Stayed 2 nights, room was fairly clean, beds comfortable, room warm. Staff (George) very friendly offering advice on travel and places to eat. Self service breakfast nice though some fruit and croissants would have been welcome for the continental breakfast.
Hotel is perfectly suited for visiting Edinburgh especially the old town and Playhouse Theatre. On a street with lots of charity shops which I loved browsing through. On bus route. Free car park.
Would certainly stay here again.
Some reviews mention yellow paint - our room was fresh and other rooms were being redecorated - give it a chance.

Lovely building in a perfect position. Stayed there at the last minute and accommodation okay but in prime location. Have booked again. Regular buses and easy access to city centre. Great value for money. Have to factor in the price. Could do with a little updating however.

We stayed in room 12, a double room that was so small there was barely enough room for both of us to stand up. The skirting boards, extension cables, widow sills basically anything that was supposed to be white was yellow. The shower cubical wasn't even in the bathroom! It was just in the middle of the room, there was no shower curtain just clear glass so If you want any privacy in the shower, you wont get any! It was freezing cold all night, no heating on. You would think that staying in Edinburgh in the middle of january when it has previously been snowing all week they would at least put on the heating! We went downstairs to complain about the heat but there was no one at reception. The windows are useless. I'd never stay here again, i wouldnt keep a dog in that hotel.

After being transferred to this hotel due to a 'technical hitch' with top rooms (evivo) 4 days before our new year break from a boutique style ok- this was their closest match! We had no choice as we had train tickets and Hogmanay tickets bought! Looked at website and thought , ok well not our choice but looks pleasant enough! BIG mistake! Omg where do I begin? Cold room - constant dripping noise from radiator which had one temperature! Window didn't close properly - draught blowing through freezing one side of my body by morning! Shower had sign saying please turn off after use- this was obviously because previous guests couldn't work out how to! Shower cubicle was so small that my partner didn't move more than an inch for fear of the door flying open! Next room were noisy! There were foreign nationals jabbering on the phone in the corridors! Horrendous! Never again! Best thing about it was slightly out of centre so a pleasant 2 mile walk to get to anything!! Lol

This could be a nice place if management really were interested in providing a service to clients. However it appears they prefer to grab clients money and provide no service. First we could not find anyone on reception appears they were in bar? Room we were given had a wardrobe hidind a door to another room occupied by noisy guests? Bathroom badly needed restoration work. Heating went off at midnight room freezing minus 5 outside. Heating did not come on next day. Heavy snow at path leading to hotel; staff ignored this. No effort made to ensure guests safety. It is a shame that most hotels and B$B on this road that is Newington Road and Craigmillar have got to this state. Edinburgh Council have a lot to answer for.

Do not be fooled by the grand name and facade of this hotel.

My sister booked the Northumberland Hotel for her family for her wedding last year. We paid through the nose for a double room. The room was dirty, the sheets were dirty (not "not clean", DIRTY) the (cheap) mattress springs were completely gone and the walls paper thin and right next to the foyer - we couldn't sleep until after 1am when the last guest had gone to bed.

In the morning, we had paid for bed and breakfast and my goodness I have never been so outraged. There were a few stale slices of bread some margarine, some warm UHT milk and some synthetic excuse for orange juice. Coffee was of the very cheap variety and the luke warm variety.

These guys are not there to provide a service they are there to take your money off you for the minimum service they can get away with. The only person who took interest in his job was the guy waiting for us when we arrived to take the extortionate room rate off us, In fact we hardly saw any staff the whole visit.

Yes they make you pay on arrival. There is no question this is to prevent people from refusing to pay when they leave. I would have refused to pay the full rate given the opportunity.

I find it hard to believe there are any good reviews of this place.

Went to a funeral tea recently. The hotel advertises these on the web site as a speciality. Going to a funeral is bad at the best of times but when you have to go in at the back of the hotel and find a horrible bare freezing cold room it's not much of a comfort. The food was fine but the staff weren't good at refilling the tea and coffee and some people had a considerable wait. I had the misfortune to use the toilet and it was truly awful. The floor and walls were dirty and horrible and the floor at one of the cubicles was awash. The one I used had no lock on the door. I felt really sorry for the bereaved family who were presumably recommended the place by funeral directors.
