The lobby is average in size but functional and due to our late arrival from the US, the staff invited us to eat our take out in the lobby. The rooms have been renovated recently and offer bright and cheerful furnishings. The bed was very comfortable and the large bath with a tub shower combination was excellent. The location on Princess street is good for access to shopping, dining and a short walk to the Castle. The Huxley next door permits charges to your room and offers a good breakfast and a place for a drink at the end of your day. The staff is very accommodating with directions, maps, and recommendations. I recommend the Rutland for stays in Edinburgh.

The penultimate destination on the Grand Tour and the only place where we had no car. We had dropped the hire car at the airport and got the 100 bus into the city - dropping us 2 mins from the hotel! The room was fabulous - great bathroom, loads of space, internet access great, lovely furnishings and even in heart of the city (opposite end of Princes Street from Waverley) we had 2 great nights sleep. The location meant we could walk to everywhere. The team at The Rutland were very helpful and were very attentive. We had a few drinks in the bar there, The Huxley, good range of drinks and good value. We would thoroughly recommend The Rutland as the place to stay if you are visiting Edinburgh!

The airport bus is so handy for getting to us and a car is definitely not necessary in Edinburgh city centre!

Partner and I stayed here on a Sunday night for ease of getting to work in the morning.

Hotel is in a great location at the end of Princes Street. Plenty of shops, restaurants, bars etc around.

The girl on reception was very friendly when we checked in and when we popped in and out of the hotel. The room we had was absolutely gorgeous but unfortunately there was a problem with the air con. This was quickly rectified by being moved to another room.

Can also recommend the cocktails in the hotel bar.

We really are in a great location to get to anywhere in the city centre, and with a view of the castle too, we truly are spoiled!

Our staff take pride in ensuring each and every one of our guests feel special during their stay and will always do their very best to find solutions to any small problems.

You will be glad to know we have recently had a new air con system fitted which cools our rooms beautifully, so this will not be an issue next time.

We just returned from a week in Scotland and we stayed in the Rutland Hotel for one night while in Edinburgh. Our room had a view of the Edinburgh Castle and although this boutique hotel is on a busy street our room was VERY quiet. The young lady who checked us in and out was so helpful and nice (Sophia). We would definitely stay here again and hope to visit Edinburgh again soon...there is just so much to see and do!

Room Tip: as for the room with the castle view!

My husband and I stayed at The Rutland for five nights during our European honeymoon vacation and had a fabulous time!! The hotel is in a great location at the end of Princes Street and is just a quick (although steep) walk away from Edinburgh Castle. The hotel itself only has 12 rooms, which allows for personable service -- Sophia, one of the front desk girls, was always asking us how our day was. We stayed in room 8, which I loved -- it doesn't have a view of the castle, but it was spacious, clean, and comfortable. We got complimentary wi-fi, daily newspapers, and muffins upon arrival, which were DELICIOUS. We also dined at Kyloe our first night, and it was spectacular (the cow artwork is hilarious. I wanted to steal the Starry Night one). And, we ate at The Huxley several times, which was superb -- get the spicy beef tacos, the potato wedges, and the Mexican burger. Overall, our experience at The Rutland was extraordinary! I would recommend it to anyone travelling to Edinburgh!

The first thing to say is please don't be put off by the outside appearance of The Rutland, as once inside you'll literally find an absolute gem of a hotel at a very reasonable price. We stayed in room 6, which had a view of the castle, a spa bath, air conditioning, a plasma TV on the wall and beautiful decor and bedding. We visited Edinburgh to celebrate our silver wedding anniversary and upon arrival we found a complimentary bottle of champagne in our room on ice!
All the staff we dealt with were very friendly and polite, to be honest most of Edinburgh's people were the same, the breakfast was five star standard served in The Huxley, a fantastic start to both our days. I wouldn't hesitate to recommend this beautiful hotel, an amazing place.

My husband and I had a one night stay at The Rutland before our Windsurf cruise. A boutique hotel, it is small, but our room was comfortable and a nice bar and restaurant was an added plus. The staff was extremely gracious. A stay here was well worth it.
