“A lovely stay in Edinburgh”

We stayed at the Fraoch House for 4 nights in September, in a double ensuite room.
Our host, Gareth, was always attentive, and gave us many suggestions in terms of restaurants and places to visit during our stay. (we recommend Vittorio's for Italian, and Tailend for fish & chips, both of which are only a 5-10 minute walk)
Our walk from Edinburgh Waverley Station took about 15-20 minutes door to door. When the weather wasn't co-operating, we could take Bus #11 right outside the door, to go down to the city centre.
Breakfasts were delicious, as other reviewers have said. Fresh fruit was available every morning, as well as pastries, home-made breads, yogurt, cereals, and a full Scottish breakfast.
We would recommend this accommodation highly, and would stay there again without hesitation!

Fraoch House definitely lived up to my expectations based on tripadvisor comments. For four nights our room was number 9, a basement level room that opened onto the back yard which was a nice plus when the weather allowed, which fortunately it did most nights. The bath was spacious and modern, if the room was a bit on the small side. There was plenty of closet and drawer space which help make the room comfortable.

I really appreciated the Pilrig Street location; the Lothian 11 bus stops right in front and the Leith Walk buses are a very short few blocks away and can take you anywhere in Edinburgh (we visited the museums, the Shore, Ocean Terminal, Holyrood, Royal Mile).

Breakfast was very well done, really appreciated the fresh baked multigrain bread, fresh fruit, and quality marmalade and jams. Gareth offers a range of breakfast options from the full Scottish to bagels and cream cheese with smoked salmon.

Fraoch House served as a nice base for our explorations of Edinburgh. The bus stop right outside the front door provided a convenient option when we decided not to walk to/from the downtown or the waterfron area. Our room (#2) was quiet because it faced the back of the building but it wasn't very large and the bathroom seemed to be on the small side compared to others shown on the website. Breakfast was your pretty much your standard Scottish breakfast fare with a couple of different selections (potatoe waffles or bagels w cream cheese). Gareth was helpful/personable and talkative.

Fraoch House has some pluses but we didn't find it among the best that we visited during our three weeks in the UK. Unfortunately, the city atmosphere/location gave us the impression we were in one of the many faceless London quick turnover B & B's rather than someone's home. Small touches the could have been made (a toilet paper holder/stand rather than rolls on a counter or the occasional use of a vacuum cleaner) could have made a world of difference. Not saying it was bad but in the perspective of other experiences in the UK and other B & B's around the world, I can't laud Fraoch House as being one of the best.

We stayed for 5 nights at Fraoch House and all the other reviews (at least those that gave 5 stars) are right. Gareth's the man and was happy help in any way possible (even if it was just with few gags). The location is about 20 minutes from the main central area but this was a plus for us as it meant we could walk 30 minutes to Leith (the ocean) or 30 mins to the castle or 30 mins to the bottom of Arthurs seat. If you dont feel like walking then the number 11 bus drops you right out the front. Busses in Edinburgh are cheap, reliable and safe so the location is great. Remember when catching busses they do not provide any change so i is a good idea to keep some pound coins around.

Breakfast is great, beds are comfy bathroom was clean and modern.

We spent 3 wonderful days in Edinburgh during the Fringe. Our accommodation was excellent, of a very high standard and our host was both welcoming and helpful. The room was spacious and comfortable and I must complement the attention to detail. We loved the breakfast and would love to go back. Thanks for a great stay.

We chose this b and b based on previous TA reports and are happy to confirm that it's all true! Our two rooms, 8 and 9 were at basement level, and were very spacious and well equipped with new bathrooms. Minor downside was that the wi-fi didn't reach there, but was alive and well at ground level where a pc is provided for guest use. Breakfast was excellent, our wives enjoyed the excellent salmon and cream cheese on bagel whilst the men tucked into a comprehensive full Scottish! There was delicious home baked bread, fresh fruit and cereal aplenty. Gareth was a fount of information, booking restaurants for us and generally assisting with planning our days. We were able to park right outside the house where there are no restrictions. Walking into central Edinburgh took around 20 minutes, whilst the walk to Leith is a bit longer....worth it though to visit the Royal Yacht. There are buses outside the b and b as well as more at the end of the street, though with four of us the couple of taxis we took were as cheap. Overall a great choice for a stay in a great city...hard to imagine what could be better in a b and b.

I had a wonderful 3 nights stay here. First I was greeted with a very warm welcome and then I was shown to my room. I was amazed at the size of the room that I had and it had everything I needed. The decor was lovely and it even had a corner sofa in the room. Very impressed with this room. The bathroom was very clean and again decorated beautifully. They had provided toiletries (showed gel, hand wash, shampoo and body lotion) which was a very nice touch for a B&B. The breakfast is amazing they cater for everyone. If you want to slightly change the breakfast from their menu nothing it too much trouble for the owners. They bake their own bread and there is a wide choice from crumpets to croissants, cereals, fruit and yoghurt. I had breakfast and it would last me til early evening time. The location is excellent and the bus stop is right outside. Also at the top of the road (about 3-5 minute walk) there are numerous buses you can get to Waverly Station onwards and to Princess Street. I highly recommend Fraoch House. I will definitely be going back.
