Stayed here three nights. Liked it.
The place seems brand new: everything is clean and new.
Rooms are chic, well designed and decorated, but minimalist (e.g. no phone; no wardrobe; few sockets).
Bed is v comfortable but pillows are big and squashy and don't provide neck support.
The curtains are not blackout curtains; fortunately it wasn't very sunny when I stayed.
Shower room is compact but modern and clean.
I asked for, and got, a very quiet room (there are several on each floor that overlook an inner courtyard) - no noise either from neighbours or from the street.
About 2 minutes walk from the train station and handy for both old and new towns.
Only big issue is the wifi - although it's free, it slows right down to zero at peak times.
I didn't try the breakfast, which seemed overpriced.
Overall: a very good base for exploring Edinburgh.

We selected this property due to its location to Waverly Station, which is excellent. We found the bedroom very small and the air quality poor. The Wi-Fi was also very poor, likely due to the volume of guests.

The rooms are well-appointed and modern in their feel.

We stayed here for one night on 19/10/13. The main selling point of this hotel is its very central location. Within walking distance of most tourist attractions with a les sthan 5 min walk to Edinburgh Castle.
The hotel was basic but very clean and comfortable. Great value for money.

We stayed in the hotel for one night during the Oktoberfest, as we felt the location was ideal for Waverley Station and Princes Street Gardens. We were greeted by friendly reception staff and check in was efficient. Our room was on floor 4 which overlooked both the corner of Market St and also up Cockburn St. Our room, 425, was very spacious with a "quirky" corner window area. The room was clean and uncluttered, with open shelving and clothes hanging space. The bed was a German style double with separate duvets...a very comfy bed. We booked breakfast when we arrived at the hotel, and thoroughly enjoyed a very good continental style light meal. Although we were only a couple of floors up from street level, we weren't bothered at all by any noise from outside. Would recommend this hotel for a short break in Edinburgh and I'm sure we'll use it again.

This is a really good, functional hotel. If you are looking for a good standard, clean, slightly generic, hotel of the big brand genre this is for you. My room was nicely decorated and had all the usual features including the slightly odd tv pre-programmed to be a virtual fish tank...

The staff were polite and efficient. The only slight suggestion I would give would be to install faster wifi broadband - it really is desperately slow. I also didn't have any mobile reception in my room which may be an issue as there are no other phones in the room.

This was my second stay at Motel One this year. First of all the bad news. Motel One has still not sorted out the ventilation problem in the bedrooms. I was advised to turn the thermostat to maximum and switch on the fan to full. All this did was to circulate hot air. The good news is that my spacious room (615) with plenty of hanging space and storage had a window which opened fully. As the room looked into a courtyard, it was quiet enough at night to keep the window open. I was told by reception that they are going to have air-conditioning installed. I hope it is soon. This is a great no-frills hotel, slap bang in the middle of Edinburgh, with good staff and it will be a shame not to stay here just because the bedrooms are too hot and stuffy to sleep in.

We stayed for 3 nights with a gap in between while we were on a tour. The first room (500 level) was fine. Simple, clean, good for the cost. The second room on our return was awful! We were in 204 and it was like being in a basement (it was below ground level). The internet hardly worked there and the room was freezing cold. Unfortunately the hotel doesn't put it's heating on until later in the month so there was no way to get heat at all.

The staff were basically friendly but wouldn't really go out of their way to help at all. With the heat and internet issues, the last 2 nights were not pleasant.

The location is fantastic though - right by the Train Station and Old Town. Steps away from the airport link bus.

I don't think I'd stay here again - I'm sure there are better value spots in Edinburgh.

Room Tip: Stay away from the 200 level - you're in a basement
