This is the fourth time we have stayed in this hotel during the Festival. The rooms are basic but clean. The staff are friendly, breakfast is excellent, lots of choice served by pleasant friendly staff. I have to comment on the building work, we were awake before it started so it didnt affect us but I can appreciate how it could annoy some people bit I'm sure it will be worth it, it is all being done to better the hotel. I will most definately be booking here again next year.

The building work meant that if you were at the back then no lay in past 07.30.
With only windows for fresh air it meant that you were awoken with the sound of
building work. The good thing was that you were always on the first breakfast sitting
and therefore did not have to wait for a table, the breakfast was excellent and served
by friendly staff.
The low price reflects the room size and lack of facilities

This is a relatively cheap hotel (comparing to other Edinburgh hotels) near the town centre and that's why we booked it. Luckily, we didn't regret it. It was quite simple (former student residence) but clean, with double bed(quite small but comfortable), only 5 minutes walk from Royal mile and about 10 from Princess street, had good breakfast (continental as well as traditional Scottish), a variety of supermarkets and restaurants nearby,didn't ask for more anyway. Have to point out however that there is no lift in the hotel and the ventilator in the bathroom wasn't working properly.Overall, nice place!

If your'e looking for a cheap, sentrally located (5 min walk to the Royal Mile) place, stay here. However, it is not the best choice if you're in Edinburgh on a romantic tour, but if you're alone, it's just perfect. Ir's actaually a university house, and the bedrooms are spartan, but clean.The wardens are serviceminded and friendly.

Stayed a couple of nights in a double room on a sightseeing trip to Edinburgh. The room was clean, comfortable and adequately (albeit basically) equipped, although the bathroom is a bit of a disappointment as previously noted - quite cramped and inclined to get very wet when you shower. However, the price was quite reasonable, although the cardiac possibilities involved in hauling 15 or 20 kilos of luggage up eight flights of stairs to the fourth floor (and down again when you leave) should not be underestimated! On the other hand, if you're in and out a few times a day, sans luggage, then you've got an excellent head start on your daily exercise at no extra cost. Location is pretty good, about a 15 minute walk or five minute cab ride from Waverley station, less to the Royal Mile and the Castle. The only really significant downside was the construction noise at the rear of the building which started from about 7am. It considerably reduced the value for money of the Kenneth MacKenzie Suite - waking up to the sound of reversing trucks and forklifts is not at all soothing. Perhaps a request for rooms at the front should be considered for the next few months?

Nicely located about 15 minutes walk from Waverly Station (about 3/4 bus stops, frequent service), good price for Edinburgh standards,clean and quite spacious single room. Tea/coffee making facilities, TV, ensuite (only disappointment, as the shower wets the whole bathroom floor and the toilet...). Unfortunately missed breakfast both days as it's served from half 7 to half nine (too late if you have a day tour starting at 8) - the menu card seemed promising though with a selection of cereal, croissants or cooked breakfast (eggs, bacon, sausages etc) also vegetarian options. Friendly and helpful receptionists too.
A bit of noise at night with other guests banging doors when they got in, but probably to be expected on a Saturday night...

I stayed in a single room and was satisfied overall with my stay. The room was pretty small, but it looked recently remodeled. Everything looked brand new and modern. The room had a flat screen tv, coffee maker, air conditioning and heater. There is also free internet in the rooms, through an ethernet cable (provided). You have to log onto the university website and set up an account, the 8mb/sec plan is free. Not the fastest, but just fine for checking e-mail and stuff. The location is great, just a short walk to the Royal Mile. Another major plus was the excellent breakfast- lots of items to choose from in the breakfast buffet as well as hot breakfast cooked to order. The only disappointment was that outside my room was an ugly construction site, and loud construction noise at 7am every morning. Hopefully in a year or so the construction will be finished, and this won't be an issue. But overall I think this hotel is a great budget option if you don't mind a small room.
