This is one of those places where you really wish you had had time to read the reviews before you booked... We were quite shocked with just how bad the place was. Without going into too much detail, we stayed here four nights and were counting down as soon as we arrived. We happened to be staying over a weekend, both nights of which there was a function on downstairs, with music blaring and people yelling into the early hours of the morning (we were not so much as informed of this on arrival).

The bed was solid and entirely uncomfortable, two of the four mornings we had no hot water at all, there were holes in the bathroom wall and paint peeling from both the walls and windowsill. What really topped it off was returning after a full day of exploring to find that the cleaner - who had come in mid morning - had not locked the door behind her when finished, leaving our room and belongings completely unsecured and unsafe. As absolutely anyone could have strolled into our room we were understandably unimpressed and not at all happy. This is the worst hotel we have ever stayed in and would not recommend it to anyone.

The rating is for the customer service, or lack thereof. We had booked a month in advance and paid a deposit, but when we arrived, we found that our booking had been cancelled. What really cannot be justified by the proprieter in this instance is that he sent us back out into Edinburgh at 8pm on a freezing night, where we didn't know anyone or where anything was, without an ounce of help to find new accommodation. We wandered for hours with heavy backpacks before we found an available hotel. Couldn't be more unimpressed. Didn't get our deposit back either.

Stopped here as no budget chains (ie premier Inn/Travelodge) had availability.
It was the better of a bad choice, and looks can be deceiving. From the outside, looks a lovely building, with a conservatory extension.
Poor parking, only about 10 spaces for 20+ rooms, however, there is street parking to the side of the building if you don't mind parking on the road.
There was a wedding reception on at the time we checked in, and we were reassured at check in, "don't worry, the music will be off at 11:50pm". A nice touch to manage our expectations.
The rooms - very poor, and in dire need of a deep clean or refurbishment. The bathroom shower was like a decontamination chamber, with a yellow basin, and a hosepipe for a shower.
Bed was not great, but the big stain in the carpet to the side of the bed (obviously from someone who had been worse for wear and thrown up) had clearly not had any attempt to be removed from the carpet. Room was at front of hotel and you could hear the traffic all night, and the music from the reception you could hear all night until midnight.
Breakfast - we were told it was continental only - Tupperware boxes of cereal, tea pre-made in a flask, and ancient toasters nobody could work.
Unfortunately i wouldn't recommend this - if you can afford it, pay more for a decent hotel. You definitely get what you pay for.

I booked this hotel without reading the reviews and would admit that, when I read them, I was expecting the worst. The reality was that it was nowhere near as bad as some of the reviews make out. Don't get me wrong - it is not great either. But it is relatively cheap for Edinburgh, and you get what you pay for. My room was very small, but adequate as I had booked a single. It was a bit tired in terms of decor but everything seemed clean. Very friendly greeting when I checked in and, when I enquired about buses, the owner gave me a day ticket which he had purchased earlier in the day and no longer needed - very thoughtful. Breakfast is virually non-existent and I had to buy something elsewhere; but it is made clear that it is only continental breakfast. So all in all it was ok. However, I doubt that I would go back. This part of Edinburgh is chock full of B&B's, most of which, I suspect, will offer better value and more comfort.

Booked This Hotel for my partners 50th back in April, for the Tattoo In Aug, 3 Managers are Barbara, Jay, & George, we were given our room up sets of stairs (no lift) The room was a disgrace, glorified cuboard more like, double bed squeezed, could hardly get up the side of it to open window because of the musky smell, curtains hanging off window, toilet/shower, the shower was in the room with clear glass, carpets were all fraid where joined, was soo upset returned to reception & gave reasons for not wanting to stay in it, told us they MIGHT be able to move us the nxt day,& it was a pity we had not arrived earlier, meaning sum1 else was going to get that awful room, we declined, we managed to get booked into another hotel yards away & it was lovely, we were charged £270 by the Northumberland for 2 nights,which we will fight all the way, as it was not our fault it was in the state it was, certainly not what is advertised on their Website ! we booked through Bookinng.Com. They did give us a 1 day offer of half our money back, which we declined, wanting a full refund, then told us all paper work was gone for August & could do no more for us, ITS A JOKE !!! Stay Away Folks !!! Will Let Yous Know The Final Outcome,

Cheap breakfast, stinky asda bread. Dirty marmalade jam. No water to drink on table. No room service. 60 pounds isnt cheap to a cheap service. Stinky towels. People did not come out even after ringing bells many a time ..... But george was helpful ...
