Lovely hotel, great location, good breakfast, good room with very comfortable bed!! The staff were extremely helpful and friendly. The hotel feels like it is family run, I would definitely stay here again.

The house itself is incredibly beautiful and the renovations and upkeeping can be felt especially in the lounge and breakfastroom as well as the library.
There is a 24h free Coffee Machine in the Business Room with an Option for Tea and Water (and some cookies that always get hamstered away).

The room we stayed in was very average and small. We don't know if all the rooms are like that. The room could have beneftted from a thorough cleaning (cobwebs near the ceiling and on the painting on the wall, pigeon dirt on the outer windowsill, yellow stains on the shower courtain etc). The bed was very clean though! The bathroom ist very beautiful and spacious and the whole room is cozy and warm.

The staff at the reception is very hospitable and serviceminded - always ready to help, no matter the problem. The B+B is also very close to the city and despite the rain we walked everywhere. The location ist fantastic.

Room Tip: On one side you can see Dean Village, on the other one the castle if you're on the upper floors.

Good service, friendly staff, furniture a little bit outdated,new town in a walking distance (25min)
would guess there is no better price/value available in Edinburgh when the accommodation is in a walking distance to new&old town

cosy, authentic and with smiling and serviceminded staf it's a perfekt stay for couples who wants the attractions near by. They offers free coffee, water and biscuits. Highly recommendable - thanks

Before the arrival they contacted me to know when I was going to get to the hotel in order to facilitate the check-in. They were very helpful and nice all the time.
The breakfast is amazing, with typical Scottish dishes.
