“superb apartment”
Reviewed May 16, 2008

We visit Edinburgh frequently, usually staying at the Balmoral. It was a rugby weekend however and the prices were sky high so we decided on an apartment. After reading some of the reviews, we were a little apprehensive but had absolutely no need to be - the apartment was lovely - decor and furniture were to a high standard, bed was amazingly comfortable and the kitchen area and bathroom looked brand new. The lounge area and dining area looks out onto the Royal Mile - we had the apartment at the very top - and the bedroom looks out onto the route back to Princes St (and the clock tower of the Balmoral). We even had a little wrought iron spiral staircase going up to a little viewing terrace (just a decorated attic space really, but a nice quirk, especially for me with a glass of wine in hand as I waited for hubby to get ready) where you can admire yet another view. The apartment was nice and warm but plenty of extra blankets etc were provided, the wardrobe space was small but for a short break, it's fine. The staff were very helpful and friendly indeed - in fact they carried our bags up the (several) flights of narrow stone steps to our apartment - this is the one and only red flag I could possibly mention - the steps were by no means excessive however if you have mobility problems, don't go for Apartment 11. Would not hesitate to stay here again, it far exceeded our expectations.

We're regular visitors to Edinburgh and frequently stay at the Glasshouse. It's a very stylish boutique hotel and we love all the luxuries and little extras – but they come at a price. For a change I thought we'd try an apartment for our stay, and am I glad we did. I certainly won't be booking hotels for our future visits.

The apartment we stayed in (Number 10) was spacious and modern and came with extras such as Molton Brown smellies, tea, coffee, milk and water and even the bed was made and apartment tidied every day! There was every modern convenience such as washing machine, iron, hairdryer, dishwasher, Sky TV and a DVD player, and the apartment was decorated in stylish browns, blacks and greys. It was a real home from home.

We had views over Princes Street which was great for watching the world go by and is also quiet at night. The apartment opposite ours (Number 11) has stunning views of Arthur's Seat but despite facing the Royal Mile itself you couldn't actually see down onto the Mile, and it would be noiser I think, but it was slightly more roomy so I would recommend that apartment too (we took a sneak peek while the housemaid was cleaning after some guests had left!)

It's situated in an old building so the only access is by a winding staircase and as the apartment is at the top that is some climb! But don't be put off if you're not the fittest person in the world, it's quite manageable and the staff kindly take your bags up for you.

There's a discount card for future stays at the end of your stay and their website recommends some really good places to eat and drink. Plus, there's free gym, pool and sauna membership included in your stay too. Friendly staff, great location, home from home – what more could anyone want?

Highly recommended.

Just back from a quick week-end break in Edinburgh and I must say that we thoroughly enjoyed our stay at the Royal Mile Residence.
I didn't quite know what to expect after having read previous reviews in Tripadvisor, since they were either extremely positive or downright abysmal.
My wife and I are happy to join the side of the enthusiasts.
The apartments are decorated and furnished to a very high standard. They are extremely spacious and the owners of the property have a great eye for details: one can find a monogrammed Royal Mile Residence umbrella in the hallway (very handy as one does not check-in a full-size umbrella at the airport), tea bags and coffee (as well as sugar and milk), and the kitchen is truly fully equipped: I found a lot of items that I had to purchase when renting apartments elsewhere: corkscrew and proper wine glasses, salt and pepper, washing-up liquid and sponges, kitchen towels etc.
The apartments are right in the middle of the action, at the epicentre of all the tourist activities, on the Royal Mile (hence the name ;-D ) It’s mostly positive but it can indeed be noisy in the bedrooms overlooking the Royal Mile, the ones at the back are a lot more quiet. The beds are extremely comfortable and the sheets are soft Egyptian cotton. The pillows are a little bit on the slim side, but this is a matter of personal taste.
Contrarily to some of the very displeased customers who took the time to slate the RMR, and especially its narrow winding stone staircase, I must say that I loved it (the staircase)! They should send their complaints about the lack of a lift or the narrowness of the staircase directly to the 15th century stonemasons who built the house, not its modern day proprietors. The moaners should stay in their safe salubrious unimaginative chain hotels. For those who like a bit of history and character, this is the place to stay. It does have its disadvantages though.
I do not personally feel comfortable in over-heated hotel room/apartments but I must say that the temperature in the sitting room and the hallway on a cold February week-end was on the low side of comfortable (but the bedrooms and the bathroom, which are smaller, and with their door closed, heated up nicely). This is the price to pay for thick stone walls that have lasted a few centuries.
The RMR is not cheap (especially for those coming from the Dollar/Euro zones) but when looking at the pricing structure for hotels and/or apartments in Edinburgh, it appears to be good value for money.
The staff from the nearby hostel where you check in and out were very friendly and professional, but in a relaxed way. If you get a kick from the haughty attitude of the concierge in an exclusive hotel, this is not the place for you. With the location and the standards of these apartments you will get the exclusive, but not the snobby.
The photographs on the website are faithful to what you can expect when you check in, the upholstery may appear a little bit tired in places (if you look very carefully you will find the odd stain here and there on the cushions or in the carpet), but it is so tastefully decorated and the fact that the furniture is unique (as opposed to bought in bulk as for hotel chains) should lead you not to be overcritical.
I had a great stay in the RMR, it was the ideal location for a rare week-end away with my wife, without the children. But since it is very well-equipped it would be ideal for an upmarket self-catering holiday for a family with children. Not with babies with buggies though, as the staircase would make it fairly unpractical: but the same could be said of the whole historical part of Edinburgh, with its beautifully steep steps and medieval passageways, they were unfortunately not designed for infant strollers or people with mobility problems…

