“Good Value”

For £65 on saturday night it was decent value,It was clean and warm which is all a expect at that price.10-15 minute walk from city centre or £6 in a private hire cab back.Bed was not great but ok for one night.

First impressions were not great - the location and entrance was not welcoming at all. However things did not improve. The room was tiny and freezing. Dirty curtains and thin bedding. The owner was doing improvements which meant we also had no electricity. The hotel walls are paper thin so you therefore had no privacy whatsoever and we were woken with the hotel improvements. We then decided to go out, hoping that the work would be finished by the time we got back.
It is a 10-minute walk to the city centre but the hotel is located in an area where I didn't feel safe at all.
Finally, on arrival back the hotel was still freezing and we just couldn't stay a minute longer and re-booked an alternative hotel. It is a budget hotel so you do get what you pay for, but I have stayed in hotels far better for the money. Probably worth maximum £35 per night.

I've stayed 2 nights in this place with my sister. We are Thai in our early 30s and travelling a lot all over the world. We went to Edinburgh to attend a wedding ceremony so we just look for some reasonable place to sleep.
I must say this place has impressed us with a great hospitality of the owner and his wife, they are very very helpful. It is family own business but runs professionally I must say! The place is clean and the bath room look modern, the pressure of water is excellent (I'm quite fuzzy about this ;-) Good size of room, good quality of duvet. I paid 25GBP per night (excl. breakfast other wise just add 5GBP pp ) but what we've got here is more than what we expected for UK standard!!! Also it is quite a good location. easy to reach to the old town about 15 minutes walk or 5 mins bus, almost every bus goes to that direction. There is a supermarket near by if you missing something. The only problem we have got in this place is there are very limited parking space.
All in all we enjoy the stay and we highly recommended it!!

It is nice experience of living in this Cambridge House, Edinburgh. My room was on the second floor, the room was very clean and nice. The bathroom had a window upabove, so it was good-lighted and no bad smell at all. Plus, the shower was great. What's important, it is not expensive at all. With that price, it's totally worth it!

Room Tip: I love my room on the second floor.

This b+b is basic but was fine for us as we were only really in the room for sleeping. The room was small and very very hot, even with the radiator turned down and the window open. It was clean and tidy enough although there was a stain on the duvet covers. Had to pay extra for breakfast which we ended up not having as breakfast was served between 8am and 9am only even on a Sunday.
The bathroom again was small but had everything required. The shower was amazing and the bathroom floor was heated. The owners seemed friendly enough and were helpful on arrival. This b+b is fine enough if only staying for a night in Edinburgh.

Me and my wife stayed here for a few nights to visit edinburgh. We were greeted at the door by a lovely man who showed us in, sorted our paperwork and helped us up to the room with our bags. He told us that him and his family our on site and available 24/7, however for the rest of our trip we never saw anyone but heard them all behind closed doors downstairs, unsure if we were permitted in there, they looked to be kinds of lounges/dining areas. We did not eat breakfast here. The location is fine, nice but a bit of a walk to the centre of town so we caught taxis and the number 11 bus runs along the top round into town. The rooms, there are only 3, are clean and nice but small. Complementary toiletries but poor tea/coffee selection. The rooms can be cleaned daily if you hang your sign on the handle. The problem is the noise, the main door is on a latch and your room key opens this, but going in and out causes such a clatter throughout the whole building. If the room next door to you speaks you can hear them, uses water and the entire piping system groans in your own room which proves loud at night. However apart from the noise, it was a pleasant stay but we would not return due to location. Edinburgh is quite hilly and was a bit tiresome.

We stayed in Edinburgh for one night and found this B&B. It would have been great; it had a good location, parking, clean and tidy, friendly owner and the room was good. However, it was far too hot, even when we turned the radiator off. Unfortunately there was a boiling hot heated towel rail in the bathroom that seemed to be the culprit and we couldn't adjust it.

It seems a small thing and for some people it wouldn't be a problem but for me it meant I had a poor nights sleep. Still, Edinburgh was great!
