“Amazing stay - Brilliant Value”

If your looking for a hotel that is reasonably priced but you want to keep all the luxuries then look no further.

Hotel had a great location near all the local attractions (the castle, the royal mile, close to many restaurants). It was in a quiet location where it wasn't busy ether.

B+B had the feeling of being very large and spacious but was also very clean and warm. The room was a great size (we where upgraded to family suit for no extra charge). We chose to have a room facing a cute little town on the rear as oppose to castle view. The view was still amazing from here and the bed was HUGE!!

Room had tall ceilings and was decorated tastefully, everything was amazing. (The bath was a little small though and the door had no lock!!)

Staff where friendly and helpful, getting the door for us almost every time on the way in, directing us to the lift and breakfast areas upon arrival,storing bags for us in reception on leaving.

The hotel was warm and felt very homley and cosy in the cold January month.

Me and my girlfriend adored the small library where (on request) a little gas fireplace was lit up and we could sit on comfortable chairs and sofas deciding what to do with our time or just relaxing playing cards.

There was also a coffee machine that we where free to use to make unlimited coffees or teas (all provided) and complementary buscits to have with...lovely touch that we took advantage of.

Room was cleaned every day (when sign was left out) and towels where changed for us also.

Breakfast was tasty and filling with more then enough options from a menu to be cooked to order or on a cold buffet bar. They even opened up the buffet early as requested, as we had a all day bus tour that started early morning. :)

We really enjoyed our little 5 night retreat here and would definatly recommend others to stay here if they are visiting Edinburgh.

We would like to thank all the staff for our lovely stay and maybe we will return one time.

We arrived for a short 3day break over the period the 6 nations rugby match was on,and what a buzz in the city. Having booked some months previously the B+B was fantastic with a great big room with lovely good decor, superb views up towards the castle. Shower room was a bit on the small side but totally adequate, plenty of hot water when ever we needed it.

The use of the library, with self-serve tea, coffee or chocolate (and the added bonus of yummy shortbread biscuits) was a really plus, to be able to chill and read after shopping was treat. Then the breakfast ...well this has to be experienced!.. a really wonderful spread for the healthy and/or not so healthy options catered for. The staff were all so friendly and willing to help. Thank you for making the trip so well worth while.

This was exactly what I was looking for, and at a great price. I needed a room for just one night to attend a leaving do in central Edinburgh. I used to live in the city, and still work there weekly. I knew I wanted to be near Stockbridge and Dean because I love this area, and short walking distance to Lothian road. Spotless room and bath, with plenty of hot water. Big telly, fabulous view over Dean village and beyond. We booked a small budget room, and were delighted to find a large bathroom with a tub. The room itself was luxury for the price. Nicely furnished and kept. £50 for a Friday in February. Lovely building, with lounge, library and a wee bar which topped off the evening nicely. Managed to feel like a getaway, even though I know the city well.

Booked this for a weekend away got a KJB deal which was for 2 nights, including breakfast for £98. We arrived and were given key to b+b so you can let yourself in and out as you please which is great. Not your average b+b though they have a great bar, library with couches to sit and relax and a great study like room with coffee machine to use as you please, printer to use and office type set up which is great to do work. Wifi throughout the b+b also free. Room was lovely, large and very modern, great sized bed and nice and clean. Loved the decor. Went with my boyfriend for the weekend and thoroughly enjoyed our stay staff were also very accommodating with ordering taxis for us and they also have a huge selection of local restaurants menus, which you can browse through and staff will make reservations for you, which is located in the library. Another bonus stupidly I left my jumper, tshirt and curling tongs which I left in a drawer which I never checked before I left! Phoned the b+b they happily posted all my items back to me free of charge. Highly recommend!

I know we were staying on the busiest day of the year (rugby 6 nations), we arrived after the match and were offered a choice of 2 double rooms; one small in the attic and another micro double lower down. We chose the attic as it had more character and slightly more room, but turned out to be a poor choice. The toilet took 20mins to fill before you could flush it again and a dribble of cold water came out of the hand basin (no hot), but the worse was to come in the morning - no water in the shower, after contacting reception they reset the pump and told me to wait a few minutes for the header tank to fill. 10 mins later a got 30 secs of poor water flow the first 15 cool! The second shower my husband took was warmer (not hot) and lasted just over 1 minute again not full flow. We did complain and were told that they do have problems with the pump and had since also run out of hot water!! The hot breakfast had plenty of bacon but other items portions were poor. They ran out of quite a few things on the buffet table and these were not replaced (the majority of the guests were large rugby types). The coffee filter did not filter the coffee! It was busy and staff looked hassled. The positives - location good just 3 mins walk from Princes street, clean comfortable bed, free tea and coffee upstairs. Generally thought it was very over priced for what we got and we have stayed many times in Edinburgh.

Room Tip: do not get an attic room

Dear Ellen, Thank you for taking the time to review. We are extremely sorry that your experience of B+B Edinburgh was not satisfactory - this is never our intention. The weekend you stayed, we were hit by a broken boiler coupled with very high occupancies due to the Rugby. We were unable to get a tradesperson to deal with the problem over the weekend and if the staff were troubled, apologies - they were delaing with the situation behind the scenes as best they could. This is by no means an excuse for poor service and we are truly sorry. We have had the boiler problem solved and would love to welcome you back to B+B Edinburgh to experience great hospitality and a beautiful building that we are all really proud of. I travel regularly to see my father in the Isle of Skye from Nottinghamshire and am always looking for a good place to break the killer drive. I have a Labrador Hector who can limit choice. We both enjoyed B&B Edinburgh so much that as we left, I booked in a week's time for the journey back!This is a genuinely dog friendly hotel but is also a very comfortable, stylish and friendly place to stay with a wonderfully central location in this beautiful city.warmly recommended whether you have a pooch or not. I fully expect to become a regular visitor and have applied for a loyalty card to ensure I get my free night once I've stayed six times!Only slight quibble was the lighting in room 2 was on the dim side and was difficult to read - bathroom lighting very bright .

My wife and I have just spent two nights here and enjoyed our stay.Breakfast was good ,rooms were clean and had everything you need.Had a view of the castle from our room (8) which was nice.Thought the tea,coffee and biscuits available on the first floor was a nice touch.The building is very old but in great condition and there are some beautiful features inside. A great place to stay and a good price.