We stayed in a two bedroom apartment at the Royal Mile residence in the beginning of August. I had booked two rooms at Ibis in the city centre of Edinburgh but at the last minute my mum decided she didn't want to stay there. So 5 days before our trip we found this apartment. We paid exactly the same we would have paid at Ibis but stayed in a 5star apartment.
The reception for the apartments is in a hostel, however the apartments are just 2mins around the corner. The staff was very friendly. We arrived at about 1pm and left our bags with the staff and when we returned to get our keys for the apartment our bags had already been transfered to the flat. The staff also offered to contact us as soon as the apartment was clean and ready.
The location is ideal for those wanting to visit Edinburgh. It is 5 mins walk from train station and just 2mins to the castle. But eventhough it is in such a busy street (specially during the festival) our apartment was very quiet. We were given a flat in the back of the building. The views weren't great for those who are looking for a beautiful green garden, but amazing for those who appreciate historical towns. From the massive lounge window we could see the top of some monuments in Princess Street and there was a small garden (yard) in the back. .
The apartment was big, with a very modern and well thought decor. As you enter you have a big, modern bathroom with a big bath and a big separated shower. You have all the complementary toileteries as in a 5star hotel very well displayed.
I guess I don't need to say that the toilet was spotless.
If you ocntinue down the corridor you have two bedrooms, one twin and one double. The beds were very confortable and the furniture was beautifull. At the end of the corridor you have a kitchen/lounge. The kitchen had everything you need, dishwasher machine (and apporpriate detergent), microwave and all the necessary cutllery, plates, water, wine and beer glasses. The lounge had a big sofa and the square dining table well displayed by the window.
The entrance to the building and the stairs to the apartment are a bit old but that adds character to the place. It is a tippycal royal mile building that has been refurbished using all the tips from the interior design programs you see on TV to create a 5star, very stylish place.

We've stayed at these apartments a couple of times now, both times our bedrooms didn't face onto the street so we had undisturbed nights.
Compared to the cost of two hotel rooms in Edinburgh, the two bedroom apartments are very good value. (Admittedly we did get a discount on the rate...)
They are just above Oddbins and, if you don't want to cook yourself, there are restaurants up and down the Royal Mile. The one where JK Rowling wrote the first Harry Potter book is about ten minutes walk.
The reception is in the backpacker hostel down the street, we parked at the railway station and walked up there. It's not far.
The guy was really nice and most helpful, he carried the heavy bags for us.
Stairs are steep but that's because it's an authentic Scottish close, the security gate keeps out the riffraff.
We'll be back there again for the Festival.

After traveling the country for 9 days with my wife, infant daughter and mother-in-law, I was pretty exhausted when we pulled into Edinburgh. We knew that the world famous Edinburgh festival was going on but I was not ready for what we found. Trying to drive in any old city is tough, but this was terrible - people and cars everywhere and many streets closed off. The "reception" of the RMR is on a different street than that apartment and when we arrived we learned that the only parking was $40 a day at the Radisson Hotel about a 1/2 mile away from the apartment. They did assist me with my luggage through the crowds of people - we were in the heart of the Fringe and up the windy, worn down, 150 year old stairs, that were pretty treacherous our entire stay (4 nights). The apartment was very cool and had a great view of the street but if you are looking for peace and quiet, this ain't the place - when I say heart of the Fringe, we were the Fringe - bands playing, people screaming, thousands of people walking by not to mention the 6 am sewer cleaning and garbage pick up.

I write "reception" because the desk for these residences is in a hostel, which was a little strange. When we asked for a street map of the city, they did not have one and we felt like were generally on our own. Housekeeping was good.

We would say this was a 3 1/2 out of 5 because of the disconnected arrangements, but a cool place.

  • Liked — Cool interior decor
  • Disliked — Treacherous narrow stairs and in the middle of all the action - good/bad??

We (2 adults, 2 kids aged 6 and 4 from Phila, PA) stayed at RMR for 3 nights in November 2006. It was an absolutely perfect place to be with a couple of smaller children to tour the city. We stayed in #5 - a two bedroom flat with a beautiful view overlooking the Balmoral Hotel and the city. The apartment was modern, clean and updated with all the amenities (full kitchen, w/d, satellite tv) to make our stay perfect.

After spending 1wk+ in Italy, we arrived with a small truckload worth of luggage. At the check-in, their very nice staff helped us up to our room with all our luggage. Yes, the staircase is old, windy and narrow to get up to your flat but we knew that going in and the kids actually enjoyed buzzing in through the security door.

The location is also ideal for touring and much better than being down in the newer area on Princes Street. Within a moment outside your door at RMR is a Starbucks, small grocery store, and pubs, not to mention that the Castle is just up a short walk.

Finally, for a 2 bdrm flat, the rates at RMR were far less than we would have spent for two hotel rooms without the conveniences you really want when traveling with kids.

All in all, if you can get past the fact that you need to walk up the old stairs to get to your flat, RMR is a wonderful place to stay and we would definitely do it again.
