We visited here for our honeymoon. The reception is actually located on the first floor up a spiral staircase which I can see why people wouldn't like this The staff were always friendly. We were upgraded to a castle view room which definitely had a wow factor to it.

Breakfast was self service. Ranging from cereal, toast, etc to a fully cooked breakfast.

We did have a couple of issues. The room was too warm, even though the heating wasnt on. The window only opened a little bit due to safety reasons which didn't offer much fresh air. Obviously the hotel is on Princes Street which can be noisy especially as Waverley Station is opposite so trains run late and are noisy. There was also the sound of noisy pipes which were situated in the room.

I would stay at the hotel again, but not in the room that we had.

The hotel is situated a short walk from the main railway station where the Airport express busses also drop-down. With great views overlooking the Castle you can enjoy a good breakfast in the dining room. It is close to all the City Centre attractions. However, the roadworks outside will be continuing until 2014 so you cannot get anywhere near with a car (or coach for that matter).

Sadly, breakfast is the only redeeming good feature. This is a tired and dated hotel with poor rooms and poor facilities. It has not seen a "lick of paint" in years. My wife and I stayed for 5 nights which I would not recommend. The small room had no furniture to speak of other than a desk with 2 upright dressing chairs, and an open-faced cabinet that the TV sat on. The cabinet had 2 shelves, one of which was broken but no drawers. There was no chest of drawers in which to unpack clothes, and a very small single width wardrobe. This had the trouser press fitted inside attached to the rear. This meant that clothes did not hang straight - and you could not use the trouser press. Actually it had a label on it saying "Out of Order Do not Use".
I asked for suitcase stands (the folding type) but was told these could not be provided because the room was too small. We lived out of suitcases on the floor for 5 days.
There was no fridge or cool box provided so our milk sat on the window sill. (The windows had to be kept shut because of the very loud aircon units outside)

On one afternoon I decided to read a book in the lounge. However, the lounge is actually the bar end of the dining area. There is no separate "quiet area", and afternoon tea is served in the bar. It was impossible to escape the intrusive "musak" which is loud and all pervasive. This led to my giving up and returning to my room.

You could not meet clients or colleagues in this environment so it is not suitable for a business stay.

Overall, this is a disappointing hotel. It would be OK for a one-night only "crash and dash" but don't think about it for an extended stay.

Room Tip: The best rooms are in the Premier Inn next door.

My husband and I have just returned from our weekend stay. The room we had was on the front, with amazing views. It was clean and comfortable. However, I do have a couple of negative points. Whist waiting to check out one of the girls completely ignored us, she was obviously busy doing something on the computer, but an explanation would not have gone amiss. As for the card/security to use the lift etc... a bit annoying but I can cope with that. What I did not think was very secure conscious was after returning for the day to pick up our bags that we were kindly allowed to leave, we were told yes just help yourself. We entered the cupboard and could have taken as many bags as we wanted. The guy on reception had never seen us and we had never seen him. We could have been anyone, and could have helped ourselves to several cases. Surely these should have been checked? Apart from this we thought the staff and service was really good. We will definitely be back.

The hotel has a great situation if you are travelling by public transport. It is a 5-10 minute walk up the hill from Waverley Station and just around the corner from the AirLink bus service to the airport. The tram construction works are outside the hotel. There are no public car parks really close to the hotel. The entrance to the hotel is grand and the reception area is great. The hotel is right in the centre of the city with great views to the castle. The hotel is central for walking along Princes Street or over to the Royal Mile in the Old Town or back to the New Town.
There are two issues with the hotel - the bedrooms and the customer services from management. Firstly the rooms are tired. This is fine for a 3 star hotel but the rooms are not of a high standard and needing refurbishment. I have included some photos including a long hair in the sink as well as scuffs on the wall and dampness in the toilet. It is a shame as it seems that the rooms have had little or no investment on them over the years. Budget hotels would be similar rooms but not charging the same prices for the rooms. I did explain the position with the room condition to the lady on reception who was very sympathetic and apologised.
The other issue with the hotel was with the senior management. I had an issue over a split in the booking which meant I had to pay premium prices - definitely not worth it or value for month. The duty manager on the evening was completely unhelpful and unsympathetic to the position and that there was nothing he could do to help as the computer said no. He was professional but lacking in any form of empathy with my position. We have used Mercure loads recently across the UK and their staff on reception are generally very helpful and accommodating but not on this occasion at Edinburgh.

There is a great view across Princess Street Gardens and the Castle from the breakfast room. Breakfast is fine.

If you get a budget hotel price for this hotel then I would recommend it. However, the hotel is not worth paying premium prices.

Room Tip: Rooms at the front have the best view but may be noisy.

The hotel is situated in a perfect place, to enjoy both old and new town.
Rooms are ok for a 3 star in UK.

Have stayed here twice now. the first time the room was at the back of the hotel and there were no views. in fact not nice views. 2nd visit fantastic views had a room on the front of the hotel overlooking Princess street gardens and the castle.Couldnt ask for better. the inclusive breakfast on both occasions had a wonfderfull view overlooking the gardens etc. the staff always try to seat you with a good view. breakfast was not too bad it could be a little hotter it was just luke warm. it does depend on other guests to put the lids back on the containers to keep the food hot. would be nice to have Haggis at breakfast like other scottich hotels we have stayed in. the toaster needed to be turned up a bit toast was white? Service was excellent throughout the hotel. you will not be dissapointed with service or help. rooms well kept and wonderfully clean and serviced. very close to waverley station you can walk it in less than 5 minutes. and it is central to every where you want to visit. iit.s only 1.8 miles to walk to the top of arthurs seat. and minutes to the royal mile. Wifi throught the hotel would be a good improvement
