“Good for budget short stay (cheap, clean & cheerful)”

This hotel is well located for going into town, catching buses, train or going to the airport or Murrayfield.

It offers parking which in Edinburgh is a luxury, that been said, is limited and you need to maneuvre very well.

Its a budget hotel, so dont expect it to be top notch, albeit is clean, well decorated (traditional) and has a modern flatscreen tv, its clean and the bathrooms are new and in our room it was well maintained.

Bed was comfy, could do with better pillows. Again, very clean.

There was no noise, Im a light sleeper and could sleep well. We were at the back of the property, mind you... room was very small.

Breakfast room was clean, there was pick of tables to choose and options were great: cereals, nice bread, cheese, ham, choice of teas (i had a cinnamon one, very tasty!) and the coffee was fine, and there was cocoa too. Cooked breakfast with the basics (sausage, bacon, egg, hashbrown, tomatoes and beans) served with a smile and table cleared constantly.

For the price, this hotel is good value for money, if you are too picky, pay more.

Room does not always match the photos, not really warm welcome during check-in (managers are internetsurfing), lot of mould at the bathroom ceilling (quadruple room number 4), some of the infrastructure needs maintenance or at least standard cleaning due to be a 3-star hotel (stale smell like a kitchen at lobby and bar, dust in ceiling-corners, filthy upper windows at breakfastroom, lighting at parking-entrance, broken company sign at street, broken neon-sighn (B+B) on frontside, withered flowers in- and outside, rubble in parking-corner and rubbish around dustbin), at check-out we were told to be the first guests complaining and some guest would even like older rooms.

Night porter looked actively for a solution after our complaint at the first night, so we got a better room at house 2 for the second night - Thank you! (Next time we would complain earlier)

Room Tip: The room at house 2 are better then at house 1.

Stayed for a long weekend. I won't say its the best, but for a 3 star at these prices it makes a long weekend affordable in what is a great city. It is close enough to the centre and attractions and the staff were most friendly and welcoming, especially George :). A 20 minute walk gets you either into the city or in the opposite direction the zoo. Also situated close to Murrayfield if your into your rugby.

I was traveling in a business trip and I booked there according to the reviews from the reviewers in booking.com but when I reach there the first thing that I notice is the reception there were nobody at the front desk and it take them time to shown up. Also, they did not provide me with the room that I choice throw the website. The room that they provide me was a twine room on the top roof and it was ugly room and very small even I could not fully stand I had to bow while I'm at the room. I ask them to give me another room but the front desk were rude and he replay we will not provide any other rooms to you if you like it take it otherwise we cannot do anything to you. It was a bad experience with the hotel. For the travelers around I do not recommend that hotel at all.

The room would be good for two people, but not so great for three. There is a double bed and a single in a small room with a tea kettle, wardrobe, table, chair, small television, and heater. Be sure to get up early as they stop serving breakfast at 9:00 but start as early as 7:00. The breakfast is cooked fresh and delicious. A traditional British breakfast, and a good one at that. The room is a bit small, yet not bad. The hotel was a little dirty, but not dingy or gross. The price was a bit high for what it was but as all other hotels were sold out it was unavoidable. There is a short walk following the subway tracks to the city center so it is in a prime location for those who wish to walk everywhere.

Found this one through Late Rooms and at £ 75 for a twin room on a Saturday night including excellent breakfast it was hard to fault. Clean, functional, helpful staff and perfect location for town, airport bus and Murrayfield.

Easy to find, close to Edinburgh city center, free on-site parking, although parking only holds around 8 cars and quite tight when full. Good, friendly check-in, good size room with comfortable bed and freeview tv. Nice bar area, ate out so cannot comment on food but looked ok from menu, good, hearty breakfast in the morning, excellent value for money for less than £40. Only downside if I'm being really picky is my room was at the front of the hotel so had noise from main road and from people stood outside smoking and chatting - maybe the hotel should introduce a designated smoking area round the back, nothing worse that seeing a small crowd puffing away outside a nice hotel. I'm quite a heavy sleeper so noise didn't really bother me. Free wi-fi in public area, not in room, again, not a huge problem. All-in-all a good, quality B&B for a good price in Edinburgh.
