This hotel has an excellent location, right in the heart of Edinburgh, less than a 10 minute walk from the main Waverley Station. Yes it does have a lot of stairs up to the reception, but the house is a listed building, and where the author of the Wind in the Willows was born, so therefore a listed building, and you cannot put an elevator in a listed building!

It was expensive - roughly £85 a night for the two of us, but still cheaper than the other hotels / guest houses in the vicinity, location was key to us liking this hotel!

Rooms were clean and quite warm (fan was provided and windows open), had a TV comfy bed, clean sheets, nice room and lovely bathroom with good big enclosed shower unit. I would say that there was some noise during the night time - sounded like either a heating / hot water unit or a fan unit outside, not sure!

Good breakfast in the morning with good choice, tasted good, served by friendly waitresses.

Able to leave bags at 8am when we arrived on the overnight train, even though couldn't check in till 12-ish - also left bags after checking out (between 7.30 and 11am check out times), so we could see the city before getting the late train sleeper back to London.

The rooms are better than the reception area would have you believe. Reception is basically a small dingy office at the top of the stairs and was manned on this occasion by a one guy. The rooms are large, clean and comfortable. The bathroom was also very large and if it wasn't for the noise of the sani flow system would be perfect. Nice breakfast (several floors up). Extra charges for booking on a credit card is very annoying, just add it to the price of the room, it doesn't cost the hotel the amount they charge for each transaction (whatever they say). Would return if a good deal could be had

Stayed for three nights during recent visit to Edinburgh. Our first visit and it was during the Festival, and on a bank holiday weekend, so value accommodation was hard to come by. By our standards this was a bit pricey but it suited our needs for a central location. Block from Princes St. and near to Rose Street with plenty of dining options. About 10 minute walk from the train station, 5 minutes from the hop-on-hop-off bus.

Yes, you can see the castle from the street level entrance and that alone gives it character. But once you enter the stairwell and start climbing, you may start to wonder - it looks like an office building. None the less, once you reach the top floor and inside the guest house itself, the breakfast room was charming and our room was inviting, clean and generous in size. We booked for a double room and ended up in the family room - a double and two twin beds. Relatively quiet except for nearby restaurants emptying bottles into trash in the middle of the night which was loud enough to wake us. Bathroom good with good water pressure for shower. Linens were fresh and clean. Bed comfortable. In room wifi free, unreliable but good in the breakfast room. Good hot Scottish breakfast.

We found the staff approachable and accommodating; permitting us to drop off the luggage early in the morning when we arrived from overseas and they even hauled it up the stairs...oh, the stairs...be prepared for the stairs. There's no lift and a lot of stairs.

Spent three nights at the castle view hotel and was very impressed with the cleanliness of the room. The food was good and the staff were extremely pleasant and helpful. The guest house was right on the main street and a 5 minute walk from the castle. The stairs may be a problem for older people but my son and i did not find them a problem. I would have given five stars if the bacon had not been thin and cheap :)

Pros - Clean throughout, modern room, friendly & helpful staff with good location.
Cons - Cheap bacon.

On entering the property, it is not very promising. It is like entering an office block.The man who showed us our room was courteous and helped with the bags. The staff generally have a hands-off approach - which suited us very well. The room was a lovely and airy family room with a good sized bathroom. It must be said that, on closer inspection, there were some furnishings that needed a little maintenance (the toilet-roll holder did not stand up to use, the headboard on the bed broke under the slightest tension (it had been mended previously and was removed immediately upon reporting the matter). The breakfast options were very good and the breakfast staff were friendly and helpful. The location was very good, a manageable walk to the Royal Mile. It is worth noting that there were quite some stairs to negotiate to our room and so it would not be suitable for all. Rose Street was a very short walk and offered many options for dinner - I would particular recommend the very local Wildfire Restaurant.

On arrival couldn't get into the building as nobody was answering the door, stood in the rain for ten minutes. On entering the building I felt like I was walking into an office block, cold unwelcoming staircase leading to a reception area. We were greeted and shown to our family room on the top floor. Just very basic and grubby and totally overpriced at £149 per night. The positives were the location which is excellent, beds were comfy and the breakfast was decent. Sorry but wouldn't go back.

The location of the Castle View is excellent. Located near wonderful pubs, restaurants and a Starbucks a few steps away. Keep in mind that this Guest House is in New Town, so it does take a bit of walking to get to Old Town. If you are in reasonable health you won’t have any problems. The guest house does have a LOT of stairs to climb….especially after a full day of walking and climbing stairs all through Edinburgh. Our room was very clean. The bathroom was small but sufficient for us. We had good wifi service and decent breakfast. Not a lot of conversation from the Owners of Staff, but they were polite. My one complaint is that I asked if they could send some post cards for me and I offered to pay for postage. They were very nice about it and said they would and didn’t need us to pay the postage either. We left with a wonderful feeling about their service….. however, none of the postcards arrived back home to our family and friends. So disappointing. Overall, our experience was fine.
