My husband and I recently spent one night at Ardmor House. This B & B is a real find. Both Collin and Robin gave us a very warm welcome and run their business with professionalism that put more expensive establishments to shame. The B & B is spotlessly clean, contemporary and extremely comfortable. The breakfast is not to be missed! If one was going to the gallows this would be a perfect last meal! Everything your heart desires for the perfect breakfast beautifully cooked. And lets not forget Lola their beautiful miniature Schnauzer who stole the show completely. We would highly recommend anyone passing through Edinburgh to consider this excellent B & B.

I loved the Ardmor House B&B for the modern decor, the great breakfast and the friendliness of our host, Robin. Everything was thought of, nothing obvious seemed broken. Stayed in a twin room for 4 nights. Not the cheapest option at 100 GBP a night, but in August (Arts and Fringe Festivals), all accomodation is at highest cost in Edinburgh. Acceptable location about 15 - 20 mins. walk to center of city. Several local buses nearby, and one stopping right in front of Ardmor House.
Can not comment on local advice from host as we did not ask for any advice.

Beware Room No. 5! Smaller than a residence room at university, with a window right on the street - it is not advised to leave the curtains open unless you want to advertise your belongings (and yourself) to passersby.

We booked into the Ardmour for a business trip. Gay friendly is a plus - it's not the only gay-friendly b&b on the street, but it has the best web site. We knew that we would have to move the last night of our stay to "another room" which was ok, that happens sometimes, but while we were there three other guests were going through the same ritual - for their last night they seemed to be moved into this other room - room 5. Is this just a fluke? that so many folks would have booked in such a way that they had to be moved? makes one wonder if this is the only way to rent room 5 because no one - and certainly no couple - would willingly choose it. When we booked we were told that it was a "small" room - but we were NOT told that it was really a room at best for one person, and really should have been turned into a very small guest sitting room rather than some apparent grab out to squeeze in one more guest. I think if we had been given a clearer picture of what this room was so we could have said "oh well it's only for one night" - the words "rip off" would not have been the first to be considered as an apt description.

Room 5 has a double bed squished right against the window/wall, so crawling over your partner is the only way to get to the can. The bathroom itself is nicely done but you do have to towel off in your room; if you're getting dressed, your partner will need to camp on the bed. You can take turns.

The room is right off the entranceway to the house, and across from the dining room, so you also hear people coming and going thoughout the evening/night, as well as the radio that will be playing in the dining room.

Room no. 5 was also only 10£ cheaper than the other large room we'd had, but at less than half the space, and with so many other issues (relation to entrance; having to keep drapes shut, no room for two people) that doesn't seem like an appropriate reduction.

The rooms have wireless, that's super, but no place to write. Neither room had any kind of desk table (not that 5 could easily manage that).

These issues were problem enough, but salt was added to it when over a five day stay we saw our hosts (in name only) just once: one when we arrived who took us to our room and chatted for a few minutes about surrounding amenities; the other just briefly in passing on the stairs. From the B&B's i've stayed in, this is the first time the hosts have been so invisible and so unavailable. In the mornings when the wee terrier lola is losed into the breakfast room briefly, perhaps she is also acting as surrogate host?

Their absence perhaps explains the detail of the website: the same recommendations from the site are printed out and placed in the rooms. When we heard another set of guests come in, who were greeted by one of the other staff, they were repeatedly given the answer to any of their queries that this was all in their rooms...so printouts become replacements for personal engagement of hosts - again that's not what most folks expect from the B&B experience.

Indeed at one point on the last day when trying to get information about a cab, we were left to pound on a door where one of their staff was, but despite hearing that person in the room, there was no answer for some time.

Another person they have come in and do the breakfasts was a real bonus - she was host like, even. The reason she was such a gift in this bizarre situation was that normally hot breakie isn't available until 8, but this person came in around 7:30 so we were able to get some poached eggs (having tried the scrambled salmon ones, once was enough) each morning. An 8am start is too late if you're in town for a conference/business meetings.

