Only one word: amazing! We enjoy the room and the Scottish breakfast. Room was cosy and welcoming. The hotel was close to centre so we walked all over. We were surprised compared with how much we paid. We recommend it to everyone.

Stayed here in September for one night. Was amazed to find a place in central Edinburgh which was relatively cheap but wasn't disappointed. The owners were a lovely friendly family, very helpful and put on a good breakfast. The room furnishings were not great, a little run down but for one night it didn't matter. A bonus was they also offered off street parking.

Convenient location, comfortable bed (double) and clean linens. The place is worn, but ok for a short, no-frills stay. Breakfast was lacking fresh fruit/veg, coffee was weak. "Vegetarian" full Scottish included an over-processed, greasy, previously frozen mushy fish cake, yuck. And the mushrooms seemed canned (from a tin) yet were sautéed in oil/margarine (at least the tomato was fresh). Breakfast didn't start until 8:30, almost too late for me. Ground floor room (the Glamis), was convenient, and quiet. Have to lock door with key going into and when leaving room.
Didn't notice if there is a lift to the first floor. Very near Kings Theatre and U of Edinburgh. Starbucks within 15 minute walk. Preferred this place to Averon GH, which is just down the street, tho Averon serves a better breakfast. Nice owner at Braveheart ( good staff at Aceron, too). Appreciated the fact that I could make a one-night reservation at Braveheart; lots of Edinburgh b&bs and guest houses required two nights, minimum. Watch out, there is a cancellation fee.

Room Tip: Ground floor Glamis room is convenient and quiet.

We booked a twin room for 2 nights. The lighting was dim & 1 bathroom light was not functioning. The room safe was not safe to use as it was not fixed & left on the floor so it could be carted away with our valuables! We used the safe as a table as there was no table for drinking tea. However there was tea/coffee making facilities which was most welcoming after a long journey.
The doors to the room & bathroom were very tight & had to be opened with some force used. Fortunately the room was clean. However the pillows & mattresses were very soft & the mattress near the wall was a little lopsided so that my room mate felt herself sliding to one side when she slept on it.
Yes I am sure the management would have attended to these if we had complained but our stay was too short & there was so much to do & see within the 2 days we were there that we decided to put up with these inconveniences which didn't spoil our holiday. The main feature that presented some danger to us occupants is the slanting beam of the ceiling on either side of the window. Wecould easily get a bad knock on our heads if we were careless so we shifted the TV further out from below the beam as the tea/coffee were placed there & we moved the safe further out from the low side of the beam as the kettle was placed there & that was our "table".
We had the beams probably because we were on the top floor. There are no lifts & we had to climb stairs but the staff helped us with the luggage. Staff was friendly & helpful.
Our stay came with breakfast which was reasonably good & satisfactory.
Location was within walking distance of the attractions but a little too far to walk with luggage from the bus terminus at St. Andrews. So we took a taxi there. It cost us 10 gbp. Taxi from the airport to this hotel cost us 20 gbp.

Room Tip: Probably rooms on the lower floors are better.

we booked a minimum 2 night stay as required in order to visit the tattoo earlier this month
we paid £90 per night for the room B+B, of which , we had the 2 nd night refunded , as we couldn't have stayed another night , and we left.
luckily we were staying with family an hour away after our stay here , so we were able to go the day before
we stayed in a room on the ground floor , and so cannot comment on the other rooms , as reading other reviews leaves me totally confused , with them being so positive .
our room 1 was not the case at all , it hadn't been dusted for months , the toilet rolls were part rolls, and of the cheapest quality we have ever seen, and although we did return to the room late afternoon on the 2nd day , we had already cleared it that morning
when we were out that day , the room had been visited by the "cleaner" as i had put our rubbish in a plastic bag at the side of the table , and that had been collected , toliet rolls , still not replaced and the room still hadn't been dusted , the carpet was filthy , so were the fixtures and fittings , overall very tired indeed , i would have still been disappointed if we had paid £20, but to pay what we did , was not acceptable at all ,
all we expected for the money was a clean room , i wouldn't have minded the tiredness of it , if it had been clean , and that doesn't cost nothing !!!
the bed was comfy and clean
the host was very nice , but as i said to him , no point to blame the cleaners ...... it's HIS responsibility in the end
we got our refund , as promised , what a shame , it could be a lovely place , with a bit of t.l.c , and a makeover , which doesn't have to cost the earth !!
breakfast was ok , staff friendly but not really on the ball , but i guess you get what the owner pays for , i don't really like to write negative reviews , but have been compelled to do so
as i say , all we expected was cleanliness , anything else would have been a bonus , and we would have taken it all into account and stayed , if only the room had been shown a duster and a bit of elbow grease , showing they had done the best with what they had

I stayed here in the triple room with a couple of friends for three nights to see the Fringe. We found it to be one of the most reasonably priced accommodations near the centre of Edinburgh and was fine for the price.
The guesthouse was clean and comfortable and the staff were friendly and helpful. The breakfast was very nice - they offered cereals, yogurt, fruit juice, toast, coffee and tea as well as cooked breakfasts.
I was happy that the guesthouse offered free wifi, but unfortunately we could not get on to the wifi in our room, which was annoying.
Some parts of the guesthouse need some maintenance. We had a particular problem with the door to the ensuite shower room as it did not have a lock and was very stiff and hard to open (the first time I got trapped inside!). Also the shower leaked which caused the carpet around the shower room to be very damp, which was unpleasant.
I think this guesthouse is fine to stay in for a couple of nights when you are looking for an affordable trip to Edinburgh.

Stayed for one night in the tripe room with wife and daughter. Room was clean and comfortable with en-suite facilities. Staff were friendly and helpful and breakfast had a good range of choice. Good value for money and 15mins walk from the centre. Good range of restauarants round about. A very good budget hotel that will meet all your needs.
