The guest house may not be at the heart of the city but is well located and has excellent rooms. The hospitality and the breakfast were very good. Value for the money spent. The guest house is about 10 minutes’ walk from Edinburg Castel and main city. Transportation connecting the guest house and the town is also available; bus stop is right in front of the guest house.
There are numerous choices of restaurant available at 2-3 minutes’ of walking distance. Enjoy night club! Then another plus point of the guest house it is near one of the know club.

Our stay was for the Welsh rugby match, so the price we paid for the room was probably more than double what we would have at any other time, which is understandable, Therefore I will be fair and rate this B&B against more typical prices.

First and foremost, the location is fab. Not far from the centre with buses galore. The journey to Waverly takes just over 5 mins by bus.

The staff here are very friendly. We called ahead to inquire about the parking as we would be driving. We were told that there were 4 parking spaces available. We used the last available slot. We left the key with the owners so they could move the car should they need to let others out.

We stayed in the small double room. The room was as advertised. Actually, the virtual tour on the guest house website gives an accurate indication of what to expect. The room is small, and so is the double bed & TV, yet there is plenty of storage space. This room, again as clearly advertised, is not en-suite. This was a first for my wife and I and took a little getting used to. Admittedly, if we were staying for longer than 2 nights, we would not have considered shared facilities, but for our short stay it wasn't a problem. The room was very quiet. We didn't hear another guest the whole time we were in there, which makes a nice change from some other, more upmarket hotels (including a Hilton!).

Breakfast was what you would expect. The highlight was the bacon though. Stunning! We asked the owner where he sourced it. Apparently from a small holding just outside Edinburgh where they keep their own animals. Best bacon I've tasted in years. Certainly better than anything you can buy in a supermarket.

I've rated this as 3 stars as i think it is a fair reflection overall, but the staff are very friendly and helpful. If the price was right we would stay here again, but in an en-suite room.

The guest house is situated perfectly to the bus station. The family room was spacious enough with a later built in bathroom. The double bed held simple mattrasses on a wooden board - perhaps a good way to sleep for someone who prefers a real hard substructure -certainly not our choice of bed. The breakfast was very simple. Short after the indicated end of breakfast-time the landlord opened the door wide to show us that it was time to leave...

Nicely decorated bedroom and breakfast area. Easy access to Royal Mile via bus routes just outside the house. Wi-fi available. Parking (as is typical for this neighborhood) is tight. Hosts were willing to hold the car keys while we toured during the day so as to keep our car on the outside thus ensuring that we could catch an early flight after our second night. They even set out a self-serve continental breakfast that morning.

We stayed here for a few nights in July. The owner Tania was friendly and the room was very spacious the bathroom was also lovely and newly fitted. A bit of extra effort ie. non of the bedding was ironed and the welcome tray was extremely sparse and the breakfast was below average. It only needs a few touches and this B&B could be worth a much higher rating, especially on the breakfast.

We stayed at the tania app in June. The accommodation were clean and tidy and the breakfast was quite nice. The owner came in several times and asked if we wanted more toast,coffee,tea or anything else. There was a bus stop right outside the b&b so you didn,t need to take your car. We booked a room with shared bathroom facility but on arrival we were given a Room with on suite . We enjoyed our stay there.

The guest house is located on a main road and has lovely rooms with the old 3 m high ceilings. The bathroom en suite is a late add on taking away some of the room. Storage for cloth and luggage is not appropriate for the room size. The windows are neither sound proof nor wind tight. Only common room is the dinning room for breakfast. The staff handed us
The key with a " room .. up the stairs " - not exactly a warm welcome.
If you look for an affordable place to sleep close to the city, it might be worth a try. Should you consider to spend some time "at home" there, it's not really comfortable.
