The guest house is situated perfectly to the bus station. The family room was spacious enough with a later built in bathroom. The double bed held simple mattrasses on a wooden board - perhaps a good way to sleep for someone who prefers a real hard substructure -certainly not our choice of bed. The breakfast was very simple. Short after the indicated end of breakfast-time the landlord opened the door wide to show us that it was time to leave...

Nicely decorated bedroom and breakfast area. Easy access to Royal Mile via bus routes just outside the house. Wi-fi available. Parking (as is typical for this neighborhood) is tight. Hosts were willing to hold the car keys while we toured during the day so as to keep our car on the outside thus ensuring that we could catch an early flight after our second night. They even set out a self-serve continental breakfast that morning.

We stayed here for a few nights in July. The owner Tania was friendly and the room was very spacious the bathroom was also lovely and newly fitted. A bit of extra effort ie. non of the bedding was ironed and the welcome tray was extremely sparse and the breakfast was below average. It only needs a few touches and this B&B could be worth a much higher rating, especially on the breakfast.

We stayed at the tania app in June. The accommodation were clean and tidy and the breakfast was quite nice. The owner came in several times and asked if we wanted more toast,coffee,tea or anything else. There was a bus stop right outside the b&b so you didn,t need to take your car. We booked a room with shared bathroom facility but on arrival we were given a Room with on suite . We enjoyed our stay there.

The guest house is located on a main road and has lovely rooms with the old 3 m high ceilings. The bathroom en suite is a late add on taking away some of the room. Storage for cloth and luggage is not appropriate for the room size. The windows are neither sound proof nor wind tight. Only common room is the dinning room for breakfast. The staff handed us
The key with a " room .. up the stairs " - not exactly a warm welcome.
If you look for an affordable place to sleep close to the city, it might be worth a try. Should you consider to spend some time "at home" there, it's not really comfortable.

I stayed in the single room at Tania Guesthouse in May, 2012, and was quite pleased. The room was small but clean; pretty much everything was exactly as advertised. The breakfast was generous and nicely served (although anywhere in Scotland I don't think they know what a good breakfast sausage is supposed to taste like; you want good sausage, go to Germany). My flight was delayed by a day and Tania was courteous and helpful with the late arrival. This is not an elegant or fancy B&B, but it's surprisingly affordable and the accomodations are clean, quiet and comfortable. Parking was a little problematic; they advertise room for four cars, but to accomodate that someone may have to move their car so you can back out. It's awkward, but people were nice about it. Distance and bus connections into downtown Edinburgh were outstanding, multiple buses stopped literally outside the front door and it only took a few minutes to get into the heart of the city. For price, cleanliness, courtesy and friendly hosts I would recommend it highly. I only gave it four stars because the parking was a bit awkward. Considering the generally high cost of this city, Tania Guesthouse is a fine value.
