Stayed here for a long weekend, arrived lunchtime and was able to check in. Location is ideal, short walk to the centre of town and the fringe. Rooms are comfortable and clean, my only gripe would be the pillows are not what they could be (personal preference). Staff are friendly and helpful. Plenty of choice for breakfast. There were a couple of minor niggles, but they were dealt with as expected.
Will stay here again!!

we arrived at 1.30pm and were able to check in straight away room nice and clean bed comfy towels white and thick and changed every day. The view wasnt much to write about it looked out on to a block of offices but it didnt spoil our opinion of the hotel.We only had breakfast there was good selection of juices,cereals,fruit and pastries then cooked breakfasts to order as much toast and coffee as we wanted the toast was hot and the coffee was good.We went on the royal yacht well worth a visit as was The Real Mary King's Close. We will go back to this hotel on our next trip to Edinburgh

Room Tip: room 402 didnt have a good view and the bathroom quite small but the bed was so comfy

Hotel was well located for a city break close to both shops and royal mile, only 10 minute walk away. The breakfast staff were very nice and accommodating...one day we had very early morning tour and continental offer, including plate of ham & cheese. Next day, the hot breakfast was good and service was as well. I have to agree with others in that parts of hotel was worn...but it was clean. Only complaint...we were put in a "J" room....which meant we had to take elevator to top floor and then down stairs...receptionist said only a few....it was 31! With luggage this was a pain, we are fit enough, but some ladies in front of us were older, so we helped them...would have thought reception would have provided someone to help them! However, overall good experience.

Room Tip: Request a Non-J room

Great location, loved the climb and views to Calton Hill. Lobby entryway was consistently littered. No one available to help with luggage and golf clubs. Breakfast was so so. Rooms were ok. One of our friends fell in the shower and the front desk person handled it well.

Average hotel that could be better, great location.

Stayed here again recently and it delivers as it always has. It must be noted that nothing in the room has changed since my first visit 6 years ago. The bed was comfortable, the windows open to catch a cool breeze on a hot evening and Monika in the restaurant is still as friendly and helpful as always.
The water pressure in the shower is excellent, even though it's a shower over bath which are so popular in Britain. This room had a shower curtain which stuck every time I turned around but these are minor things.
The location is the best part of this hotel, it's quiet and the rooms fairly roomy. I will definitely stay again.

The receptionist on the 22nd July night had one of the worst attitude I have ever encountered. It was bad enough that we could not change our horrible room (do not stay in the basement floor!) but she had to add in a horrific attitude too!

Right in the beginning of us coming back from a long and tiring tour of the highlands , we asked about the room switch and she immediately accused us of not arriving at the reception the morning to confirm the room change even when we were absolutely sure the person in the phone the previous night did not mentio we had to.

Horrible attitude , room isnt great , trust us and please avoid.

I came across this hotel via the internet whilst searching for an overnight stay in Edinburgh. I wanted a hotel midway between Waverley Railway Station and the Playhouse Theatre. This hotel is ideal - a 5 minute walk in either direction.

The hotel surpassed all expectations.

We received a warm, friendly and professional welcome from reception staff. Enjoyed coffee in the lounge with cosy armchairs and peace and quiet. The room we had was small but ample for an overnight stay. The hotel and rooms in general are a credit to the housekeeping staff and were spotless.

We enjoyed a pre-theatre dinner in the hotel restaurant 'MP's Bistro' and it was faultless. Again the staff were friendly and professional.

The hotel will not suit you if you are looking for somewhere 'lively' - it doesn't have a Bar as such but if you are looking for a great location, at a great price with good food and a quiet area to relax - then this is ideal for you.

A mention though - if you have mobility problems then whilst the hotel is fine - the location from the hotel to Leith Walk is very, very steep.
