Omg our stay at the b/b was wonderful the staff, room, food, views were oitstanding we will be back i have told all my friends on our stay was magical and romantic at your hotel!!!!!!!cant wait to spend christmas and new year with you in the b/b

You walk in and the entrance hall should and does take your breath away. It is a unique and very special high Scottish Victorian industrialist's dream of class. The marble, the star case and the wooden panelling is just absolutely exquisite and only bettered by the Library upstairs on the first floor - so special, so untouched but still somehow lived in. This is not a place that is going to overpower you with its pretentiousness but rather just take your breath away. Reception is clever, it doesn't seek to match the hall but juxtapose it, sleek stainless steel and glass tables, state of the art iPads and it fits. As do the bits and pieces of modern art scattered around.
And that's good because it prepares you for the bedrooms which are ultra-modern, clutter free, musky colours and really comfortable.
The overall effect is that of a Malmaison Hotel but a bit more downmarket. Still as comfortable but not with the style. Especially not at breakfast which, honestly, is more hostel and Hotel de Art. Enough said?

We had never been to Scotland before and decided to use a tour company. The B+B Edinburgh was the hotel we started and ended the tour in. As it worked out, it was also the hotel we stayed in a few days before the tour and would have after if they had had room for us! The building once belonged to a wealthy newspaper man and it is gorgeous with carved wood everywhere and an amazing library for evening reading or conversation with other guests while enjoying tea or coffee or cocoa that is available 24/7! The staff is MOST accommodating. I was in need of some medical help on my arrival and they arranged everything for me with no fuss or bother. I would not have known where to begin! They also helped us with restaurant recommendations, cell phone conversation, and transportation needs. They even stored our bags for a few days while we took a side trip to the Island of Islay for a few days! The accommodation is up to date with TV and local phone calling available in room. Our room was small but very comfortable. Bathrooms were wonderful with white tile around, full bath tub, HOT water, nice water pressure in the shower, and substantial towels! The breakfast (included with your room) was both continental and/or hot from the menu...and the food was VERY good! There is also a cozy little bar near reception if you like a wee dram before bedtime without having to leave the hotel. The hotel location is within walking distance of the main street where shopping is. This street overlooks the park that circles the famous Edinburgh castle and is within walking distance of that as well...if you are up for it...and you should be in Edinburgh!

Room Tip: A special treat, ask for a room with a castle view. These are street side but traffic noise is low. Bring earplugs just in case!

Location - The hotel is within walking distance of everything. There is shopping, the old Dean Village, Edinburgh Castle, a huge variety of restaurants! Parking, though, is a pain. There are metered parking spots just at the end of the block that you have to put money in every few hours during the day. At night though, it is free parking. I think the meters stopped from 6m-8am. During the day, it is suggested to move your car to the parking ramp at the Edinburgh castle (unless you WANT to keep coming back to the room every few hours). This was the only negative.

Building - It's a fantastic old building. There is a large wooden entry that makes it easy to spot among all of the other fantastic old buildings on the block. Everything seemed clean. The elevators are quite small, though. So if you have a lot of luggage and many people with you, plan on a few trips. There are always the stairs! There is a small bar as well as the breakfast room on the first floor. There is also this amazing library with a fireplace and snacks and tea and, oh, it's just a perfect place to relax with a drink.

The room - We had a family suite because it was my husband and me as well as our 11 year old daughter. I have to say that the room we had was so much cooler than the pictures on the website! Really! It was all very clean and so spacious. It was a large room facing Dean village with a sitting area (convertible couch) first. A tall wardrobe/entertainment center divided the room as well as acting as a headboard for the bed on the other side. We had already pulled out the sofa bed when we realized what we thought was a closet was actually a tiny room with a bunk bed! The girl immediately claimed it and the sofa bed was returned to sofa status. The bathroom was large and white and clean. Ample supplies and room for the items we'd brought with us.

Service - Online - We had to change our reservations before we arrived and they were responsive and polite. When we got there, as with a traditional B&B, the door was locked but there was a front desk receptionist who let us in and assisted us. Once you checked in, you had the key to unlock the front door and could come and go as you please. They were very polite and friendly. Gave us suggestions for how to handle parking and helped with a couple food decisions. Breakfast was a large assortment of hot and cold foods as well as items you could order.

Overall, I would not hesitate to stay there if we're ever lucky enough to get to Edinburgh again and I would suggest it to every friend!

We spent a few days at the B&B. We've have stayed here last year and found it nice enough to stay again. The building has plenty of character. The rooms are on the small side and some needed a little attention in restoration but overall the rooms were nice, location was great being a short walk to Princess Street. The staff was friendly and the breakfast was good.

Room Tip: Close to the Edinburgh castle and Princess street
