“ok for the money”

stayed here for 2 nights over the rugby weekend and found the hotel location to be good and the rooms to be very basic but very clean. the one main problem was that rooms seemed to have interconnecting doors and the room next door to me seemed to have the loudest children in the world. overall the hotel done the job but i presonally wouldnt stay here again ........unless i was on a tight budget.

We stayed at the Hotel in from the 7th of January to 13th January 2009 as part of my mom and mine’s UK adventure. This part of the trip was especially important as we arrived in Scotland on my mom's birthday. We arrived a bit late and were promptly checked in. The service throughout the stay was friendly and efficient. Staff were also always on hand for directions and recommendations on where to go and what to see etc. If there was anything that we needed all we had to do was call the front desk and it would be delivered in our room. Continental breakfast was included in our room rate and was surprisingly filling and delicious. You are even allowed to bring food back to your room and have breakfast in bed if that is what you prefer. The hotel is in close proximity to shops and all the touristy places. On the day we checked we had a few hours to kill and we could leave our luggage safely in the hotel while we took in the last of our shopping. All in all even though the hotel might be basic for some it was clean comfortable and the service was great. I would highly recommend it to anyone

My boyfriend and I stayed here for a night on 14 March. The location was excellent for us. The rugby was on so the place was busy. We had got a deal on the internet although the hotel was quoting £299 per room. What we got for what we paid was very good. The check in was quick and friendly and informative. Our room was spacious enough (although had a sofa bed out which we hadn't requested but could just fold back up) and clean. The bed was comfortable and the shower was hot and powerful. Tea/coffee was available in the room. The only negative for my stay was that the walls are quite thin and you can hear conversation etc from next rooms.
Breakfast was provided and was self service continental - very good.
Overall I'd say that this is a convenient nice hotel and I would stay here again. Its not luxery buy you don't expect that for that price. Broadband was charged for in the room.

I will really glad to read that you had a pleasant stay and that the hotel had a convenient location for your requirements.

The hotel does have best flexible rates our event periods, however I was happy to see that you had taken advantage of our advance purchase rates via the internet site. As with most hotels in Edinburgh City Centre, there are minimum stay restrictions over event periods and weekends. This allows the hotel to accommodate guests looking for two or more nights in Edinburgh.

I look forward to seeing you again at the hotel and thank you again for taking the trouble to leave a review.

This is an ideal hotel if planning on travelling around Edinburgh on foot or public transport. Due it's location being central to several bars, clubs, reasturants and Cinema, it is understandable and was antisipated that the ambiant noise throughout the night from the surrounding area was noticeable, but not disturbing. The hotel it's self we found relitively quiet for a Saturday/Sunday.
The room (Non-Smoking standard double) was clean and sufficently equipt. The size was also adaquate for our duration of stay however if were were staying any longer than one night, storage would have become a real problem.
For our room, "Cable/Satalitte TV" consisted of BBC1, BBC2, ITV, C4, Sky1, Sky News, Sky Sports News, Nickelodeon, with BBC R1 and BB R4 which is hardly what I would call Cable/Satalitte TV. (Sorry, this is a bug bearer of mine when hotels say Cable/Satalitte TV) I'm sure they could provide Freeview for less than the commercial subscriptions Sky are chargeing and provide a wider choice of viewing and listening selection.
Staff were efficent and friendly, off-street private parking was availible with limited spaces. I'd say there were no more than apx. 10/15 spaces which each carried a nominal fee.

Nice hotel, nice staff. Will stay again........if i can get booked!

Booked hotel via one of the last minute hotel room web sites, so got a great deal. Only a one night stay to take my daughter on a visit to Edinburgh University. Great location, rooms had recently been decorated, very clean, spacious shower room, friendly staff. Only a continental breakfast, but otherwise for a 1-2 night stay, great value (if you use one of the many hotel web sites).

I was really happy to read that your feedback is similar to the comments left by the majority of guests leaving comments about the hotel on Tripadvisor.

Even though the hotel opened in 2004, the team follow a pro-active maintenance and deep cleaning schedule.

The hotel has recently changed from Express by Holiday Inn to Holiday Inn Express and new bedding, new shower curtains and a choice of new firm and soft pillows have been installed.

Thank you for the positive comments about the location, cleanliness and staff. I look forward to welcoming you back to the hotel again should you have reason to visit Edinburgh again.

Good Location for the Playhouse which is right across the road. Only a few parking spaces which we were lucky enough to get one. The room itself was clean althought the bed is a bit hard for me. Great place to stay if you are looking for a night out on the town but not so great if you are just looking for a quiet room to sleep. The nightclub next door only seems to play one song and I was wakened for hours to BOOM BOOM BOOM. I'm to old for that now, so I wouldn''t recommend this hotel unless you want to go clubbing.

Stayed here for 1 Sunday night in Feb. Found the hotel to be clean, staff very polite & friendly. The room was spacious/clean.
Great location in the city, close to the railway & bus stations. Across the street from the Playhouse Theatre. All in all a great location to base yourself for staying in Edinburgh. Would definitely stay at the hotel if I decide to go back to Edinburgh again. I would recommend this hotel to anyone.

Thank you for the great review and for pointing out that Holiday Inn Express - Edinburgh City Centre is close to both St Andrews Sqaure Bus Station and Edinburgh Waverley Railway Station. The hotel does not look like a purpose built Holiday Inn Express as we are located in a listed Georgian building with limited signage. The hotel is on Picardy Place on the north side of the Picardy Place roundabout (opposite the Omni Leisure and Cinema complex).

As you pointed out, the hotel is across the road from the Edinburgh Playhouse Theatre and is a great base for exploring Edinburgh.
