“Great location, great staff, needs a touch of TLC”

Arrived for a long weekend with 2 tired children in tow, walked from Waverley station with luggage, and our flat was just what we needed. Two comfortable bedrooms, two bathrooms, a sitting room & small kitchen. The receptionist was excellent, giving us tips for good family restaurants, the flat was comfy and clean, and of course the location is wonderful. We walked everywhere: up to the castle, over to Calton Hill, across the road to Dynamic Earth. The only downside (and its very small), is that its clearly a popular place and could do with a lick of paint here and there. Otherwise, we could not fault it at all.

My partner and me had a fantastic 2 night break at the Holyrood apartments over the last couple of days, We were upgraded on arrival to a 2 bedroom apartment and it had everything you could want and more,
The staff were excellent and always happy to help, (especially the red-head on reception).
I would strongly recommend these apartments to anyone as they are in a great location (bottom of the Royal mile)

Third time we've stayed, excellent, and quiet, location. High level of comfort and facilities, except that sofa beds aren't the most comfortable for just sitting. Quirky plumbing - hot water driven by a noisy pump under the sink, which comes as a surprise first time it's used. Floors creak, unusual in a relatively new building, so creeping around quietly if some-one's having a lie-in isn't an option. A Pizza Express, Tesco Express and a wonderful bread shop (ace croissants), just around the corner, plus two places for breakfast if you can't handle your own cornflakes.

Room Tip: To avoid creaking floors above you, choose top floor.

Four of us stayed in a two bedroom while visiting the University for a week in February.

While we did dine out most nights the kitchen was very convenient, surprised to find a (small) clothes washer/drier as well. Beds were comfortable, rooms were spacious, and staff was friendly and helpful. Location is very convenient to old town area and public transit.

Be aware that you need to boot parking separately in advance as there's a very limited number of spaces and there is an additional £15/night charge.

Wifi was really the only disappointment, £5 per day per device gets very expensive if you have four people with two devices each (we didn't buy access for all the devices). The service was spotty, and even where the signal was strong we frequently couldn't get an IP address.

Over all very please and will likely stay again, but will skip the hotel wifi and head to Starbucks (very near by) for my internet needs.

We stayed for 6 nights in February. Although we were in a studio apartment we were amazed at the quantity and quality of all the items provided. At the foot of the double bed there was a comfortable two seater sofa, which looked at the wall mounted TV. Under the TV was the dining table and chairs. On a shelf under this table was the DVD, books on Edinburgh and a telephone directory. The kitchen area was to the left of the dining table and was filled with high quality appliances - from the kettle and toaster, to the oven, fridge, washing machine to the dishwasher.

There was also a desk and a wardrobe containing a safe. The bathroom reflected the quality of the kitchen with a bath - not just a shower. A breakfast basket was provided on the first day which included items used on subsequent days. My only disappointment was that the WiFi signal in the room was too weak - but against that there is free use of a computer in the reception area.

If you want to do the old town area the location is ideal. A very short walk to Holyrood Palace, the new Parliament building, the Edinburgh Museum and the People's Storey Museum. The 35 bus from the Airport (fare £1.50!) drops one 100 yards from the hotel, as does the 36 bus from Princes Street and the station.

How I long to go back here

Room Tip: Before I arrived I though I should have booked a larger apartment - but this was not necessary.

Was allocated a smoking room when we had booked a non smoking room. The reception staff advised us that they were full and could we check the room first. On entering the room it appeared clean but did smell of smoke. It was quite horrible especially in the sitting room where the sofa smelled like an ashtray, really not acceptable for non-smokers. We called reception to ask to be moved and lo and behold there was another room available. I'm baffled as to why we couldn't have got this room in the first place, when I asked I didn't get any sort of suitable explanation either. I asked for and was given the internet access free due to the inconvenience of moving all our stuff from one room to another. Not sure what, if anything, would have been done if I hadn't asked. The apartment itself was clean and well equipped, the beds were comfortable and the bathrooms adequate, the sofa in the sitting room was extremely uncomfortable but we didn't use it that much, I would have been unhappy if we were there long term and wanted comfort. The free internet access cut off about 10 times and each time we called and had to wait for someone to go outside and re-boot it. I don't know why they had to go outside but that's what we were told. All in all this was an ok apartment in a great location, it could have been a great apartment with some changes and updates.

Room Tip: Do not accept a ground floor room if you are not a smoker.

Many thanks to this guest for their honest review and I am sorry that the initial apartment had a lingering smell of smoke. Guests are not allowed to smoke in our non-smoking apartments but when they do they are chargedvan additional "cleaning charge" which is not always a deterrent. Unfortunately the smell of smoke can be hard to eliminate but we do give it our fullest attention.

Holyrood Aparthotel is about a close to an ideal place to stay on the Royal Mile as you'll be likely to find. It is clean, quiet, family friendly, and in an ideal location. Rates can vary widely, based on what sporting events or festivals are in town. But overall, the rates are reasonable, and you get your money's worth. I got a two bedroom suite for me and my Dad on our first visit to the Scottish capital in January 2013.

The hotel is on the quieter end of the Royal Mile (the eastern end, close to the Canon Gait Tollbooth and Canongate Kirk). Tucked into Bakehouse Close, behind a Starbucks, the hotel is a colorful, metal sided and roofed building that stands out in the Holyrood neighborhood. Surrounded by office buildings (Scottish National Party and BBC Scotland are next door, and there's a Citibank trading floor in nearby Holyrood House), this part of down becomes very quiet at night – a big plus for those who need their peace and darkness for optimal sleep. Being in Holyrood, it is a very short walk to the Scottish Parliament, Holyrood Palace, and Holyrood Park. For those who want to do the scenic, uphill hike up Holyrood Park, Salisbury Crags and Arthur's Seat, this hotel is ideally located as the start point.

Amenities include adjustable, electric radiators, spring loaded bedroom doors that close tight, an HD TV with very basic service (so SKY TV as of January 2013), a radio with CD player, and a safe. All apartments include a full kitchen with complimentary bread, tea, coffee, milk, jellies, butter, and the all important hot water kettle and microwave. And above all else, the place is clean. That's a must for me.

All is not perfect, but nothing I consider to be a deal breaker. Wi-Fi is not free, and I believe costs £5 per 24 hours. And the bathroom, for this American, was a little quirky, with a wall mounted toilet handle (which took some finesse to make work) and a shower with an electronic control for the temperature and the tub/shower valve.

I spent four restful nights there, and when it was time to go, the front desk arranged my early morning taxi to the airport not a minute late. This hotel treated me and my dad exceptionally well and I hope to be back in future Edinburgh visits.
