This was the 2nd time we stayed here. First was 3 years ago. Very friendly and helpful owners. Clean large rooms. Nice lounge where you can sit and relax, although we were there during the Fringe so had no time for that. Ideally located 2 mins from Princes Street. We were there with another couple, who were equally impressed. Our room was to the back (Room 8) and the air conditioning of the next door hotel was a continuous drone. Didn't disturb us, but would if you are sensitive to noise. Our friends room (Room 5) although facing the front was much quieter.
Breakfast is next door in a boutique hotel. Great large breakfast, although the service there was a bit hit and miss.

Room Tip: If you are sensitive to noise ask for a room where you can't hear the air conditioning from the...

I have stayed here twice now, once with my husband and the other time I was one of four ladies.
The rooms both times have been clean and the staff couldn't have been more helpful.
It is right in the centre of Edinburgh, perfect for shopping and close enough to stp half way in case you have bought too much!!
The breakfast the next morning is next door but it was lovely we all had different things from cooked breakfast to the kippers, everything was beautiful.
I will stay here every time I am in Edinburgh, Loved It!!!

My husband and I stayed at 53 Frederick Street for two nights from 15th July. The B&B is wonderful! It is super clean and the room where we stayed in was really big. The owner is very friendly and helpful. The B&B is in an ideal location and easily accessible from the train station (short walking distance). The atmosphere is very relaxed. I would definitely recommend it! :) I would not recommend this, however, for people with walking difficulties due to the amount of stairs. However a great overall stay and would not hesitate to return :)

Recently returned from Edinburgh after a 4 night stay at 53. This was our second stay in the last 12 months and once again it was excellent. Tess and David are helpful and hospitable, the rooms large, clean and comfortable and breakfast in Ricks first class. You will struggle to find a better location for central Edinburgh at a reasonable price. As per last year we were a group of 6 and have already made arovisional booking for 2014.

We stayed here for 3 nights and picked it on the basis of the central location. The airport bus stops very close by, it's just off Princes Street and within easy walking distance of the Old Town, shops, restaurants and the city's excellent bus service.

The owners were very friendly and helpful. Our room didn't have an en suite but it did have a private bathroom across the landing and we were given a key so we could leave things in there and it wasn't a problem. The room was a decent size with plenty of space and the whole hotel was very clean and comfortable. Our room was at the front looking out onto Frederick Street but we weren't disturbed at all by noise.

We can only come up with 2 minor points. One is that the support for the shower head had cracked at some point and been taped up which meant that it was a bit loose and tended to slide down, but this really is a minor thing.

The other thing we weren't so impressed with was Rick's, the restaurant downstairs where we had breakfast. While the food was very good, the service was definitely on the slow side. On the Saturday morning I think we waited for something like 40 minutes after we'd ordered and we wanted to get out and see the city, not sit lingering over breakfast for ages.

One final point, this is not the hotel for you if you have trouble with stairs. To get to the front entrance of the hotel you have to climb several flights and there is no lift.

Brekky at Rick's downstairs was great and the managers were very helpful with parking issues and using their phone. We were there on the weekend so parked outside on the street. I can imagine parking would be an issue on weekdays, however. Nice big room with high ceilings and a good location from which to explore Edinburgh. Decor a smidge tired but great value for what we paid.

This is an excellent choice if you want to stay in the lovely New Town at an affordable rate. Thanks to this being a Georgian building, the rooms are spacious and high-ceilinged. The included breakfast at Rick's next door is very good. Numerous eateries, pubs and shops all within an easy walk. Tess was very helpful.
