“Perfect place to stay.”

My daughter and i stayed for three nights from the 9 to the 12 of aug and were made very welcome by Jill and her family. The room was spotless and had a great view from the window also the breakfast was very tasty and i highly recomment the home made scones. Perfect for catching buses up to the royal mile ,its only a two minute walk to the bus stop,, there is a choice of three buses so your never waiting long. Look forward to staying there again in the future.

Quite a nice place. Not quite the smartest room, but good for the price. Jill and Jenny were welcoming and pleasant and we would recommend this hotel.

I enjoyed my three nights stay at Airdenair, which is located in a quiet, upscale neighborhood a little over a mile southeast of the city center. Bus, cab, or walking (go through Meadows park) are all very doable. Jill is a seasoned host and her parent's "tablet" are an addictive treat. My room was spotless, bright and airy, small, but cosy. Breakfasts were delicious. An excellent Indian restaurant and historic pub (Leslie's) are within a 5-10" walk.

We stayed at Airdenair for a few days in May. It's located in a residential area, but within walking distance to the bus stops. I would recommend hiring a cab, however, going to and from the Royal Mile and other downtown areas----it just seemed so much faster and wasn't cost prohibitive.

Our room was clean---bed comfortable, and our host (Jill) was very helpful. We also had a nice view from our room. We would stay again if in Edinburgh.

I stayed at Airdenair 3 nights a week for 6 months whilst temporarily working in Edinburgh.

Accomodation - 5 rooms of which I stayed in 2. They were clean and adequately equiped including tea & coffee making facilities. Bathrooms are small but perfectly adequate and, most importantly (in my opinion) clean. Good value for money in my view.

Breakfasts - Plenty to eat and well cooked. Cereals, fruit, yoghurts, fruit juice, coffee/tea, toast, scones, and full Scottish cooked breakfast. Jill asks you to order your breakfast the night before in order that she can have it ready for you at the time you request. If you are off early on a trip, Jill will even provide a packed breakfast for you.

Location - Very close to the university. It's about a 20-25 minute walk to the key attractions - Royal Mile, Princes Street, Castle, etc. but there is a regular and cheap bus service at the end of the road if preferred. Arthur's Seat, Salisbury Craggs, Holyrood Park and the Meadows are all about 10 minutes walk. There are plenty of good places to eat nearby.

Hosts - Jill and her family were very hospitable, welcoming and helpful. Jill does ask that you let her know the time you are arriving on the first day to ensure that she is there to welcome you (a fair request in my view).

Summary - Provided you recognise that this is a 3 star B&B and not a 5 star hotel, you should not be disappointed. It is good value and convenient and I will stay there again when I next visit Edinburgh.

Stayed for 3 nights in July. A solid place to stay, but you might be able to find better for the price. The location requires either a taxi or a bus back to the city center, which can be inconvenient when it's raining (i.e. all the time). The rooms were reasonably nice--downsides are that the bathroom is a bit small and the bed a bit old and uncomfortable. Jill was nice and cooks a great Scottish breakfast, but we kept wondering to ourselves whether we did something to annoy her or not. Perhaps we are in fact annoying, or did something annoying, and you as the reader need not take this into consideration when you decide whether or not to stay. I can't say for sure. In any case, this was one of those stays where you don't regret going there, but probably would try another place next time.

Airdenair has everything you need in a B&B guesthouse, it was warm, clean, laid back and good value. Jill is very friendly, welcoming and helpful. The house is charming and the location is good with plenty of buses into central Edinburgh or the university. Very good local restaurants nearby too. If we are in Edinburgh again we'll definitely book Airdenair again.
