We stayed for one night, to go to a graduation at the University. The hotel is in a prime location, on Princes Street, just round the corner from Waverley Station and the bus stop for the airport express. We had two rooms, a double (room 550) and triple (room 558) and they were both clean. The double was rear facing and quieter than the triple, which faced onto Princes Street... although it was noisier, it had the spectacular view of the castle and over the park. Beautiful.
We paid the extra £10 each, to have the breakfast option. Standard buffet fair... it was okay. The only downside to this hotel is the beds. We all said the mattresses need replacing.
