Easy to hit major sights and plenty around, including some nice places for dinner. Had car parking available which was welcome. Great advice from Freddie and great breakfast from his kitchen. Only a nice walk to Princes St and onto the Royal Mile.

Great central location in Edinburgh, close to bars, restaurants and transport. Fantastic hospitality and assistance for our short two day stay. Great to have off street parking and you don't need the car once you get there anyway. Personal touch from Fiona and Freddie was brilliant. Would definitely stay there again when we return to Edinburgh for a longer visit. Better than the hotel chains.

Note that it is an old building and the hike up two levels to the top floor can be difficult for some. No problem for us but be aware if you have accessibility needs.

Room Tip: room 5 at the top and front was a good size with a double and a single but make sure you're fit to climb the stairs with luggage!

Good bed and breakfast. Clean rooms, substantial breakfast served quickly. Friendly, cheerful owners. Short walk to restaurants. Prices reasonable for being so close to the city centre with the added bonus of free off road parking.

Thanks for a lovely couple of days.

Freddie & Fiona were very friendly & helpful.Freddie's breakfasts were excellent. The rooms very clean .Except for the fact our rooms were on top floor which required a four flight climb(,old building,no lift,) we enjoyed our stay& would stay there again but try & get rooms lower down as we're in our mid sixties! The two places recommended by Freddie for our evening meals were close & very good, the Olive Branch (nearest) was excellent.
