Stayed for one night during the festival, fab room, very spacious. Very quiet considering the tram work outside. The staff at reception and the bar area were very helpful and very cheerful.
Would definitely consider another stay here.
One point, an observation rather than criticism, please use better quality bacon at breakfast ( rather fatty and streaky ). But I would recommend this Hotel to friends.

Check in was super quick and receptionist was really friendly ( think her name was isabel). We were given room 10 which was a corner room facing Frasers department store. The current tram work outside was not a bother at all. Room was decorated in a gorgeous funky purple and it was very spacious.

Shower splashed the floor a bit it otherwise it was functional. They supply ghds in all rooms which is a old touch.

Overall a good nights stay.

Stayed for one night during the Festival. Booked a castle view and was not disappointed. We were in room 11 and both the view of the castle and the room were wonderful. Massive bed which was the most comfortable I have ever slept in with the most comfy pillows ever (in fact I now have to find some of that make so I can have one at home). Although we were over-looking the street we heard next to no noise whatsoever from the traffic passing by outside.
Enjoyed breakfast very much and also enjoyed some wonderful cocktails in the evening when having a wind down after a hectic day at the Festival.
Everyone was so friendly - from the decorator (who was working there) to everyone in the bar to the girls on reception (special mention to Claire - who is an absolute delight).
Cannot comment on parking as we did not drive - but the airport express bus stops practically right outside (West End stop)
Loved the quirky nature of this little gem of a hotel and would not hesitate to recommend it.

Stayed for two nights in the Rutland apartment. Absolutely fabulous from decor to spacious bedrooms, lovely living room and well equipped and beautifully designed kitchen. We are two adults and a 19 and 17 year old and have travelled around Scotland for the last two weeks. Most accommodation was OK, some not so good but the Rutland Apartment had the only real wow effect. Can't recommend it highly enough. On the downside there is no parking which was a pain but manageable and one of the boys slept on the pullout couch in the living area and there were no Curtains on the French doors to the garden - yes there's even a garden with funky furniture and lighting.

We booked a room for three. It turned out to be room number 1 (with disabled access) and we found ourselves in a spacious very nicely decorated room with an enormous shower. But it also had the most impractical smallest wash-basin I have ever seen. This room had airco and practically no noise from the street below. Good complementary tea, coffee and milk. Very charming small hotel.
The service was outstanding. The hotel perfectly situated around shopping streets and 100 meters from drop off/pick up point for the airport bus.
We had a lovely dinner but breakfast was very disappointing. Enjoy it elsewhere or stick with the croissant and jam!.

This is a real gem for anyone visiting Edinburgh. The rooms are fantastic with some real individual touches and very comfortable. The service is exemplary - the bar is a great place to chill out. The biggest downside is a lack of far parking but that is hardly a unique problem in Edinburgh!!

Stayed here for 2 nights the end of July, Ended up with room 5 which was a castle view, can imagine has a bit more of an impact when there isn't any road works surrounding the hotel, sort of ruined that we had paid extra for a view, not that the castle wasn't in view or anything. From the moment we got to the hotel we were made to feel special and a special thank you to Isabelle who made our stay, very helpful and made us feel really comfortable. Love the little glass lift up to the rooms and my other half kept constantly telling me he wants to decorate our front room the same.. Not sure black would look right in our front room. Our room was fantastic, jacuzzi bath was really good, even my other half used it, with some of the lovely toiletries on offer, took me a little while to figure out the taps and how to use the shower head beware before turning it on while in bath take it off the wall. Found the mini bar which seemed reasonable but didn't use any of it, nice little extra that I've not normally had in a hotel in the uk. Only downside to our room, and this s the only fault I can think of is that there isn't many plug sockets and when I was making a brew had to plug it into the socket on the floor and sit on the floor to make it. Other than that it was amazing. To say its in a busy location it was so quiet at night, slept so well. Bed was soo comfortable.
Went into to restaurant one night and the steak was some of the best I've ever had, and I like my steak.. Was quite expensive but we got 20% off for staying in the hotel.
Hotel is in a really good location brilliant to go shopping and easy for buses to get around the city.

Room Tip: Castle view was really good room 5 with the jacuzzi bath is a must.
