“Under new ownership”

I booked to stay one night here in order to attend a course in Edinburgh. Initially I telephoned to make some enquiries which were answered very well, and I later booked via their own website. Upon arrival, the areas of the B&B were explained to me and I was shown to my room and advised how to contact the hostess if required.

The room was very comfortable and clean in addition to being kept at a very comfortable temperature. I had a wonderful nights sleep. There was an en-suite in the room and tea/coffee facilities, wifi access, an alarm clock, desk, telephone, wardrobe and bedside table. There were toiletries provided in the en-suite. On the desk, there was a book providing information about Edinburgh and things to do in the city and an information booklet about the hotel. At the front desk, there is a wealth of information leaflets - very good.

There is also a bar area which is open 5pm to 10pm.

The breakfast in the morning was wonderfully cooked, and I throughly enjoyed it. Check out was hassle free.

I would recommend this B&B without hesitation but please do be advised that whilst there, I was told that it is under new ownership, having been bought over in January. They are closed now for approximately 3 months in order to 'do up' the B&B and when they re-open, they plan to call it 'number 11' - keep that in mind if looking to book to ensure you locate the correct place.

The place is just around the corner from Edinburgh playhouse and about a 10 minute walk from the train station - though I used taxis as I haven't been to Edinburgh in a while and having no sense of direction, I'm liable to get lost very easily!

We booked two rooms for our family as the family room was taken. This cost a bit more for a short break, but was worth every penny. The location was great, the breakfasts were brilliant, especially the haggis option, and the rooms were lovely with nice high ceilings. The Campbells were lovely too and I would highly recommend staying here over cheap chain hotels, if you want to enjoy your Edinburg visit.

We can not wait to come back!!! The hotel was spotless, clean, room serves was excellent, cannot fault the staff, very welcoming made our stay comfortable. The breakfast was brilliant each morning and filled us all day to see the sights of Edinburgh. The hotel was in easy reach of the city centre, about a 10 - 15 minutes walk. The owner was very happy to give us information on the sights and what was going on in Edinburgh at the time of our stay, which was very helpful as we had never been before. He told us about the Edinburgh festival fireworks was on and they were amazing, I would recommend people to go it was really good!!!! could not have asked for a better stay and we will be back next year!!

We booked this Hotel for my Birthday weekend. I was glad to see on arrival that it was just round the corner from the Playhouse Theatre, loads of Italian Restaurants and a short walk to City Centre. Location wise, the hotel is perfect.
When we arrived we were shown to our rooms, ours was on the top floor, quite a walk after a few too many but the building itself is really beautiful. Our Room was small but not cramped, very cosy. The decor is lovely too.
At night we had a few drinks in the bar before heading out, the owners were lovely, had a laugh and they were quick to recommend the best and worst places to spend a night, which was most appreciated.
The breaksfast really does set this Hotel apart from the others! It was Fab! We chose what we wanted the night before and it was cooked specially and delivered to thetable when we serviced. Much better than a cold buffet station!
All in All i really recommend this Hotel, great value for money!

Great value and very welcomed! the location is around the corner fromt he Playhouse theatre, a short walk tot he centre, I love Edinburgh! There was a wide choice for breakfast, I was impressed as to meeting individual needs as required. This was my birthday treat and also recieved a proposal of marriage from my boyfriend which he had organised a bottle of bubbly at breakfast! The room was clean, comfortable and warm. We felt we had privacy and secure within the building as the hotel was locked and only those staying could gain access. We are now planning to return next year with my children as I want them to experience Edinburgh, plenty to see and do here. Thank you John for your warm welcome and catering to my surprise

We were delighted to help out with your requests and are glad that everything worked out.
Unlike the larger chain hotels- the smaller independent hotels like ourselves can usually manage better with personalised requests. The guest is a person and not just a room number.
We will continue to try and offer our guests that little bit more .

We booked this hotel through the internet the night before our stay, We arrived early and was pleased to see the parking (street) was free at weekends ,a rare thing for Edinburgh .our room was ready so we were able to leave our things and head up town for some lunch.The room was small but clean ,all we needed for one night stay.The breakfast next morning was fresh and vast ,Overall it was a pleasent stay although the decor could do with an update , We would return to Clan campbell again .

Thank you for your review. We are glad you enjoyed your stay and that you were happy with the breakfast and the early check in. The double room you were in is our largest double and most people are happy with the size of it. As it is a Georgian building- it cannot be made any larger. We have a continuing programme of renovation . As most of our guests understand, there is a balance between contemporary and 19th century Georgian, Thus the bedrooms have a fresh contemporary look and the main foyer has an older look to give people a 19th century Georgian townhouse impression.

The Clan Campbell Hotel was like our home for the three magical days we spent in Edinburgh in June this year. It's just a 10-minute leisurely walk from Waverly. Set in a Victorian mansion, the ensuite rooms are spacious and tastefully decorated. They come with all the usual amenities, including free wi-fi. The sumptuous breakfast prepared by the hosts, John and Ursula, is delicious. Perhaps the most wonderful thing about this place is that the hosts really seem to know how to take care of you. Quite reasonably priced, this B&B is perfect for the backpacker, family vacationer or even the budget conscious honeymoon couple. We'd love to stay there again.
