Hotel very nice for the price paid, excellent location 5 mins on bus to princes st shops, pubs etc, Reception girl very helpful on booking us in, room 11 was large & clean, free parking was a plus point too, will be staying at cumberland again

I went to Edinburgh this week as a sight seeing break with my bf and the intentions of visiting the zoo, castle and mary kings close among over things. We chose this hotel because it is situated within walking distance of the city centre and had free car parking. First thoughts were that the car park is quite small and awkward to park in, but the hotel is on a main road and well advertised so you shouldn't miss it! The front door is always locked so unless you have your key you have to ring a doorbell and wait for a member of staff to answer. We were greeted by a lady who was polite and asked us about our journey etc but she wasn't Scottish, nor was she even British... Which is ok I guess until you realise NON of the staff are British, they seem to speak English well but I'm not quite sure it was the experience I was after. We checked in and were given a key to our room and told it was up the stairs to the left (room 5) we went up and went inside, the room was clean and looked good (we only needed it to store our stuff and to sleep in) it had a tv, coffee and tea making equipment, hair dryer and local information booklet. The bathroom was spotless but when I turned on the light the air vent came to life with a few seconds worth of what sounded like a bandshee screaming :-/ Not good at 2am when you need a wee and the other half is sleeping!! The bathroom window was also massive with a net curtain covering the lower half, right next to the loo and directly opposite the shower, needless to say I felt awkward using the loo and had to have a shower with the door open so it was covering the window as I felt really exposed.
The shower was weak and more like a dribble, barely got the shampoo out of my hair.

The bed was comfortable and clean, smelt nice. had a bed side cabinet on both sides with a lamp on each, strange lampshades- Pink with pictures of teddy bears and childrens building blocks? did not suit the decor!

The tv worked well, shame the remote took a lot of persuading to change channels though.The kettle also worked. Never used the hair dryer.

Ok now the bad parts! I did not appreciate the hoovering of reception at 9:30pm especially as I had been travelling since 5am that day! After the hoovering was the phone ringing and not being answered, then the door bell ringing over and over at 10:30pm only to be answered by a loud speaking man, followed by a family checking in, going upstairs and running up and down complaining about the tv? The next night I had to put up with similar noises except this time they added a What sounded like a washing machine shaking the ceiling going off every 10 mins for hours on end!

Also I would not use the gardens it had a broken green house and a disused washing machine in it? and was very dull and graveled.

Room Tip: Don't have a room on next to the stairs, the noise from reception travels well and may keep you...

I can recommend this hotel since it is so cosy. The breakfast is average. Busstop outside. 5 min to downtown. Nice view over a large old school, I think. I expected to see Harry Potter around it:-)

Stayed here for three nigfhts 3rd to 6th December. The staff were very welcoming
and helpful. Our room was large and clean with good facilities. The bed side lamp
was broken but was replaced once reported. The breakfast was freshly made for
us each morning and the conservatory breakfast room was airy and light. We enjoyed
a snow fall the first morning from this snug venue. On returning lateat night the bar
was open and drinks offered as it shut if we wished. As advertised the city was only
10 to 15 minutes walk away. Plenty of Bars /Restraunts close at hand too.
Would recommend the Prince of India in Haymarket Terrace 400 yards east of
front gate and on same side of road. This Hotel definately gave exactly what we would
have expected for the money we paid and we will return for another visit.
Small family run Hotel in good location with car park so park up and enjoy.

We stayed at this hotel Friday 2nd Dec - Sunday 4th Dec. The main reason we chose this hotel is because it had a car park, that was the important thing for us but still close to the city centre so we could just leave the car there all weekend. We arrived about 5pm on the Friday and there were a couple spaces left (probably room for about 8-10 cars depending on size).
The hotel looks nice from the outside and is pleasant enough inside. There are no scottish people working in the hotel, but the staff are friendly, however everytime we went to reception it took about 10 minutes for someone to arrive even though we were ringing the bell constantly.
Our room was on the 1st floor (Number 22) and it was a big room, with a double bed, single bed and another bed underneath the double. Good size tv, no complaints about the room at all. We asked for more tea and coffee in the morning and we got it no problem. I slept really well both nights, so no problems there either.
Breakfast was ok..nothing special, we chose cooked (you are asked to choose what style you want and what time you will be there when you check in) and it was 1 sausage, 1 egg, 1 hash brown, 2 bits of bacon and some beans. Would have liked some yogurt but there is a big sign saying "continental breakfasts ONLY!" so decided against it.....on the saturday night we went to the bar and my other half had vodka lemonade, the lemonade was flat so the drink wasnt very good.
But the staff are helpful and booked a taxi for us to get to the centre. It's not a long walk, only 10/15 minutes but we had walked so much the day before, our feet were hurting a bit!
All in all it was a fine hotel, cost us £168 for the 2 nights, I would probably stay again if we needed a hotel with car park again, but I wouldnt bother with breakfast especially with so many cafes, mcdonalds etc just along the road.

We stayed at this hotel for 2 nights. Close to haymarket train station. Room ol hada good sixed tv bed etc. Said tea coffee and hot choc in rooms we had no hot choc in ours. Room was very warm shower needed more pressure for water just managed to wash shampoo out my hair. There is a bar at this hotel prices ok but the bar was cold we took our drink back to our room. Our room was number 14 next door to kitchen so we heard staff pottering around in kitchen. Cost 100 for 2 nights. Wouls stay again but would ask for another room from 14

We stayed at this hotel because it was quite handy for the venue we were visiting. The room we were allocated, number 14, was adequate for one night but I would not have liked to stay longer.
We were told the room was a newly added room and had only been in use for four months, Despite this, the hairdryer last had an electrical safety check in 2005 and toilet roll holder which was a tall chrome affair was completely rusted. I'm sure this did not happen in four months!
The guests in the room above us arrived home at 3.58 a.m. and every floorboard in their room creaked, the bed creaked, we could hear every word they said and every footstep they took. They eventually went to bed by which time I was wide awake and remained so for the rest of the night.
Kitchen staff arrived at 6 a.m. and the door to the kitchen was opposite our room and we could hear them chat and the door swinging back and forth every time they entered and left the room!
Cooked breakfast was ok but nothing special.
All staff were foreign - hardly a Scottish welcome for foreign visitors.
The hotel has a three star rating, but just makes this by the skin of its teeth

Room Tip: Ask for an upstairs room.
