We were dispensed from Waverley Station onto a cold, damp, bustling Princes Street. As we made it through the irate shoppers and Japanese tourists we patiently stood at the bus stop, It was only after an epoch of time that we realised that the No.11 bus to Pilrig Street was in fact only held in legend or the annuls of time because like the Loch Ness monster or Bigfoot it is very rarely seen. By then, after only 4hrs sleep and rain running down our faces that i made the concious decision to hail a minicab. So much to the start of our romantic break in Edinburgh. Anyway i digress....
As we arrived at Fraoch House, Cold, Drenched and wild-eyed we where met at the large front entrance by Kat, She welcomed us both in and although our room wasn't ready she invited us to sit in the dining room and duly plied us with lovely hot drinks and earnstly ran through the details of our stay, The location of Fraoch House, The location of our room, The doorkey colour-coding system, The breakfast times etc...She even pointed us in the direction of the library of lendable DVDs (in case the conversation dried up...Which it didn't might i add!)
The room was great, It was everything i expected from Gareth and his team and even more, Spotless, Warm and modern. I think Kat felt a bit of sympathy for us though and placed us in the basement room which had the door directly leading to the garden, Somewhat irrelevant though considering it's a typical scottish winter. Nevertheless we were both grateful for the generosity and kindness that our hosts showed us.
Breakfast was lovely, Top quality foodstuffs with top quality service! Fantastic. My TOP TIP: Try the leek sausages.
My only criticism is that we didn't stay for longer but i'm sure we'll rectify that on our next trip to Fraoch House.

I stayed at Froach House at the end of November, with my partner as part of his 30th Birthday Present, and I couldn't have been more pleased. From the moment we got there in which Gareth gave us a map and showed us the way to get in to Edinburgh and where to go, and though our room wasn't quite ready he gave us the keys and took our bags up in preparation for when we got back.
I went for upgraded room, which gave us a kingsize bed, extrememly comfortable and a nice spacious room. The breakfast the next morning was fantastic, everything you could need was on offer ( I recommend the waffles with bacon and maple syrup). Gareth was on hand to help with any issues (even lending us some change for the bus) our flight wasn't until later on in the afternoon so we left our bags in the hotel and Gareth gave us a key to the front door to collect them when we needed, rather than lugging them around the city centre for the morning.

The guest house is like a home from home, very comfortable and very welcoming, perfect for a long weekend to explore the City. I couldn't recommend more!!

Overall a fantastic stay over 4 days. Gareth and his team were great and couldnt do enough for us. Our room (downstairs at the front) was huge, modern and quiet despite the road outside. Breakfast was amazing and the location is perfect to jump on the bus or walk 15mins into the heart of town.

Spent a night here and everything was just as good, if not better, than people have been reporting on here. I can not fault it. We had the downstairs room to the back of the house, with access to the garden and it was so quiet at night.
Beautfiul room, huge bathroom, warm and cosy then a great breakfast in the morning. This place is a credit to Gareth and the staff and I would recommend it to anyone. You will not be disappointed and I will definately be back.

A fantastic B&B in a great location for visiting the City.

Gareth was extremely welcoming on our arrival and showed us into the dining room with tea and biscuits! He then sat with us and discussed our plans and as it was our first time in the City gave us a map and talked us through the best places to shop etc and the bus system!

We were then showed to our room, which was lovely and clean and well decorated. The hospitality tray had a few X-ray treats too which was a nice touch. When booking we had hoped to get a superior room but unfortunately they were all fully booked so settled for a standard room but it was perfect for what we needed.

The breakfasts were lovely and certainly settled our appetites!

Overall it was a fantastic trip, in a great venue. When we return to Edinburgh we will be booking at the Froach House again without my hesitation.
