We stayed at the Alexanders Rooms for the Fringe and it couldn't have been a better find. Great location in Morningside, Keith the owner is so welcoming and helpful with tips and advice, and bedrooms are very comfortable indeed. A charming place to stay.

I have heard it said that you should never go back to a place you loved because the second time always disappoints . Whoever said this has not been to Alexanders Rooms .My first visit was in Spring with my son. This time my husband came as well and he agreed with us that this is the best B&B he has ever stayed in. Keith knows how to live . The rooms are lovely and Keith has the gift of paying attention to detail without being fussy or pretentious. It was great to come back to this relaxing oasis after a day in the crowded and lively atmosphere of festival Edinburgh. Keith recommended the Botanic Gardens and I spent a great day there. All the reviews have remarked on the lovely breakfasts, comfortable beds and little extras but I think that what makes this place so special is Keith himself who truly knows the meaning of hospitality. We will definitely be back

I stayed in this B&B with a friend for three nights during the festival and I couldn't have a better experience, that started with a welcome tea in the beautiful back garden (just because it was a bit too early to taste the whisky!)

Keith's taste in decoration and hospitality can be perceived in every little detail: carefully chosen furniture, very comfortable beds, ipad docks in the rooms, complimentary drinks, free snacks and fresh fruit always available.

The breakfast was a generous feast, always accompanied by some good music.

The area is a vibrant mix of independent cafes and local shops, and the city centre is easily reachable with a safe and pleasant half-an-hour walk, by bus or with an affordable taxi ride (£6 more or less)

I would definitely go there again and I advice everybody to have the same experience!

Stayed for 3 nights during the festival and the standard of the rooms and Keith's amazing hospitality made for a great stay at a bargain price. The breakfast was fantastic and it is the only establishment I have stayed at that has decanters of whiskey in each room complimentary! The beds were warm and comfortable and the flat was tastefully furnished throughout. Will definitely return again.

Man alive, what a B&B!! Stayed for 3 nights in Edinburgh for the festival and the B&B was incredible... Amazing, beautiful, large room with a wee dram of whisky on arrival! What a start. The owner Keith couldn't have been any nicer. Even bought us a bottle of fizz when found out we were getting married...

Breakfasts were great. Continental style. Breads. Croissants. Muffins. Cheeses. Hams. Wonderful Fresh fruit. Choices of cereal.

The best B&B I've ever stayed in my some distance. Can't wait to come back!

Location is incredible. Morningside is perfect for accessibility to city centre and a wonderful lovely area.

Also, there's free Tunnocks tea cakes at the B&B! What's not to love??!!

Brilliant stay! Can't reccomend enough!

Excellent stay at Alexanders Rooms. Keith is the perfect host: friendly, flexible, helpful, unassuming and sensitive to guests. The flat is beautifully presented, has period features throughout, and full of 'extras' e.g. lots of smart toiletries, dressing gown/slippers, snacks and whisky, and DVD player in each room. Bed is very comfortable too.

I found Morningside a good base - quiet but with atmosphere, leafy, and if you are into coffee, there are several independent coffee shops around here, and some good restaurants too. Very easy to get into town on buses, or can walk (about 25 mins).

Keith does a solid breakfast too, with a wide range of cereals, fruits and breads. Best thing is that you can eat in the beautiful walled garden... or alternatively, put your feet up there for a whisky night-cap on a warm summer's evening!

Finally, it was just me travelling - the solo rate is excellent value, particularly since the rooms are double anyway.

Beautiful room overlooking the garden, immaculately kept, excellent breakfast. Keith is truly kind and helpful - he even made sure we woke up at 5.00 to catch our early plane from Glasgow. I can't think of a single thing to criticize. Love Chris and Nunu
