The main reason for picking this hotel was the location as myself, husband and daughter were invited to a wedding at a nearby hotel. The location of the hotel is excellent, a 15-20 minute walk to the Royal Mile. The room we had was a triple room at front of the hotel, on the ground floor. We did not expect five-star accommodation, although clean, (towels and a bars of soap provided) the room was dated and in need of some re-decoration, large hole behind bathroom door, carpet patched up in the bedroom. We paid extra for the full Scottish breakfast, and was extremely disappointed by the service and the breakfast, although it was busy we sat at the only available table which was in the middle of a small room just opposite the kitchen, ignored by staff,not even a "hello" or what would you like? Fruit, cereal and fruit juice with large jug of milk on table, I then noticed menus lying on the table by the coffee machine, I then asked for porridge, also cooked breakfast for us all, we were offered toast but still no drinks, I had to ask for tea,no milk jug on table just had to use large comunal milk jug on table with juice etc,breakfast came, very disappointing, unsure if the sausage was cooked? the plates were collected from the table we were not offered further drinks or asked if everything was ok, just "are you finished". When we checked out we were not even asked if our staff was ok. We have stayed at a number of various hotels and b&b, wouldn't stay again or recommend it, which was a pity as it was in a great location and the hotel could be stunning if decor improved and the staff learned to smile and attended a "how to keep your guests happy" course a "hello" would have went a long way and doesn't give a good impression to visitors staying in Edinburgh.

Excellent value for money and so near the centre of Edinburgh. Bus stops almost at the door. Private car park. Clean and welcoming. Good continental breakfast, plenty choice, eat as much as you like. Wi-fi if you want it, I didn't, I was on a short break. Would certainly use this hotel again.

I was in Edinburgh for a week with my sister and nephew in February. We booked this hotel on the last day before departing from Boston (USA) with the plan that we’ll change the hotel after a day or so. Guess what...we liked this hotel so much that we ended up staying there for a full week. The room we were staying was very neat and spacious with fridge and microwave and coffeemaker. We could not have asked for a more helpful staff. From Check-in thru Check-out the staff was exceptional. The hotel offers a variety of options for breakfast for guests and we took full advantage of their offer. The breakfast was really good with lots of choices and lady in the kitchen was very nice as well. Housekeeper had a smile every time we would walk by and did a splendid job every single morning during our stay. The owners were wonderful and made us feel like we had been friends for decades. If you want to stay in a warm, lovely and comfortable place...this is it! As an added bonus, this place is close to everything which includes the famous “princess street”. I’m for sure going back to this hotel.

I called this B&B about 20:30 on the day of arrival. We had been busy all day and hadn't booked anywhere. I spoke to a lady who was very persistant in taking the booking, I said I would get back to her as we were looking at other places. She went on to call me back twice to see if I wanted the room, this turned out to be because the place was empty not because she was doing me a favour. I paid £65 room only. The best thing about this hotel was the carpark, however there was about 7 cars in when we left in the morning all of which had blocked each other in.
On arrival at the hotel, the woman I had spoken to on the phone was not even in the hotel and the receptionist had no info on the booking.
The room was ok, pretty cold as they had not turned the heating on as they werent expecting us.
We went out for dinner in the evening and walked for about 30 mins and still had not reached the centre of town, so not the best location.
Someone had made an attempt at cleaning the headboard but had made it look even worse. Bathroom was clean but shower had little pressure. The shower gel and shampoo provided looked pretty grubby and the door didnt close very well.
Not worth the money.

On arrival was greeted by lovley man who explained where we were and how to get to were we needed to be on a map .Showed us our room very nice only warm as we had an addional heater in the room, ground floor next door. Great to have a car park on site and a great bus service right outside .
Breakfast was fine as at home asually have ceral and yogart with toast there was pancakes scones hot cross buns and fresh and tinned fruit if you want a cooked breakfast there is an addtional cost .
We decided to stay another night and it was no problem we were just asked to mention it at breakfast once we had decided on our last morning although we did leave our room,we asked if we could leave car until later no problem value for money really

this is a nice hotel to stay in Edinburgh. It has free parking , close to a bus stop that takes you to town, breakfast was decent, rooms are clean and comfy. A little old but has character. Staff were very friendly and helped us in getting around. If you have reasonable expectations you will enjoy your stay

Stayed two nights. Frederick on reception was very friendly and helpful but double room we had was dark and dingy. Bathroom door didn't shut so a lack of privacy.Had to ask for fresh towels. Place smells of fried food. Noisy guests coming and going so don't get a room on the ground floor. No bacon at breakfast, sausages very grissly. Staff spoke good English but never saw the same person twice. On site parking a bonus and a good bus service into the city right outside the hotel. Wouldn't go back as rooms and food need updated as does the conservatory and kitchen.
