We got a fantastic deal for a mini suite with prosecco and truffles, afternoon tea, a three-course dinner and breakfast. The service was fantastic and the staff were sufficiently attentive. The hotel is small and chic and certainly has a lot more personality than most. Also, it was only a couple of minutes walk into the very centre of the city; so, great if you want to do anything in Edinburgh. The room was beautiful and had modern facilities. The food was just amazing and we were so pleased to have it all included in the price quoted! We would love to go back - especially if the same offer was available!

My husband and I stayed here for a long weekend without the children in a mini suite on the top floor and it was really lovely. It's certainly good value for the quality of fit out and breakfast compared with the larger hotel brands you could stay at. I read quite a few reviews before going and was a little concerned, but most of my concerns were not realised. The walk to Princes Street is just over 5 minutes. We walked to the Castle over the other side of town and it only took 15 minutes at a relaxed pace. You can get a taxi over that way for about £7. The breakfast was very good and you were served at the table, which was a nice touch, rather than buffet style. The bed was very large and comfortable.

There were only a few downsides. The smell of cooking does still seem to permeate through the hotel even though the chimney has been lined, which did bother us a little, but it wasn't a disaster. As it is a smaller, boutique hotel the noise from the reception does travel, but there wasn't too much noise so again it wasn’t a big problem. The wi-fi did not work very well / at all in our room, which was a bit annoying. That said, all told it was a really nice stay and the staff were friendly and helpful.

A tip for the management - I recommend getting a sign with the hotel name on it. I dealt with the booking and my husband spent the first day or so genuinely thinking the hotel was called "Hotel Brasserie"!

We booked a room through with an Itison voucher. The room was small but perfectly formed. I would have liked to have upgraded but the hotel was full. The bed was very comfy, and room nicely appointed. Bathroom was tiny but more than adequate. The offer included dinner which was very pleasant. Unfortunately we had to return 2 different bottles of wine, they really were not palatable. Breakfast was delicious.

Location was good, easy walking distance into town. Staff were all friendly and polite. Keeping our luggage through the day after check out was a big bonus. Thank you

I would stay again, though would try to stay in a larger room.

Small but perfectly formed!! Stayed here for two nights recently and could not fault this hotel. Room was compact but had everything we needed and was really comfy. The staff were friendly and helpful but the star of the show without doubt was the restaurant. The food was simply outstanding and will last long in the memory. Highly recommend a visit and would not hesitate to return.

We have just returned from Edinburgh after a wonderful one night stay. Beautiful room and very pleasant staff. Dinner was outstanding! Whoever the chef is, don't let them go!!!! We have, over the years travelled all over the world in some very fine restaurants and I would say that dinner was stunning at No 11.
There is however, an earlier bad review which should be removed from Trip Advisor. Such a shame that a person can get away with such insults and also theft. I would have them removed from Trip A and charge them with theft.

Arrived at the hotel for one night 14th March the hotel is not in the centre of new town it's a good 15 minute walk from shopping centre. On arrival we were warmly greeted at small reception and shown to room which was on 3rd floor (no lift as small hotel). The room was no 10 and was lovely but very small we had booked executive room but I don't think this was case we never questioned it as was only for night. The room was clean but only off putting thing was smell from kitchen which was strong in the room bed was comfy we had breakfast in the small dining room which was nice and the staff again lovely. If like me you like george st then this hotel is not for you the location lets it down the street it is in is not the cleanest and at first you would not see hotel as at top purely for location I would not return but for charm and lovely staff I giving it 9 out of 10

Only there for meal. Used vouchers so price very reasonable. Full price might have been a bit pricey. Food was lovely, service was good,and atmosphere great though almost empty when we arrived, but filled up later. All in all a great evening
