“Comfortable and elegant”

Last minute booking was the perfect choice, excellent location for Edinburgh attractions, shopping and restaurants within walking distance. Elegant breakfast room with beautiful china. Spacious room with large comfortable bed, we felt like lord and lady of the manor. The only down point was the two flights of stairs to carry our cases, but the views over the gardens were worth it. We will definitely stay here again on our next trip.

This B&B is located in a peaceful and elegant residential crescent, within walking distance of Princes Street. What stood out for us was how spacious the room was, as well as the tasteful old-fashioned decoration. The room and bathroom were clean and hot water was plentiful. The proprietor was helpful and accommodated our late arrival time (notified in advance). The breakfasts were generally good, though some of the cooking was hit and miss. Nice variety of fruit salads, muesli, etc. and good coffee. We recommend the cheese omelette. You may get a bit of noise from the breakfast room in the morning if your room is above it, but this was not excessive. Excellent value for money.

Number 11 Moray Place has catered for me on multiple occasions, and each time it has been a truly memorable experience. I would not suggest any other place in Edinburgh as this is the best accomodation you will find. The house is very traditional and is full of its own History, which Mrs Shanks is always keen to share. The rooms that I have stayed in have gorgeous views as the guest house is in the heart of Edinburgh. This really is a treat!

Myself and a friend booked a room at the Georgian residence for a weekend we travelu over 150 miles only to find no one at the property at the time we arranged to arrive. This being in the evening we rang all the door buzzers called and emailed the contact details ee had no one reply. So now we were stranded in Edinburgh at night two females on our own in an unknown town, lost. So I would not reccommend going here if you want to have a good time in Edinburgh and a place to stay.

Room Tip: Dont go to any little business always go to a well known big company

This is a lovely find in a part of the city I'd never been to before. Although it's not in the centre you're just a few minutes stroll from the huslte and bustle that Edinburgh has to offer.

The accomodation itself is more traditional than modern, but that fits the style of house it's presented it. It feels really homely and you can easily relax there.

Breakfast was amazing and the vegetarian option was a cut above what you can receive in some places.

Room Tip: You can have a 'sleeps three' option on the top floor and you actually get two seperate room...

We are a mature couple and booked just one night at A Georgian Residence. We enjoyed our brief stay so much we asked Mrs. Shanks (the very charming and hospitable owner) if we could stay another night. Unfortunately the large room we slept in on the 3rd floor which overlooked the back garden wasn't available for the 2nd night, but we slept just as well and were just as comfortable in the much smaller room above it. Our luggage wasn't a problem with all the stairs, as we travel light.
We sat around a large dining table with two other couples at breakfast, and it was a very pleasant experience.
We loved the location and the access to the private park across the road. Our purpose for our short stay in Edinburgh was to catch up with family and to spend an entire day at the Botanic Gardens which are within walking distance of the house.
The comfort, hospitality and ambience of A Georgian Residence will be remembered as a highlight of our trip.

When I arrived I could not believe this was where I was going to stay it was such an amazing house. Lovely big rooms with great views. The breakfast was excellent and Florence Shanks could not have been more helpful, a wonderful hostess with great knowledge of what is on in Edinburgh and great places to eat. I will definatly be going back
