love to have. We enjoyed the Scottish sausage, bacon, eggs done according to how we want them, mushroom, tomatoes, hash brown, bread, toast, pastries, cereals, even pancakes & oatmeal, selection of jams, including coffee, juice, fresh milk & tea. I would be booking this B & B if ever we decide to go back to Scotland.

My boyfriend booked an overnight at the Edinburgh Regency Guesthouse for my birthday and we were absolutely horrified at the state of the supposedly "4star luxury" guesthouse. Due to the health & safety risks of live wires and sockets lying open and dampness on the wall we asked for our money back as there was no way we were staying. Argued with the hotel for over 1 hour whilst the worker spoke & laughed on the phone to his boss: half in English & the other half of the conversation in their foreign language so we couldn't understand. Absolutely disgraceful. We never got any money refunded even though I have no idea how trading standards are allowing them to rent this room out with the risks of being electrocuted! Made me laugh even more when I went onto their website to see the picture of what the room "supposedly" looked like. So good tip, never go to the Edinburgh Regency Guesthouse

Room Tip: DO NOT stay here!!!!!
