Thoroughly enjoyed our 2 night stay here. The hotel was what I expected having researched their own website and other reviews. Good sized room even though it was just a standard room, with comfortable bed and nicely decorated. Muffins a nice touch and fresh milk for the tea. The staff were very friendly and helpful. The location is great for walking around the city - close to the centre which does mean there is some noise late at night at the weekends. It didn't stop us from sleeping well, though. You need to be aware that there are only 12 rooms and each is slightly different - ie some have baths, others only showers, some have views of the castle and others at the front may be noiser. So if you have a preference you need to specify when booking. We had a lovely meal in Kyloe's - the hotel restaurant (yes I can confirm the Chocolate Pave is heavenly!). Just needs a new carpet on the stairs and a little touch up in places to make it perfect.

We have just had a new carpet laid in the stairwell - it was indeed starting to get a bit worn. (I suspect it was a result of all our running up and down them trying to burn off all that chocolate pave we can't seem to stay away from!)

Hotel was in a fab location, good bar located next to it which is worth a try - Huxleys. Free cupcakes, use of straighteners etc which was a nice touch. Rooms modernly decorated. Staff friendly. However wifi a bit patchy, room far too hot, window wouldn't open and air con not great so very stuffy. Quite expensive hotel too! Prefer tiger lily or missoni.

First, the quibbles, which keep me from giving this full marks: the faux-French Renaissance furniture was insubstantial and silly, the muffins good but not that good, heater noisy and lighting by beds hard to reach, the barrier between that lovely tiled shower and the rest of the bathroom about a foot too short to keep the floor dry--little details like that. However, I could look out my window and know the people staying at The Caledonian across from us were likely paying at least twice what we were, even those who didn't have our glorious castle view. The staff was excellent, professional, warm and helpful, both at reception and at the bar and restaurant, where we enjoyed wonderful food, drinks and service at reasonable prices. Overall we loved the feel of this small hotel, and the location (by St. John's on Princes Street and with easy public transportation to the airport and other sights) was unbeatable. We would definitely stay there again.

Stayed here for a short three night visit, picked this hotel after reading favourable reports on trip advisor.The hotel is perfectly located in the west end, at the end of Princess street and just a short twenty minute walk to the castle. Boutique in style with no frills. Bedroom comfortable with good bed, flat screen Tv, mini bar and tea and coffee making facilities.good sized bathroom with bath and shower.awe took breakfast in the bar area one morning and thought it was just average as was our experience of the hotels steakhouse restaurant.the reception staff were very professional and polite. There is a taxi rank just outside the hotel which is very useful. George Street with its great restaurants and shopping is a ten minute walk away. We ate out at Tigerlily on George Street and had a wonderful meal with great no fuss service. Other recommended restaurant would be The Witchery by the castle. Only twonegative comments about the hotel. Our room, no 7 was directly above the kitchen, and the extractor fan passed right by our window and proved a little noisy. WIFI is free to use, but it is a messy system where you have to input a long code every time you use it and a different code is needed for each appliance. iPad, lap top, mobile. Not the end of the world, just frustrating, having to find the small piece of paper that the codes were written on and then having to enter it every time. Would we stay here again?
Yes, but only if we were guaranteed a room at the rear away from the extractor fan noise!

Spacious rooms in a convenient location close to the Edinburgh Old Town. The staff members here go out of their way to be helpful. The one problem is a wireless setup that seems like it was designed to be difficult. Each device requires its own complicated code (good luck if you have, e.g., a laptop and iPad and hope to use them both). The connection is slow and the sign-on experience is unnecessarily frustrating. Hopefully management will address the issue promptly.

The Rutland hotel is in a great location and the staff are very friendly and helpful. The rooms are nice but the public spaces, especially the carpets/stairs are starting to get worn. General cleaning is good, there could be a little more attention to corners, walls, ceilings. Parking was a bit of a fire drill if you don't want to pay to park at the Sheraton but the staff was very helpful in helping us figure out how to negotiate it. Next time I'd take a taxi in to Edinburg and pick up a car on the way out. Dinner upstairs was terrific, breakfast downstairs not so much. Lots of good places locally for breakfast.

Room Tip: Tell the staff your needs and they will pick the best room they can for you.

The staff at the Rutland could not have been friendlier. We are 2 families with a total party of 10 traveling. The restaurant recommendations were perfect and breakfast at the hotel perfect. The "boy's" apartment accommodations a hit
Location good. Definitely would stay again
