We visitied the Kingsway for three nights and we wished we could have stayed longer. Lizzie and Gary made us feel at home right from the start and they both providied us all the information we needed for our visit to Edinburgh. The Kingsway is easy to access if you are driving and they offer free off-street parking in the back. Our room was spacious and light and it was very quite. Terrific restaurants were within walking distance and the Royal Mile and other Edinburgh sites were an easy bus ride away with the bus stop about a block away. The breakfasts were terrific and varied each day. We had a wonderful stay and would make the Kingsway our home on our nedxt trip to Edinburgh.

My husband and I booked the Kingsway Guest House in September 2012 based on Rick Steves' review of this B&B...and what a great place it was! Lizzie and Gary were the best hosts, so friendly and accommodating. Our room was charming and the bed was comfy. The bathroom had been updated and was very nice with the large shower. It was a nice little touch that you could pick your breakfast selection, which includes a hot, cooked breakfast, pastry, or a "take-a-way" option (if you will be up and out the door early in the morning) the night before. The meals were excellent, and if the day's special calls for Belgian waffles, make sure you select it. If my husband and I get the chance to visit Scotland again, we will be sure to stay at Kingsway! Thanks, Lizze and Gary!

When my husband and I were planning our trip to the UK, he said to me, "If we're going, we have to go to Scotland." We decided to make Scotland our first stop and upon the recommendation of Rick Steves' guidebook, we booked our room at the Kingsway.

Here is our review:

PRO:
*Bathroom (or En-suite as it's called in the UK) in each room: Our bathroom was great! Very modern, room to move around, AMAZING shower!
*Comfortable bed: while a little on the firmer side than we're used to, it wasn't an issue for us at all. No stiff backs or backaches for us!
*Nice touches: kettle for tea or coffee (tea and coffee included!), hairdryer, TV and DVD player, clock radio that you can sync with your iPod, free wi-fi.
*Great breakfast options: Just fill out the breakfast form before you go to bed! You have the option of the special or a traditional English breakfast. There are also buffet items like cereal, fruit, yogurt. Coffee, tea, juices, water, milk are also available. Each room has their own table which is such a fun little touch! If you have to leave early due to a flight or a tour, let them know the night before and you'll get a little take away breakfast!
*Tour booking: Lizzie was kind enough to book a tour of the Highlands for us. They picked up down the road from the B&B and dropped off relatively close, too!
*Amazing staircase: I raved about this staircase every day I was there. Adds such charm to the place!
*Maps provided including bus lines & taxi services: The B&B is about 1.5 miles (about a 40 minute walk) off the Royal Mile. On their business card they include a map, as well as bus route information. So handy to stick that in your wallet for future reference.
*Quiet & safe location: not a lot of street noise at all! We got very restful sleep and also felt very safe walking at night in the area.

CONS:
We can't think of any! (honestly!)

We highly recommend this B&B! You won't be sorry!

We stayed at the Kingsway Guest House during the Edinburgh Fringe festival, and thoroughly enjoyed our stay. The rooms are nice and clean, there is free wifi and the breakfast each morning was delicious. Icing on the cake were the owners, Gary and Lizzy, who were simply fantastic. We warmly recommend this to anyone looking for a great B&B in Edinburgh.

We thoroughly enjoyed our stay at the Kingsway. We had booked at another small hotel, and upon arriving found the room to not be suitable. We were pleased to find another hotel and were more than pleased when we checked it. The room was very pleasant, delightfully decorated, and squeaky clean. Gary and Lizzie are great hosts, knowledgeable about the city (and its buses). We also appreciated the off-street parking. Gary's breakfast was very good. My husband gave him A+ for poached eggs. We highly recommend the Kingsway Hotel.

I had a wonderful time at the kingsway guest house in Edinburgh.
Lizzie and Gary were genuinely fantastic with their hospitality and service. The peace and tranquility was unlike normal Bed and breakfast places and the complimentary breakfast was sumptuous. They even offered an early takeaway breakfast at 3.00 am!

We booked into Kingsway approx 1hr before rocking up to Garry & Lizzie's. Even with such short notice, they were very happy to help us & made us a cup of coffee & tea whilst the room was prepared for our stay. During this time, Lizzie just about gave us EVERYTHING on Edinburgh so we could decide what to do in such short time there (24hrs). The room was so clean & tidy, it was a delight to stay in. We took up all their recommendations & we were happy with them too. Breakfast was really nice & freshly made... top job !! Having travelled from Australia and driving all through the UK it is hard to find another B&B like it !!! I highly recommend Kingsway...
