“Great Experience”

I had a great experience staying at this Bed & Breakfast. The owners are extremely polite and more than go out of their way to ensure that your experience is positive. Breakfast in the morning was great and the atmosphere welcoming. The room was very comfortable. There is no wifi but there is a cable for high speed internet. This costs 5£ extra. Some of the rooms are in the basement but are clean and well kept. A public bus stop is about a block away. The location is good because there are various local pubs and restaurants nearby but is still a reasonable walking distance to the main street in New Town if you're up for a small hill.

Quiet, central location.
Sumptuous, quality breakfast.
Spacious bathroom with plenty of hot water and good supply of toiletries.
Slightly bohemian decor with some interesting old furniture.
Charming hosts who were very supportive with use of phone, etc when we had a banking crisis (credit card fraud, now thankfuly resolved).
All in all a nice place to stay and not the usual sanitized B & B experience.

I stayed in August and liked it so much that I stayed again in September! This B&B is very nice, clean, and well appointed with older but charming /functional furniture. The only reason i can't give it the top rating was because of the low ceilings in some rooms / halls / bathrooms (I stayed in two different rooms during the two stays, one with en suite facilities, and one not). Breakfast was great, Archie and Cassie were wonderful hosts, as was Sasha the house keeper and sometime breakfast chef. I plan to stay there again.

Exttremely confortable bedroom. Super breakfasts. Freedon to come and go. Excellent advice from housekeeper Sasha and owners Cassie and Archie. Within walking distance of City Centre. Great Restaurants in the area. Very Quiet.

Dirty and moldy cellar-rooms for 100 Pounds?!? We made a reservation in the net for 2 nights; but we left after staying one night. This was so disgusting, spidernets everywhere
and wet walls, dirty toilet and rusty interieur.

The owner is only interested in your money, not in you feeling comfortable. Once he has it, he is done.

This couple objected to paying car parking charges in Central Edinburgh and wanted to cancel their reservation in order to be closer to the airport. When told that cancelling would involve a cancellation fee they left without paying (having made no previous comments about unsatisafaction with the room). When contacted and notified that their credit card had been charged a cancellation fee, they threatened to write this bad review. Every effort was made to make this couple content and advice was given to return their hire car as it would not be needed when staying in such a central location. They claim that the toilet was dirty and then posted a picture of the toilet brush to illustrate this, claimed there were cobwebs but only managed to find some mold discolouration round the bath and some dust in the bathroom air extractor. This review is not accurate only a personal attack because they made a mistake with the requirements for their reservation.

From the time I arrived until I departed I felt like I was at home! The cook breakfasts were wonderful and the room was very comfortable! The location is away from the hustle and bustle, yet very close to everything you want to see!

If in Edinburgh again, I will defintely stay here!

We arrived late in the evening, and were warmly welcomed the charming owner. Having been shown our stunning and spacious rooms we were given tips on where we could find a late night meal near by.
With our own key to the front door we had the freedom to come and go as we pleased.
The whole house elegantly decorated and the rooms fitted with beautiful furniture, fitting the style of the house perfectly.
We had access to the wonderful kitchen where we were able to help ourselves to a cup of tea from the aga, before bed.
The bed was wonderfully comfortable, just a couple of hours sleep really wasn't long enough!
The next morning we were treated to a spectacular breakfast which appeared to be no trouble at all. Home made cereal, jam and cooked breakfast was really scrumptious!
Over breakfast we had delightful conversation and were given excellent advice on how to spend the day in Edinburgh.
A whistle stop stay but without doubt we will all be visiting this hidden gem of a B&B again!
I cannot recommend it highly enough if you are looking for a splendid B&B in Edinburgh!
