Expected traditional Scottish hospitality and welcome but got a very terse Lithunian who got the hump after we asked to see the room as he demanded payment up-front. In fact as soon as we got through the door ... eventually as we has to wait outside quite a bit. He really does need to smile. Now the hotel was clean and the room was good and the breakfast was good BUT it's all about the total experience and I did expect to hear at least one Scottish accent in the B&B. Disappointed ... worst stay in Scotland.

Room Tip: Ask to see the room if asked to pay up-front.

How disappointed, we were expecting a better hotel for the price we paid. Stayed on the top floor so had to climb four flights of stairs (no lift). Our room was in the adjoining building so we had to go outside and go into next door for breakfast, which were small portions. The hotel does not have a bar, this is available three doors away at another hotel.

After arriving at this 'Hotel' i was left waiting for quite some time for the 'manager' to turn up.
It's firstly not a Scottish Hotel, but one run by Lithunians, manager down to all the staff.

After asking the price i was quoted a figure and then due to my doubts, the price was lowered £10.
The manager then he would get me free parking, which was rubbish as parking was free after 6:30 p.m. up to 8:30 a.m. the next moring.
The manager came over as a true con man.
I would NOT recommend this 'Hotel' to anyone.

I stayed here for 4 nights during the Festival. Accommodation was very good indeed - I was given a double room despite only paying for a single. The room had everything I wanted, the manager and other staff were very attentive, location was perfect. I have stayed in quite a few places in Edinburgh before and this was probably the best. I can't think of anything negative to report about this experience.

Best place I have ever stayed at by far! The accommodations were very spacious room 6 which is an elegant family style room. The staff was always pleasant and accommodating. I can't wait to come back again next year.

This is a lovely guesthouse. The staff were very welcoming and helpful. Our room was both clean and comfortable. Breakfast was very tasty, with a good selection of cooked and continental fare. We stayed a few nights and were pleased with our choice of guesthouse. It was a bit on the pricey side, but then we were staying during the Fringe festival. The street on which the Lairg is situated is very quiet at night, which meant a peaceful night's sleep, despite being so close to the city. Prince's St. is only a 10 minute walk. There was an excellent bus service into town. The Lairg will also be very close to the new tram line when it opens.

Nice clean hotel. We arrived on 9th August so we could go and watch the Tattoo on 10th. Our room was No.27 which was right at the top of the house and meant walking up lots of stairs as there was no lift. It was quite small but had a bed, dressing table, wardrobe and en suite. The bed even though a double, felt small and the mattress was very very hard and I found it quite difficult to sleep for the two nights I was there. It was within walking distance of restaurants in immediate area and about a 15 minute walk onto Princes Street. Parking for the hotel was disappointing. We had to park in the Premier Inn Hotel car park on Morrison Street which was a 10 minute walk away but because of all the disruption of the road works to accommodate the new tram lines, it was very confusing trying to drive around that area and there were no diversion signs to help you either! Was an Ok hotel but not worth the money I paid.

Room Tip: If you have asthma (like I do) I would ask for a ground or first floor room
