Great location . Uphill walk to the Royal Mile and Castle, only took 10 mins. Plenty of bars and restaurants on the Mile.Clean and comfortable. Two double bedrooms one with ensuite shower room ,plenty of hot water.The kitchen was well equipped including full oven,washer dryer,microwave fridge with ice box and mini dishwasher. Complimentary tea coffee,milk wash powder and dishwasher tablets. TV and DVD in living area and selection of DVDs to borrow from reception. Book ahead for secure parking which is excellent value. We booked this as we took our daughter to uni open day and found it good value as we needed two rooms. As we were early we were able to leave luggage in cupboard receptionist offered to look after laptop in office. Able to leave car early. Staff were friendly and very accommodating.

I've been to Edinburgh with another couple, and we stayed in the Aparthotel for the weekend. The location is just great, in the middle of the old town. Most of the sightseeing-spots are in walking distance, tons of pubs and restaurants as well.
The apartment was spacious with 2 bedrooms, a living room, 2 bathrooms and an open kitchen. It was very clean, the staff was very helpful. There's a guarded parking, but with additional costs of 10 £ per day. WiFi is available, with another 4 £ per day. Although i stayed there for the weekend it wasn't very noisy and we slept very well - thanks to pretty good beds.
My only complain: They don't refill the really nice breakfast basket so we ran out of supplies and had to go shopping in the nearby Tesco.
I'm going to stay there again on my next trip to Edinburgh!

Everything I could ask for. My little girl of 15 months was so excited to be in this space. Very well apportioned. Good view of Arthur's Seat. Comfortable beds and they provided a high seat and baby's playpen for us. Excellent! Tesco supermarket was just next door making cooking a breeze.

We recently stayed at the Holyrood Aparthotel in Edinburgh with some friends. We had a wonderful 2 bedroom apartment, with our own fully equipped kitchen (cooker, microwave, fridge, washing machine, dishwasher, cafetiere, etc) which made an excellent base for our weekend mini-break to Edinburgh. Situated at one end of the Royal Mile near Holyrood House and the Scottish Parliament building it was easy to venure up the Royal Mile to see the sights. The tour bus stop was a two minute stroll from the hotel. Ideal for couples who want to socialise in house before going out on the town. We spent one evening with an Indian takeaway, our own drinks and the TV, a real "home from home" in comfortable surroundings. Would definitely recommend this aparthotel as much less formal than staying in a hotel. Extremely clean, comfortable and brilliant location.

Room Tip: As the hotel is located in a back alley, all rooms are quiet but there are no picturesque views.

We stayed for nights. 2 minute walk to multiple hop on hop off lines. Less than a like to many attraction in city centre. Make sure to reserve the car park otherwise you'll be parking a few blocks away for 4 pounds more per night.
Clean rooms with Kitchenette, refrigerator, dishwasher and clothes washer/dryer.

we stayed in a serviced apartment for 2 couples which was perfect for what we were after. cooked dinner and breakfast, dvd collection at the front counter. Loungeroom layout was a bit wierd (cramped)
The building is pretty old and wierd in the corridors, but who cares. Nice pub downstairs (university pub i think) and tescos nearby. right next to the mile

A very nice review of the Holyrood Aparthotel although I am intrigued by the description of the building as old - given our position in the heart of the Old Town surrounded by buildings dating from the 15th, 16th and 17th Centuries, I am not sure the 12 year old Holyrood Aparthotel quite qualifies as old...

We first stayed at the Holyrood Aparthotel about 2 years ago. We chose it then because at that stage it achieved the top or near top ranking amongst Edinburgh accommodation on Tripadvisor. We really enjoyed out stay that time and thought the price was good for the standard being provided. We liked it so much that we decided to again stay there in early May of this year

This time around, while we were happy with our 2 bedroom apartment our impression was not as rosy as during our stay and we thought that the Aparthotel now showed signs of being somewhat run down and shabby compared to our previous stay. The single lift appeared to have had better days. My recollection was that the indicator in the lift never showed the right floor number and, according to staff there, apparently needed frequent attention because of outages. On the day we were to leave the lift was not working at all and had been unserviceable since the early evening of the previous day. Consequently we and many others had to carry heavy luggage up or down various floors to reach reception.

There were bad stains on the carpet in the landing on the 3rd floor, and our room showed a few signs of amateurish running repairs (such as a screw being jammed into a boiler doorway in our apartment to hold the door closed). We found that replenishing supplies in our apartment (kitchen paper, dishwasher tablets) was hit and miss-several times we had to ask for items to be provided. Obviously the people involved were not working closely to a checklist.

During our previous stay we used the landline in the apartment to make some local calls and were surprised at how expensive the charges for these were. This time around we used our mobiles instead. Also in an era where free wifi internet access is virtually the universal norm we found it irritating that the charge for internet access was 5 pounds per day. We decided not to use their option and instead we used a T Mobile data card in our smartphone, and tethered our computer to the phone to access the internet (cost 5 pounds for 8 days).

All in all though we did enjoy our stay but did not feel the same sense of luxury and value as during our previous stay there. Apart from the lift outage none of the criticisms we have are fatal. But collectively they add up to a feeling that the Aparthotel is now somewhat overpriced for the standard being provided. The current ranking of this hotel on the trip advisor website (38th out of 144 as at 18th June 2013) is now much lower than during our first stay about 2 years ago. We therefore assume that many others have therefore formed the same impression that we have and this is reflected in the decline in its rankings.

Would we stay there again? Probably, but we would look more critically at other options and rates before making a final decision.

We shared an earlier draft of this review with the general manager who replied that he is addressing some of the specific concerns we raised, and indicated that others were the result of circumstances arising from a “trying weekend” and outside the control of the Aparthotel.

Room Tip: Don't use the room phone.
