Spent a very cold, wet weekend here but thoroughly enjoyed it.
Great location, only 10 minutes walk to George St and Princes Street (if mainly uphill). As i said we had terrible weather but fortunately there are many bars and cafes en route to stop off and warm up!
Beautiful old building and although we'd heard that some of the rooms were small ours was very generous and comfortable, though the en suite shower room was on the small size. Both our room and the public areas were very well kept, both in decor and cleanliness.
Breakfast was ample, well presented and delicious. If i had any complaint it would be that the TV reception in our room was terrible but, as i don't go away to watch television, this wasn't really a problem. All in all The Ardenlee is excellent value for money.

My husband and I stayed here for 2 nights in June, 2004, and found the place to be delightful. We had a lovely, good-size room, with tiny but adequate bathroom ensuite. The furnishings and artwork in our room and the rest of the public areas were tasteful and of good quality. The location was not right "downtown," but in a nice quiet area of the "new city" part of town, and an easy walk to everything. Breakfast was the usual "full Scottish," but there was also yoghurt and other lighter "fare" as well. The price was very reasonable. The only problems we had was our bed, which was a little softer than we prefer, and the lack of knowledge of some fairly basic local information by at least one of the managers. We would definitely recommend the Ardenlee Guest House for anyone wanting quiet accomodations in a small place in Edinburgh, and at a reasonable cost,

We stayed at the Ardenlee Guest for 5 nights in June 2003. Our room had 2 twin beds & a sink. The bathroom is out in the hall and we shared it with a single room. Our room was very small but clean. It has high ceiling, matching curtains with bedspread. The bathroom is also clean & big. The location was great, right off the Handover St. several blocks from the Princes St. It's in a nice neighborhood & within walking distant to the local restaurants & bars. It's 15 minutes walk to the Royal Botanical Garden. Breakfast was served in a nice room on the first floor. It was full breakfast cooked to order. The only draw back is that the service is verrrry slow. If you want a hot breakfast, don't expect the food in 1/2 hour after you place your order. There were cereal, fruit, yogut out on the dinning room table. There is a paid phone next to the entrance. There is no phone in your room. There is a TV, hot pot to broil water for tea or coffee. There is one towel & a small bar of soap per person for our 5 nights of stay. So make sure to bring your own shampoo & shower gel. Overall, the guest house is good value for the money in a great location. Taxi to the airport is about 15 pounds. It's worth it if you have luggage.
