“Perfect location, nice rooms”

The location is perfect - you are 10 minutes walk to anything, and situated between George Street and Rose for pubs and restaurants. Shopping is right around the corner.

I stayed here for a weekend with friends and had two rooms. They had a 'twin' room which was perfect - one double bed and another twin in a separate area of the room, they had lots of privacy and the room was nice and big. We stayed in the double, flat screen tv, minibar, and a nice bathroom - fairly large room as well. The decor is really nice, and it's nice and quiet - we didn't hear any noise.

There isn't any parking at the hotel - but we found free parking on Great Kings Street from Friday night to Sunday - only about 4 blocks from the hotel.

The letdown was the front desk staff - useless. We asked for a recommendation of a nearby pub that had great Scottish food and her answer was 'i don't know what you like'...really? Another time we asked the price of a tour and another girl said 'i don't know' (no offer to look it up etc) and handed us a pamphlet - the price was on the front. Not friendly or warm at all - a real downfall. Also - wifi only works in the lobby which wasn't ideal.

hotel perfectly situated,walking distance,~ 10 minutes from major attractions.A very good hotel & would recommend it .Room - twin was actually 2 adjoining rooms - warm & clean. Downside was no restaurant or even bar. The breakfast across road was at cafe rouge, normally a good place to eat (in Cardiff) but the "full English breafast" was luke warm, served on an ice cold plate. That on a cold Feb morn is not desirable! We had it only the once using one of the many cosy little cafes near instead. Apart from that we would be happy stay in this hotel again.

Arrived and found good parking free from Friday evening to Sunday in Geeat Kings Street. About 5 minutes walk. George Street is next to Rose Street and so much to see in evening. Hotel was so well placed a taxi if the weather is bad and your on the royal mile in minutes. Value for money the breakfast was excellent Full English.

This is a 4 star hotel without bar or catering facilities? Breakfast is provided in the french Cafe Rouge across the street.
Our room, 301, was clean and fully equipped but the large 3 bay window to the street is single glazed and was dripping with condensation which naturally gave the room a cold feeling when the heating was off. Also traffic noise from the cobbled street made sleep difficult.
Breakfast in the Cafe Rouge was a fixed menu and the same each day with one english fry. No self service of cereals, fruit or breads. Staff were friendly and helpful but the cafe is not 4 star standard.

I ended up at the Frederick House Hotel after the hotel i booked in Edinburgh for my 4 day stay over New Year (Richmond House Hotel - dont stay there) double booked me and I needed an alternative hotel.

The hotel is very nice and the staff were very polite and efficient. The rooms had everything that was required and were cleaned on everyday of our stay. Admittedly the view from the window wasn't great on the bottom floor but I was booking the room at the last minute before Edinburgh Hogmaney so can't complain if I didn't get a room with the best views.

Breakfast was included by being given a voucher to use Cafe Rouge accross the road which we were more than happy with (although my waistline not so much with a fry up each day).

The location is great right in central Edinburgh a couple of minutes walk from Princes Street. There are several bars and restaurants located in wihtin stumbling distance on Rose Street.

All in all I am very happy with our stay and would definitely recommend the hotel to others and most definately would stay again.

Room Tip: The view from the bottom floor isn't great and the walls did seem thin so I would avoid these if...

We were going out for lunch in Edinburgh and by chance found a deal on this hotel last minute. I managed to get Bed and Breakfast on a Sunday for£45. We arrived and got checked in by a friendly young man without any issue. The room was spacious and had everything we required. The pillows were rubbish but the bed was comfy. The next day breakfast was served across the road in Cafe Rouge which was ok.
All in, I was pleased with the hotel- modern and just what we needed for one night. Amazing value!

We stayed at The Frederick House Hotel for 3 nights while we toured Edinburgh. The location is excellent for accessing all tour facilities or just walking around. Lots of restaurants and shopping nearby. The staff was very helpful and professional. Our room was comfortable with an extra bedroom. We thought it was great value. Breakfast across the road at Cafe Rouge was OK.
Service was slow and staff rather dour.
