I stayed in this hotel for 4 nights in August. Good, clean hotel about 15 minutes walk to the Royal Mile. Close to Princes Street shopping and Edinburgh Castle. Room was spacious and clean. Continental breakfast was more than adequate.

Myself and 13 work colleagues stayed here as we were going to the Playhouse Theatre which is conveniently situated across the road.
It has a perfect city centre location and the rooms were comfortable.
Breakfast was included and there was plenty of choice.
We thought the price per room was reasonable given the location.

Unexceptional hotel with a great location close to city centre and main rail station.

Front desk service is uninspired and alarmingly little checks are made for ID when checking in - considering my partner had checked in earlier and I was able to turn up and get a key by just giving my name it was a little disturbing.

Elevatores take an age, rooms are small but adequate.

Breakfast setup is shocking - a narrow pokey area which causes big bottlenecks and queues. And the reward for the wait - a very limited selection of prepackaged cereals and a few pastries.
Don't expect anything hearty as a slice of ham. The drinks and coffees are stuck in the middle of this setup so also don't expect to be able to go back for a refil or grab yourself a juice or water during the meal.

It sounds trivial but because it was such a stupidly designed setup that caused unnecessary waits it was annoying.

However if you want an afforable and relatively clean place to see Edinburgh from this will more than meet your needs.

Very close to the center. Small rooms, poor breakfast, could be more clean.

Just returned from a 1 night stay following a mini trip to Scotland to visit relatives. We arrived just before official check in to a wonderfully warm welcome and extremely efficient check in. We'd requested and were given a quiet room on the 4th floor (411).

The room was everything you'd expect from Express Holiday Inn. Clean, tidy and functional. Not a lot of room for clothes etc but for 1 night was great. The bathroom was lovely and clean and you get great big fluffy towels - wonderful after the power shower.

Location is about 10 mins max from Princes Street Station (slightly uphill). It is definately worth getting a hotel a little away from the 'action' to get a good, quiet nights sleep. They will look after your bag on check out if needed but we used the Station left luggage for convenience (open 0700 - 2300 hrs) - 6 pounds per 24 hrs or part of.

The rate we paid 69 pounds was b&b but we missed breakfast due to having a very late but fantastic meal at an Italian just around the corner from the hotel (turn left out of hotel and is the first on the left - Guiliano's I think it's called). Don't be deceived by the frontage - it really opens up at the back and the service and food was superb.

The hotel is amost directly opposite the Edinburgh Playhouse if you want to catch a show and there are plenty of bars and restaurants if like us, you were just too tired to walk back into 'town' on the evening.

We will definately be back to this hotel on our next visit to Edinburgh. Highly recommended!

We did not have much choice as we were staying during the 2007-2008 New Year, so we had to get whatever room we could get, and we found this.

Location is really in city centre, walking distance to everything, 15 minutes walk to the old town, 10 minutes to major shopping strips, cinema is just across the road.

Our room was the first room under ground. Room was very small, hardly enough space to open our luggage. Double bed, sofa, TV. There was also water kettle and hair dryer. No slippers supplied and not available (we asked). We only had small windows near the room, which opens to the road of a back alley, so there was not much fresh air. Don't think air conditioning was very good either as there as not much fresh air from central air conditioning system.

The room was actually fairly new, but the water kettle was faulty. We reported this on our first night, but this was never changed despite we stayed for 5 nights.

Bathroom was a shocker. It was new and clean on your first night, but that's it. It was closed off with a curtain, but the edge of cubicle was raised, and the curtain was not low enough, hence water was constantly leaking into the rest of the bathroom area, from bathing cubicle to toilet, the whole bathroom was wet. Staffs simply give it a quick mop during the day, as the floor was all black by the 3rd night. This was clearly a problem and staffs had simply given up mopping up properly daily.

Breakfast was simple easy, like bread rolls, croissants, jam, cerals, tea coffee orange juice, fresh fruit (whole not but). No hot food.

Our travel agent actually also found rooms available at Holiday Inn Express Waterfront, at approx £25 cheaper per night than this city centre. I picked this city centre because it was "city", looks like in the city on the map. Looking back, I should have picked the cheaper at Waterfront, because it was so much cheaper, and that hotel is actually a high rise, looks quite new form the outside, so air conditioning should be better with better air circulation (instead of our window opening to the road of a back alleyway). Transport is not a problem, as Lothian Bus has heaps of services running from the ocean terminal (where Holiday Inn Express waterfront is) to city center (pass Holiday Inn Express city), which is only about 15 mins trip, with services every 10 mins or so. It takes 15 minutes to walk from Holiday Inn Express to old town. And you won't lose money on bus fare, Lothian Bus is £2.50 for a day ticket (unlimited ride).

We value feedback from all of our guests and regularly review travel review sites for comments and accuracy of comments posted. I was glad to hear that the bad location comment made in the title was not reflected in the review and that you found the hotel to be within walking distance of everything.
During busy times such as during the New Year celebrations we advise that guests make a booking in advance of arrival into the city so that they can find an accommodation provider to best suit their requirements.
Express by Holiday Inn – Edinburgh City Centre is part of Express by Holiday Inn and the hotel does differ from a Holiday Inn. Express by Holiday Inn offer standard bedrooms with power showers and up-graded toiletries / slippers are only usually found within executive bedrooms within Holiday Inn full-service properties. Express by Holiday Inn is designed for short stays and offer continental breakfast buffet in all room rates and Holiday Inn properties offer cooked breakfast options.
Our Reception is open 24-hours a day and we encourage guests to contact our team with queries as sometimes they can be resolved immediately e.g. ensuring that the water kettle is switched on at the wall socket and at the kettle.
Individual requests for rooms overlooking the front or rear of the hotel can be added when making a booking through our central reservations line or through our company web-site in the comments field before a confirmation is generated. Some guests may prefer to be in the city centre and close to restaurants, bars and night life while other guests may prefer a quieter location further out of the city centre. We try and accommodate individual requests however the requests made can be guaranteed and it is difficult to meet all requests from guests arriving at the hotel without an existing reservation.
