Friendly hotel in good location within walking distance of Princess Street and not far from the Airport. I stayed in the only single bedroom with ensuite which was spacious, comfortable, clean and had free Wifi. Tea/Coffee was available in the room. Full Scottish breakfast was enjoyable, but you do need to request black pudding ! Staff friendly.

We spent a weekend here in October celebrating our anniversary.
We had a really lovely welcome by the owner who gave us lots of helpful information about how to get around town, as we had travelled up by train the hotel was in a perfect location for a car free weekend.
The staff were all very friendly, the breakfast was lovely and fresh and hot and the rooms were just right for a long weekend stay.
Thoroughly recommended.

We had a very pleasant stay here in the spring. The owners were very welcoming. Free parking was a bonus - bus stop was handy as it was just over the road and only 10 mins from the city centre. Beautiful building - light and airy and the rooms had lovely high ceilings. Very small bathroom but had everything you would need. Very comfortable beds - slept very well! Very pretty breakfast room overlooking the gardens - sat there watching the squirrels for a while. Breakfast was lovely - service was good and so was the food! We would defintely stay again when we visit Edinburgh.

Generally OK for a B & B, but is getting rather tired - worn carpets, cracked cup at breakfast, slightly dirty fabric bedhead. We stayed in room 6, which was OK for size and had a large bathroom. However, the shower was so weak the water almost needed help to get out the nozzle (but it was warm)! Room 6 faces the road, so there is some noise from both traffic and pedestrians. Wifi connection was OK on strength, but the connection speed was terrible, I gave up trying to use it a couple of times.

It's easy to be negative, so on the plus side; the location is good - we walked into the city centre each time, but there were buses just outside. Apart from as mentioned above everything was very clean, the towels were a good size, breakfasts were traditional, but well cooked. The carpark was a great bonus for a city hotel as many don't have them.

When you look at the cost you need to factor in two £2 surcharges if you pay be credit or debit card. The first is for when they take the first night when the booking is made, the second is for settling the balance.

If you go there, or anywhere near there, by car in the next few months beware the tram works! There are several closed roads, often with no signed detours and certainly our GPS kepting trying to route us back to the same closed road

Room Tip: Avoid rooms at the front if you are a light sleeper as it is a busy road at times.

Paid £91 for one night. 4 Star rating (both AA and VisitScotland) so thought it was a safe bet. How wrong. Advertised Wi-Fi in rooms - signal was too week in room 3 to be of any use. TV also had a poor signal, so half of the chanels didn't work. The bathroom was tired looking (though at least there was hot water). The real cruncher came with the noise from neighbouring rooms. Its not like people next door were talking loudly - you could actually hear them walking about the room! Walls must be paper thin. 4am when the neighbour started snoring really finished things off. I am not precious - but when you pay that kind of money at least a decent sleep without feeling like you are sharing it with your neighbours!

A good small B&B, clean and tidy, and with all B&B compared to hotels, sometimes a bit worn around the edges e.g.the odd worn carpet and mold, but generally not disappointing. Recomended despite the honest review above. Watch rooms 2 & 3, smaller and not very instulated. We had a snorer next door all night !!! Can't comment on insulation of other rooms.

Great location, free car parking and bus stop just outside to take you into city centre in about 10 mins (long due to tram works and diversions)
Very comfortable nice rooms and a good size, with a nice range of toiletries supplied.
Far better than some of the larger hotels I have stayed at in the city centre, and greater value for money.
Nice breakfast, and a wide and good choice available, cooked to order so be patient.
Highly recommended, and will be back.

Room Tip: maybe suggest a rear room we were at front and heavy traffic, but really did not notice it.
