The lobby is average in size but functional and due to our late arrival from the US, the staff invited us to eat our take out in the lobby. The rooms have been renovated recently and offer bright and cheerful furnishings. The bed was very comfortable and the large bath with a tub shower combination was excellent. The location on Princess street is good for access to shopping, dining and a short walk to the Castle. The Huxley next door permits charges to your room and offers a good breakfast and a place for a drink at the end of your day. The staff is very accommodating with directions, maps, and recommendations. I recommend the Rutland for stays in Edinburgh.
