We stayed here last October during Munster's ill-fated trip to play Edinburgh and for a rugby weekend it ticked all the boxes. Great location at the right side of town for Murrayfield, adequate rooms (nothing flashy), good food, good value (£89 a night we paid), late night bar and the staff were very helpful in assisting us getting to Edinburgh airport for an early flight and even laid on breakfast early for us - you just can't fault that. We had a room right at the top which is a trek for the elderly or infirm but if you don't mind the hike, the view over Edinburgh from your window is your reward.

The hotel is located in a very nice area, close to the city. The architecture of the house and houses around is beautiful...traditional and vey well maintain.
Just imagine that this hotel was a house for a family! Stay there enjoying the high ceilings, the decorated walls, the traditional furniture...and enjoy the big stairs to go upstairs to have a lovely breakfast with an amazing view to the park in front.

Great Location. Value for Money. Clean. Lamp Shade in the bathroom got dislodged from the ceiling and fell on my sister's head. Thankfully she wasn't hurt but it could have been a nasty accident. We got the top floor room which is a fair hike without a lift - can be a issue for elderly guests.

this is a fine building in a great part of Edinburgh. The rooms are spacious with lots of light but the rooms on the top floor have damp walls, the bathroom is not clean and springs in my bed were broken.
it's a shame. with a bit more love and care I'd give this 4/5 stars.

This hotel is located in the west end of Edinburgh, a short walk from the Haymarket train station and close to bus routes. It is in a Georgian row house, with a very attractive front. The public areas of the hotel are also attractive; the dining room (for breakfast) is large. Breakfast is Continental, with an assortment of cereals, some fruit, cold-cuts, toast, etc. There's a large assortment of good restaurants nearby.

Unfortunately, for me, that's the end of the good things. The remainder of this review will have to apply only to my room. It's possible that staying in any other room in this hotel would provide a better experience.

My room occupied 2 floors (this was no problem - I knew about it in advance) with the bathroom on the ground floor, and a short flight of stairs up to the bedroom. There was plenty of hot water, once I got the staff to turn the hot water on. The sink in the bathroom was very small, and both spigots were loose. The bedroom was a decent size, and faced the back of the building, to their garden. This resulted in no traffic noise, a good thing. Unfortunately, this was spoiled between 10:30 and 10:45 PM both nights I was there, when some heavy container was dragged out the back, and the contents (all glass it seemed) dumped into another bin. Both the dragging and the dumping were very noisy. The bed was lumpy - the mattress really should be replaced. There's probably no insulation between floors - the sound of walking from the room above was loud, and unfortunately, the person there was a restless soul, and did a lot of pacing.

Although I liked the building, the staff, and its location, I felt that this particular room was grossly overpriced. For not that much more I could have, and should have, gotten a larger room on an upper floor. But who knew? I would be willing to give this hotel another try, but only if I could stay in a room on the top floor.

We stayed here for 2 nights over a weekend. Loved the fact it was a proper old Georgian house with many of the original features. We had a beautifully big twin room in the Gods, views across the city roofs towards the hills. We are relatively fit but those stairs were pretty exhausting with luggage...or after a night out! It was walking distance of the City (which is what we wanted) but not at the price of a city centre hotel. The buffet style continental breakfast was adequate and the staff were very friendly and helpful. Will stay here again when returning to Edinburgh.

We stayed two nights in early June. We had a nice big room on the top floor... up 71 steps.. no lift, with views accros the west end to the Pentlands. ideally suited to everything in the west end +Princess street & Royal Mile, very good continental breakfast.