I'm not sure what other posters mean by super breakfast, other than perhaps it exists, and in North America, getting breakie with your hotel stay is not standard. Maybe that's what it is? because this place's breakfast is not bad but it's not great, and as said, if the person helping hadn't come in early and been willing to go the extra distance to serve us, we'd been stuck with cold cereal. That's not bad either, but not what you expect at a bed and BREAKFAST place, eh?

The bus is also very good, being right outside the door, and coming every ten minutes, but then that same stop is equally close to the other B&B on the street that's also gay friendly and whose hosts say that they are around. We looked around: the rooms are more modernly fitted out, and seem a wee bit smaller than the largest room at ardmour; they have the same no. of stars as each other. May just book with them next time.

I agree with the previous review that the owners were completely absent and unavailable, and were not at all welcoming or helpful. Yes, they should reconsider whether they want to run a B & B. The woman in charge at breakfast was very helpful, fabulous, just great; however there seemed to be no one available for the guests during the day and the place seemed deserted. On two occasions I had to open the front door for regular service deliveries because no one was around!

The breakfast was adequate, but the hours (8-9:30) are very restricted if you are there on business or need to get up early.

They have a fantastic, welcoming, friendly website, and this is one of the reasons we booked. Mistake. And their recommendations for places to eat were not that impressive. La Favorita for example was overpriced and unfriendly.

Our first room was very big and nicely decorated, but we were moved to a smaller room on ground floor at the end of our trip (their booking constraints and availabilities). In fact, I saw quite a few people being moved into this small room at the end of their trip --a regular feature of their booking procedures? "I can give you a large room on the first 2 nights but a smaller one on the last?" I don't see how else they could rent the room in fact. It was outrageously small. Two people can not stand up together in the room. One has to sit on the bed so the other can be in the room. Forget luggage. It is absolutely ridiculous to rent a room this size. We certainly felt completely ripped off. And it was not significantly cheaper than the large room either! The prices are at their max in any case. They could not possibly charge more.

I would definitely stay at a different B & B on this street the next time.

Good sized, comfortable room. Bathroom a bit small, but I've had smaller. Great breakfast, entertainment provided by Lola the dog. Robin was very helpful with bus information and directions. The bus stop is just across the street which was nice and plenty of parking if you've hired a car. Ardmor could do with a bench or something in the front garden for smokers or guests just wanting to enjoy a bit of sunshine, however. All in all a pleasant, quiet stay. Within walking distance to shops, eateries and car hire firms.

When looking for places to stay in Edinburgh we wanted somewhere that was gay-friendly close to town with nice rooms, good breakfasts and a great host. which is just what we found with Ardmor House. We recommend staying here to anyone!! Thanks Robin love Sophie and Charmaine

Excellent! Robin and his staff (Lola) couldn’t have been more helpful, kind and fun loving to all staying at Ardmor House. I don't know what my fellow San Franciscan's were thinking when they wrote there ‘atrocious’ review, but it couldn’t be further from the truth. The B&B accommodations were the nicest I’ve had in the UK! An added plus - for those of you that are traveling with lap top – wireless connection can be had.

I will give my fellow San Franciscans the benefit of the doubt (just barely), it may have been there first time to Edinburgh and maybe it was cold and rainy. Or maybe there whole Holiday was a bust. That would be the only reason for a ‘bad’ stay in Edinburgh.

As a single women traveling, I felt safe walking to and from the City Centre day and evening. That says a lot for any place one stays.

Breakfast was some of the best that I have had in Scotland and the UK – plenty of fresh fruit, cereals, and the traditional breakfast – FANTASTIC.

I was thrilled to know they have a discount rate membership for all guests that is on Leith Walk – I hit a spinning class, took a long steam, and sauna, and felt wonderful.

For those of you going to Edinburgh for the 1st time – it is a lovely city both in architecture and people. Short of staying at the Caledonian and other high priced hotels on Princess Street and the George V Bridge, one must walk in Edinburgh (so non-American), take a taxi or bus for transportation. And we wonder why they have such great legs! It’s the walking ladies…On the whole the 15-20 minute walk from Ardmor House to Princess Street (the City Centre) is very doable and pleasant.
