After 30 years of staying at Scottish B & Bs - Dalmore gives them a bad name. We arrived from Kenya jet lagged and couldn't sleep due to the location - Corstophine is a busy main road (not immediately obvious from the map). We hardly slept the first night or the second due to the noise of the traffic - and then finally overslept. When we went down to breakfast the proprietor refused to serve us - we were half an hour late! After a disgruntled morning greeting he was persuaded to give the children some cereal. £280 for two days was not good value. A gentle admonishment and a few social skills would not go amiss.

Thank you for your “so called” review. Our own website specifies very clearly where we are located and also advises we are on the main road into the City Centre and directly opposite Edinburgh Zoo and that the room you stayed in is to the front of the property. Although this is a busy road during the stay, the traffic noise at night is minimal and with double glazing, I hardly think it would keep you awake if you were tired. As you booked directly with us, had you read the details on the website, you would have noticed that breakfast is served between 0730-0830 during the week. It is also a free service as we have many guests who are leaving early on tours or to catch flights or don’t actually wish breakfast. You appeared at 0815 for breakfast on the first morning and so led us to assume that you knew exactly when breakfast was served. When you came downstairs at 0910, you said you thought breakfast was served until 0900 when we had only sent you an e-mail two days before advising the times because of your late arrival on the first evening to ensure you were aware of the times which you had acknowledged by return.

I notice you have also given us low marks for cleanliness when the room was absolutely spotless. If you are going to be helpful with your reviews, please do this honestly. You had every opportunity to cancel the booking with us if you thought the location wasn’t right for you and the room was to the front but didn’t cancel so I think it is unfair to mark as as 1 out of 5 for location when it was your choice in the first place and all the relevant information was to hand. Also very bad you marked us 1 out of 5 for service when we were very courteous to you, allowed you to arrive after latest check-in time and then had to suffer a torrent of abuse from people who are obviously not used to being told “no”.

As for “a gentle admonishment”, you are obviously so arrogant you think our day should revolve around whatever time you deem suitable for breakfast. We have been running our business successfully for 9 years now and the times stated for breakfast, check in, check out etc work for the vast majority of people and your patronising comment really doesn’t help one bit.

I did not appreciate being shouted at because of your decision to sleep past the breakfast time. You were rude and arrogant and if you had been staying another night, I would have asked you to leave our home. You denied we had advised you of timings and I had to go and print our e-mail out as proof. Your tone changed dramatically when I provided you with a copy of this and you were very apologetic even stating you did not wish to leave on bad terms in case of a future return. We were full the night before and everybody else managed to turn up for breakfast without any problem. We are NOT a hotel and you if you wish breakfast from 0600-1100, which has been kept in Bain Maries all morning, please book into an establishment that provides that service and pay £15 for the privilege. If you want a freshly cooked breakfast – which is free – book with us!

Thankfully we are allowed to reply to reviews on this website as this is in no way a true reflection of our hospitality as per other reviews.

We needed an overnight stay in Edinburgh and were lucky to find this little gem of the hotel. It is situated about 15 minutes bus ride from the Waverley train station (#26, #31 and #100 air link-more expensive) and across from the Zoo. The owners- Dot and Iain- are very nice and accommodating, the hotel is very clean and beautifully decorated. Breakfast is included and you can choose from the traditional menu items such as eggs, sausage, bacon, etc. We had a family room N5 and it was very compact. The bathroom is in the room and has a shower and a toilet with a sink hanging to the side of it. Considering that we only needed this room to sleep it was perfect and the Zoo did not bother us at all.

Located just over from the zoo (our reason for travelling to Edinburgh) we wanted a bit of luxury rather than staying in the Holiday Inn over the road.
We stayed in Room one which was spacious and airy, the landlord was very lovely and cooked us a cracking english breakfast and just down the road is the amazing Cool Jade chinese restaurant (seriously check it out!)
The zoo is over the road and buses run in to the centre regularly. You are also provided with a handy welcome pack which provides bus schedules, local restaurants and more!

Dalmore Lodge was everything we wanted from a b&b and more and wasn't too extortionately priced. A parking space at the back for guests was very convenient too and we heard no noise from the busy road outside, or any other guests.
SO clean too!

I would come back here again in a heartbeat!

This property could not be more convenient for visiting Edinburgh Zoo. It is quite literally opposite the entrance with a pedestrian crossing right outside.
It's a handsome terrace property, with accommodation over 2 floors. It is worth noting that parking is a little limited, with 2 spaces at the rear of the property and some on street parking at both front and rear. However, access to the accommodation is from the front only, so if you park at the rear, access is via a short walk through an alley at the end of the terrace. Fortunately Dalmore Lodge is close to the end.
The family room is a reasonable size, but due to the nature of the property, the bathroom is more limited. It only has a shower, so keep the practicalities in mind if you need to bath young children. The space around the sink and toilet are limited but easily worked around. Some of the previous reviews have clearly been written by guests used to bathing in their sink.
We found the property clean and in good order, and the owner very welcoming and helpful, particularly with dinner recommendations. Breakfast was freshly prepared, quickly served and tasty, and the dining room airy and pleasant.
Overall, we enjoyed our stay and would be happy to recommend this accommodation. It is well located and represents good value.

My partner, I & our 3 yr old have just came back from staying here for a night while we went to the zoo the guest house is directly opposite u literaly have to cross the road, prime location! We had a very warm & helpful welcome we arrived earlier than check in but were able to leave out bags which was ideal as we were going straight to the zoo. We stayed in room 2 it was lovely , clean & ideal for our needs can't fault our stay! Breakfast was lovely also. About 10 mins slow walk away is a small group of shops subway, boots, a sainsburys local & a few news agents. Also a few places to eat including a lovely Indian restaurant called St. John's curry club it doesn't look much from outside but I assure you the food is lovely!! (Tip: - if you are traveling from waverly train station get a loithan bus number 12, 12x, 26 or 31 to the guesthouse it was only £1.50 per adult 70p per child & took aprox 30 mins it takes you right to the guest house & at the zoo side theres a bus stop for for coming back.)

We were made very welcome right from our telephone booking. Hosts very helpful in accommodating our early arrival and late departure by storing our luggage before check-in and after check-out. We had room three, compact but perfect for our short break, lovely en-suite. Excellent cooked breakfast in comfortable stylishly furnished dining room/lounge. Free wifi in lounge was nice bonus. Conveniently situated very close to Airport Link bus stops, Edinburgh Zoo, with frequent buses into the city and beyond. Very peaceful stay. Recommended.

Just returned after a 2 night break - What a fantsatic find - Friendly and welcoming hosts - Rooms are absolutely superb, with beautiful bathrooms. The breakfast was everything you could possibly want and superbly cooked. All in all a brilliant and convenient place to stay - Do not overlook Dalmore Lodge Guest House, you will be sorry.
