“Central, decent hotel in Edinburgh”

I've stayed in this hotel a number of times, always on the same occasion - that of the Ireland - Scotland rugby international during the Six Nations. It's central - about 3 minutes walk from Waverley Station, at the end of Prince's Street. It's big, but not too big. The rooms are what you'd expect from a big chain - decent and clean. The bar's fine, if you want a quiet drink before hitting the town; its food is OK, but you'd be better finding a nice restaurant. All in all, it's a great place to stay if you're in the wonderful city that is Edinburgh.

We spent 2 nights here in early July whilst visiting friends and family, with me arriving by car and my wife by train. The stark and dirty 1970s concrete exterior of the entire St James Centre at the east end of Princes Street is looking very tired these days, but the King James Hotel is clearly hanging on and managing to maintain commendably high standards within. As two Edinburgh exiles who know the city well, we chose the hotel mainly because of its superb location and we were not disappointed. Edinburgh's main rail station, shopping, restaurant and breathtaking tourist attractions are literally on the hotel doorstep, so that the car managed to remain in the reasonably priced car park throughout and my wife, who has some difficulty in walking any distance these days, was able to happily walk to the hotel from the rail station and then to roam the city centre shops on foot as far as she needed. Rooms are a little compact, but well furnished and ours (on the 5th floor) was well maintained and clean, as were the public areas. Sound proofing, both internal and external leaves a little to be desired (although there was a major police incident on Princes Street as we arrived, so perhaps more sirens than is normal), but this is an older city centre hotel and my experience of external noise in similar London hotels isn't really any different. Our room looked out onto the derelict and less than inspiring old Scottish Office building - wrapped most impressively in chicken wire these days to stop it falling down and really a bit of an eyesore, but a quieter vista than those rooms facing directly onto busy Leith Street. As there is no air conditioning and it was a warm weekend (in Scots terms),we left the window open overnight, which amplified some of the noise, but not really an issue. We didn't eat in the hotel (why would anyone do so in the midst of the Scots capital's magnificent international restaurant quarter?), so I can't comment on catering and we saw little of the hotel staff other than the friendly and professional front desk team, oh and the piper playing his bagpipes on the front steps. In summary, despite external appearances, this is still a good mid-range hotel in a very convenient location, that is well worth considering as long as you aren't worried by external aesthetics, expecting a picturesque view from your window or easily disturbed by the noisy and exciting hubbub of a major European capital at night! I will happily return here at a future date.

Room Tip: Possibly avoid those looking out onto Leith Street.

We do boast a fantastic location and as you allude to, this can bring it's drawbacks in city noise if you are not used to it, but again we can usually allocate rooms away from the street if our guests request it. We do work hard to ensure that our rooms are spotless and that the team offer our customers the most fantastic service - we believe our guests experience is driven by this desire to ensure they have a wonderful stay.

Have stayed on several occasions over the past twenty or so years and can say for me it is always a pleasure staying here good clean rooms and a hearty breakfast is always had .

I am surprised to see it has such low rankings on Tripadvisor !

Within a few minutes walk from Waverley Station and just off the famous Princes Street and within a short walk to the Royal Mile, this hotel is perfectly situated to visit some of the the most popular Edinburgh attractions, including Edinburgh Castle, Holyrood Palace, various museums and art galleries.

The double room was spacious and clean and we could see Carlton Hill from our window which was quite a bonus.

The hotel is within the St James shopping centre complex which was very convenient for us because we had breakfast in the coffee shop in the Centre.

A pleasant stay overall.

We came back yesterday following a two night stay with breakfast. I cannot fault the hotel at all. Nice helpful staff, clean room and lovely breakfast. We will certainly stay here again.Close to many attractions.

Kings James Edinburgh, was clean, rooms adequate, they lacked air con, although there was a ceiling fan, sadly it did not work. Noises with windows open. Restaurant food was poor little choice. If you stay here the staff are friendly, I would recommend you dine else where, just use the hotel to sleep in this centrally located hotel.

Room Tip: Choose a room at the rear, normally they're quieter

Thank you for your review of your stay with us. I'm glad you found our hotel to be in an ideal location and that you found our rooms clean. It is the case that being in the city centre causes extra noise in the evenings but as you suggest we are happy to allocate rooms to the rear of the hotel for guests wishing to do so.
The ceiling fan in the room should have been working for you, our reception team would have been happy to rectify this for you if you had been able to let them know.
I'm disappointed to hear you found our restaurant to have little choice - we have our new Thistle brand menu in place now offering a range of dishes and we also operate our own market menu which chef prepares on a daily basis. We offer this additional menu as we have many repeat stay guests and we wanted to offer them a little more choice.

I've stayed here a few times now and it is a well located hotel, the rooms and beds are clean and comfortable but some can be on the small side. The car park next door is very convenient and only £6 overnight. I will stay again when next in Edinburgh

We are very centrally located and the house keeping team work hard in making the rooms clean for all our guests, We do have lots of different sizes of rooms some are much larger than others, but I am not sure which one you stayed in when you were with us. I am pleased you found the parking so reasonable too; we have a great deal with the car park next door if you cannot get a space at the hotel itself. We have had great feedback about our breakfast too, so I am glad you enjoyed it!
