Both a friend and I stayed here and had similar impressions, reinforcing everyone else's.

Tiny room with wet room for shower. Could not prevent draft from making shower curtain touch me even when standing straight (must do in the space. Friend said she eventually worked it out, but she only stands 5 foot and weighs about 80 pounds.

Traffic too noisy because of cobbles to leave window open. Friend moved to back and said was much better.

Musty smell from carpet.

Halls really beat up, rusty metal, etc.

Staff was great.

Breakfast outstanding fresh fruit, breads, cooked to order if you like.

We were very satisfied with Kenneth Mackenzie. The reviews here are accurate, with this price this is really a good option. Everything's very basic, but clean and comfortable. Breakfast is nice and we also liked the neighbourhood with all the restaurants and shops. The only negative thing would be the lack of sound proofing from the corridor. It was really quiet when it comes to noses from another rooms, but the doors are obviously very thin and make a loud bang! Bring your earplugs and you'll be fine. The shower is indeed not very good, the water was hot but with lousy pressure. In all, good choice if you don't expect any luxury but enjoy basic accommodation with friendly staff and great breakfast.

Room Tip: As there is no lift, ask for a room on lower floors if you have heavy luggage.

While the property feels a little bit like a college dorm room, the bed is SUPER comfortable and all the amenities are there. The breakfast is also quite good and was included in our rate. The hotel is just a 5-10 minute walk to the Royal Mile and was a good location for all the major sites. Note that there is no elevator and the room is a little tight. Would definitely stay here again as it was the best value we found for Edinburgh.

Room Tip: No elevator, ask for lower floor room

Bit of a let down this one. It's pretty basic student accomodation. The room was small which is ok. The furniture was primative. Four floors up and no lift. The worst thing was the en-suite. If you stood in the middle of the room you could touch all the walls without stretching. Smallest shower area I've ever used. You could have sat on the wc and showered. Sink was small/low.
Reception is in seperate building as is breakfast area. On the brighter side, it's not far from the city centre and the breakfast was very good with plenty of choice. Whether you would think this is value for money at £69 per night is another thing.

Room Tip: There is no lift so you may want room on lower floor

Was a bit worried this place wouldn't be great as it was originally student accomodation but it turned out to be really good - location, price and the cooked breakfast in particular. Staff were friendly and helpful too. Be aware there is no lift - request a lower floor if you don't want to climb too many steps! Previous reviews said terrible things about the shower/wetroom setup but it really wasn't that bad and the bathrooms were spotless even if they were tiny.

Room Tip: my 4th floor room was large with a view of arthurs seat mountain but the stairs were a bit of a kill...

Stayed here in Oct2011. Location was perfect - in a quiet part of town, about 10 minutes walk to the center of Edinburgh. Excellent breakfast, made to order and could have been the best hotel breakfast we had on our trip around Scotland. It feels like a former university dorm but that didn't bother us at all. But the room was clean, can't ask for much more with the price. Staff were friendly. I would stay here again.
