A large, very pleasant room with nice selection of teas and good quality biscuits, towels, shampoo and soap. Florence - the owner - was very obliging and breakfast was good quality, served at a communal table seating about 10 guests. Quite a lot of stairs, so not very suitable for anyone with mobility problems, but fantastic central location.

Room Tip: Ask for large room facing front. (£100)

We spent a total of five nights at 11 Moray Place during May, and on the second occasion we felt we had come home. Florence has a wonderful home and it was a privilege to stay in a gracious house so close to the city centre and yet have peace and quiet. Our room was spacious and well appointed, the bed was excellent, the bathroom very clean, and the breakfast the best of any B&B that we stayed in during our nine week trip. Florence's suggestions as to what we could do in Edinburgh (a city we had visited three times before) led us to places we had not previously seen, and so made it a very memorable visit. Yes there are several flights of stairs, as there are in any other B&Bs in Edinburgh, but my husband and were able to get our overwieght cases up and down without too much difficulty. We would highly recommend 11 Moray Place to anyone visiting Edinburgh.

As a B&B operator in Australia, we were delighted with this lovely Georgian residence. The servcie was first class and breakfast a delight. I had kippers for the first time in several years. Florence is a lovely hostess but because of her age, she cannot help with luggage and with the stairs some people may find this difficult.
A tour guide in Edinburgh was amazed that there's a B&B in Moray Place - one of the city's finest streets. The national trust has a similar georgian residence on display near by for those interested in seeing how the rich used to live. Going to Edinburgh and want to stay at a B&B? Shortlist this gem!

We spent two nights in A Georgian Residence during a recent trip to Scotland. We had high expectations about this B&B because all the good reviews in Trip Advisor. At the end of the day it was even better than we thought.
This B&B is very well located - in walking distance to most places in town, yet in a quiet neighborhood. Rooms are clean and the breakfast is great. The "scotch" breakfast will please anyone - just don't ask about the black pudding! On top of that, Florence, the lovely host, is super helpful and polite.

What a terrific place to stay and our host Florence was just the nicest person. Florence could not have been more helpful and recommended a couple of places to visit that we didn't know of, that turned out to be highlights. A very warm person who really cares.
Parking is in the circle but be careful to find the ticket/non permit section around a bit to the right as you face the building. We parked out the front for 10 minutes in a residence permit zone to drop our bags off and got booked.
If you are driving a GPS is a must In Edinburgh.
The building I believe was built around 1820 and is in a fanatstic location being only a 10 minutes walk from town and the Rose St pubs and restaurants, and probably about 20 minutes from Edinburgh Castle. It is on the right side of town if you are visiting the St Andrews area.
Wi Fi is free, the residence is spotless, the rooms and bathrooms are very clean, the beds more than comfy and most of all the pillows are very good. (a must for any traveller).
The breakfast was outstanding, the staff and service tops, and all delivered in a spacious and interesting dining room.
Thanks Florence for a very pleasant stay in excellent accommodation.

When you check ikn to a hotel and the owner points to a room on the upper floor..you know this hotel might have peaked years ago
The tea tray had no cups or spoons and even had open packets of tea
The water in the sink took 7 minutes to drain and the power shower had no pressure and the hot water was non existent
Breakfast was weak and the choices for a 4 star hotel were not impressive
Overall this hotel is not worth 3 stars..very poor

Booked the Georgian residence for 2 nights for a weekend down at Edinburgh. My partner and i were very pleasantly surprised by the accommodation - the building itself is absolutely gorgeous, and when Florence (very lovely lady) showed us to our room, i actually went "this is our room?". We have a double bedroom and it was the size of our 1-bedroom flat up in Aberdeen - that's how spacious it is! Tea, coffee, bottled water ready for our arrival. And this may sound girly - but even the shower gel provided was gorgeous!
The residence is quite close to town centre - about a 15-20 minute walk, plenty of trendy pubs / restaurants around.
Breakfast in the morning was cooked to order and was absolutely amazing, definitely get you ready for a day of walking around town / sight seeing!
Highly recommended, will definitely go back again.
Only slight downside is if you are carrying heaps of luggage and just got out of the train station then maybe taxi is the way to go. otherwise if you're light travellers like us this is perfect!
