I stayed at 24 Royal Terrace for a couple of nights in early September. I occupied a single executive room, as I was travelling alone.

I always try to choose handsome, historic boutique type B&B's when I travel - and in the sorts of location I'd like to live in if i actually lived in the place in question. 24 Royal Terrace fits this bill.

Situated in a handsome Georgian Terrace on the northern slopes of Calton Hill - with views over towards formal gardens and trees at the front, and with rear facing rooms over-looking the lovely, terraced rear garden. The accommodation is just minutes walk into town - both the Old and the New Towns.Also close by is Broughton street which is convenient for eating your evening meal. A shop full of small independent shops, bars and restaurants.

A professional and courteous welcome on arrival, and on each occasion I had any contact with front of house staff. My room was a single: small but sufficient for my needs, and with a lovely garden view. Breakfast was very well catered for, with a quality menu and plenty of choice, both cooked breakfasts and continental style. All quality ingredients and beautifully presented.The bar area in which guests take breakfast is also a public bar in the evening - albeit very quite and pleasant.

It's not a cheap hotel, but well worth the cost it if you are looking for handsome, well situated and quiet accommodation for your Edinburgh stay.

Spent one night here on a recent visit to Edinburgh. Gorgeous boutique hotel, got upgraded to a feature deluxe room, which was very comfortable. Lovely roll-top bath, Smeg fridge and everything you could possibly need for an enjoyable stay. Breakfast was very good and staff friendly and accommodating. Great location, just a short walk into the city centre and all the attractions. Just wished we had stayed longer! Will definitely return. Highly recommended.

We have just returned from a one night stay ( not long enough) room 7.
Gorgeous room, everything we needed . I asked for a fan and got one within 5 mins .
All staff are lovely .. the building is very quirky with amazing art.
The breakfast is tasty and very filling ..
We loved the quiet location and will def stay again
Much better the larger chain hotels we usually stay at.

This hotel is a great place to stay when visiting Edinburgh, within easy walking distance of Waverley station and the York Place tram stop from the airport.

24 Royal Terrace is on a quiet street within easy walking distance of central Edinburgh. The hotel is roomy and beautifully decorated. The owner is an avid art collector and there are some fantastic paintings that decorate the hotel, the vast majority of which are also for sale. This gives the hotel a unique and personal feel. The rooms are large, the beds comfortable, the en-suite bathrooms are pleasingly roomy. Great care and attention has been taken to ensure that the guests are made to feel at home. This is a hotel where you will receive great personal attention - forget any thoughts of a corporate style and instead think boutique style.

The food is excellent! it is fresh and tasty and the menu caters well for all palates.

To the rear is a garden that gets plenty of sunlight during the day. This backs onto the public park on Calton Hill from where a great view of Edinburgh can be had.

An extra bonus point is parking for those coming by car. Edinburgh parking is notoriously difficult but Royal Terrace is one of the few streets where a space can usually be had without problem.

A great stay!

This was my 4th stay at 24 Royal Terrace, but I've stayed in the building every Summer for the last 12th years, it's lovely to see the building now owned by someone that appreciates the building's history but isn't stuck in the past when it comes to providing the service in a 21st boutique hotel. I've described it before as old World charm with a modern edge. At number 24 you're be treated as someone who's visiting your home from home and that's what I consider it, my home from home. The service is personal, right from the moment you leave your taxi and a member of staff greets you and brings your luggage into the beautiful building. The 1820 building has been beautifully restored and is now also a gallery of the most impressive modern art collection. The rooms while retaining there original features are 21st Century when it comes to comfort and accessories. There's a wonderfully stocked bar and their Full Scottish Breakfast are the perfect start to the day, while the enclosed garden is the perfect way to unwind after your day.
Holyrood Palace, Arthur's Seat and Waverly train station are within walking distance, but if you wish you can book a taxi at reception. Yes it doesn't an elevator, its a 200-year building with lots of stairs, but the staff will bring your bags to your room and the views of Firth of Forth from the upper rooms are impressive and there's a selection of rooms on the lower levels. The staff are friendly and attentive and will make you feel at home. I stay in a lot of hotels, but none I would consider as my home from home, I look forward to returning to number 24 and I've already booked up and suggest you do the same... here's to celebrating the 200th Anniversary of the building in 2020!

Room tip: There is a selection of rooms on the lower levels, but the upper rooms have excellent views and the rooms themselves are really impressive.
