Quite disappointed in Mw townhouse after having such good stays elsewhere in Scotland.
It provides a bed an en suite and breakfast but not much else. The room is spacious but cold, and noisy (main road outside). The shutter for the window helps but there is no curtain/blind for bathroom. The bed is ok but cushions feel old and duvet not really big enough for us 2. Cheap tea/coffee facilities, and the place feels old and in need of revamping. Shower water took an age to warm up. Shower gel holder in shower broken. When I aske for porridge for breakfast (no cooked eggs/bacon just porridge!) it was clear that this was an inconvenience. It does the trick of a place to stay, but the price is too high (we payed approx £47pppn and i think its worth no more than £25pppn) and Im not sure how it was awarded 4 stars. The owners dont appear to take pride in their guest house and just care about making money. Disappointing as I think the average scottish B&B is not like this.

Location's nice, but loads of road noise & the rooms are tired and need to be upgraded. Shower's hot/cold indicators are the wrong way around and the mattresses are worn out.

The breakfast lady was very friendly & there's a bus stop just outside.

We stayed in Spring 2013, whilst it is the coldest in years, these rooms are vast, and the heating isn't up to it. When we arrived we pressed the buzzer which gave us a Vodaphone announcement stating that there is no credit which is odd, so we had to call the owner which cost us a fortune when mobile roaming from Australia. The lady serving breakfast was excellent. We won't return to this one.

The hot water in shower room can't last long and heater only provided at some limited period.
the coldness wake me up at midnight (but it's the coldest spring in Edinburgh in 26 years so maybe it's not their fault) Wifi is weak in my room and my friends' room. But I must say the lady is very nice and friendly. If they can enhance the facilities i think they have good location and have the potential to become a good hostel again.

How disappointing, could be a beautiful house but is very drab, cold and uninviting. The breakfast advertised turned out to be a very poor continental breakfast, no option of a cooked breakfast even though the brochure stated a full Scottish breakfast was included. However the lady serving the breakfast was very nice and did her best, We paid £160 for two people for two nights.and we felt we had been cheated. This b and b is just a money making enterprise and does not cater at all for the comfort of its guests. The room we stayed in had no curtains only a dirty net and shutters which when closed were a mess and needed to be painted. I don't think the owners live in the hotel as you have to ring his mobile 15 minutes before you arrive so he can come and let you in.Needless to say we won't be going there again.

After reading some reviews , I started to get concerned as to what to expect. After the worrying we arrived and were pleasantly surprised.
When we arrived we rang the phone and spoke to people running town house. They gave clear instructions as to how put code in and they left our key ready for us.
The town house has lovely original features and is nicely decorated. I would say could do with a freshen up of paint in areas.
The room we stayed in was rosebank. It was a lovely large room with a double shower enduite. The bed was big and comfortable which was great. The room was clean , bit dust in some hard to reach places.
My partner had cooked breakfast every morning with out any problem , it was always hot and fresh. The staff were friendly and helpfully.
We payed £84 per night which we thought was good as the location was walking distance to centre and the bus stop was right out side.
It took bout 25 minutes to walk in to centre.
I would recommend and say absaloutly worth the money :)
